Parade to Showcase What’s Hot in Home Building AHBA Presents the 54th Annual Parade of Homes The Acadian Home Builders Association (AHBA) is proud to present the 54th Annual Parade of Homes showcasing the latest in home building design and products. This year’s event will feature 34 newly constructed homes in 23 subdivisions in Lafayette and the surrounding cities, all built by state-licensed AHBA builder members. The Parade of Homes will be held on Saturdays & Sundays, April 9th, 10th, 16th and 17th from 1:00 p.m. to 6:00 p.m. Houses included in the Parade exhibit the hottest trends in architecture, floor plans, building materials, and amenities. Architectural styles range from traditional New Orleans to Mediterranean, French Country to Caribbean. Some homes are also furnished by local interior designers, showcasing on trend art, furniture and accessories. Square footage and prices range from starter homes to palatial estates. This event is the perfect opportunity to see what’s new in home building, whether you are in the market to build or buy or are just curious. Parade homes are staffed by the builders and their real estate professionals, so it’s also a great chance to ask questions about creating or finding your dream home. The Parade of Homes is a self-guided tour where ticket holders can view as many homes as they like in any order they choose. Tickets are just $10 each and include the official Parade of Homes Guide Book, which contains pictures and descriptions of each home, builder profiles, and a map. They are good for all four days of the event, so you have plenty of time to visit all of the houses. Tickets for the Parade of Homes are available during regular business hours at Lafayette locations of Doug Ashy Building Materials and at Home Bank branches in Lafayette, Carencro & Broussard. Lafayette, La. April 6, 2016 - The REALTOR® Association of Acadiana (RAA) took action to help those devastated by the flooding in North Louisiana. At least 35 REALTOR® members lost everything from this historic flood. The RAA felt the need to give back to those fellow REALTORS® and understood the importance of binding our communities together and represent what it means to be a REALTOR®. Susan Holliday, RAA CEO, stated, “Our members are absolutely amazing. When we asked them to donate to help our colleagues up north, they did so without any hesitation. We were able to pack a U-Haul from all of our members’ generosity. It is truly a humbling experience.” Several RAA Board members loaded up the U-Haul and headed to Monroe to extend a hand and bring all of the items collected. The Northeast Louisiana Association of REALTORS® were waiting to help unload and itemize the donations for their members to pick up. Alice Clark, CEO Northeast Louisiana Association of REALTORS® advised, “Words are not adequate to express our thanks and gratitude to RAA for helping our members and their clients who were impacted by the devastating floods, recently, in northeast Louisiana. Q: A LITTLE OVER A YEAR AGO, I BOUGHT A HOUSE FROM A BUILDER I HAD NEVER HEARD OF. I WAS HESITANT, BUT DECIDED TO GO FORWARD WITH THE PURCHASE. FOUR MONTHS AFTER I CLOSED ON THE HOUSE, I NOTICED SEVERAL PROBLEMS. I CALLED THE BUILDER, AND A FEW WEEKS LATER, HE CAME OUT AND TOLD ME HE COULD FIX EVERYTHING. WE WROTE OUT A LIST OF WHAT NEEDED TO BE FIXED, AND WE BOTH KEPT A COPY OF IT.
Q: MY HUSBAND AND I ARE IN THE PROCESS OF SHOPPING FOR A NEW HOME, AND OUR REALTOR HAS RECOMMENDED THAT WE USE A CERTAIN LOCAL LENDER HERE IN LAFAYETTE. WE AREN’T SURE WE WANT TO USE THAT LENDER. IS IT UNUSUAL FOR REALTORS TO RECOMMEND ONE LENDER OVER ANOTHER?
ABOUT TWO WEEKS LATER, THE BUILDER CAME BACK AND MADE SOME OF THE REPAIRS, BUT NOT ALL OF THEM. WEEKS WENT BY, AND I DIDN’T HEAR ANYTHING ELSE FROM HIM. HE WOULD NOT RETURN MY PHONE CALLS, AND WOULD NOT RESPOND TO MY CERTIFIED LETTERS EITHER.

IN FACT, THE ONLY RESPONSE I GOT FROM HIM WAS A ONE PAGE LETTER DETAILING THE WORK HE HAD DONE. OF COURSE, HIS LETTER CAME JUST DAYS AFTER THE YEAR WARRANTY HAD EXPIRED. THE BUILDER OBVIOUSLY DID HIS BEST TO DODGE ME. DO I HAVE ANY RECOURSE NOW THAT A YEAR HAS PASSED SINCE I BOUGHT THE HOME? A. Unfortunately you should have trusted your instincts and not purchased from a builder you didn’t know anything about. It is always a good idea to ask any builder you are considering working with to provide you with some references. You should look at some of the other homes he has built, and talk to the owners to see what type of problems they have had. You could have also hired and inspector to review the construction of the home during the building process. Fortunately, Louisiana’s New Home Warranty act does not require that the builder complete the repairs within the first year after closing. It simply requires that the purchaser put the builder on notice of the defect, within one year after knowledge of the defect. It sounds like you did that. The list that you made that the seller signed may be sufficient notice to keep you within the warranty period for those items. And, your certified letters should do the trick also.

But, keep in mind, the clock is ticking. Depending one what kind of problems you have, you may be subject to a one, two or five year preemptive period. And, you only have thirty days after the one, two or five year period expires to file suit against the builder.
A: There are several reasons why your Realtor may have recommended a certain lender. One reason a Realtor makes suggestions to clients is because they want to recommend someone reliable. Since a home is probably one of the biggest purchases you and your husband will ever make, reliability is an important factor to consider. Reliability is also important to the seller, the agents, and the other involved parties because if the deal doesn’t close, everyone walks away with nothing. When a real estate agent recommends a certain lender, this is often because they have developed a certain amount of “clout” in dealing with that lender. This can be helpful in a situation where you need to cut through the “red tape” and get something done quickly. If you and your husband are considering buying a new construction home, dealing with a recommended lender is often very important. This is because there are a lot of intricacies involved in purchasing new homes that do not exist when you are buying a resale. If you shop around to find your own lender without doing your homework and asking the right questions, you may end up with someone who quotes you a great rate and is great with refinances or re-sales, but has no experience with new homes. This can lead to problems or delays down the line. You should never automatically disqualify a recommended lender, but be sure to ask questions about any relationships that may exist between the lending company and your real estate agent’s company. Knowing this information will help you be more vigilant on getting the best interest rate and the lowest closing costs. And, make sure to do a little shopping for yourself. By knowing the interest rates of the market and making sure your loan officer knows you are looking at rates from other institutions, you can use that as leverage to make sure you are obtaining the best combination of service and lowest rates. If the remaining repairs are substantial, you should consult with an experienced real estate and construction attorney immediately. You should also obtain estimates from other contractors to fix the items that your builder failed to fix. Once you know what it will cost you to make the repairs, you can decide what makes more sense: suing the builder or fixing your house and moving on with your life.
