I have heard of parents doing this when their kids decide to attend college far from home, so that they have a place to stay for visits, or for the peace of mind that their child is in a nice, safe place. Since you mention you have a few years until your kids leave for college, have your kids chosen and/or been accepted to the college in the location you are considering? Obviously, you don’t want to jump the gun or guilt your kid into attending the college of your choice based on the real estate investment, or maybe you do… At any rate, real estate investors have long loved college campuses, so there are a few things to keep in mind before you make the investment. • Compare costs. How much are you willing to spend? Think about the costs of campus housing, and rent you or your child will pay if they live off campus. Then calculate the costs and buying a place and renting out. This number will give you a good idea of the costs.

It is meant to cover you for time period it takes to process the loan application and the closing on the house and is a great way to protect you from increasing interest rates. But what happens if the rates decrease during your lock? Usually, you cannot take advantage of a drop in interest rates if you locked in a rate unless you have included a “float down” provision in the original lock and advise the lender that you want to take advantage of it, or rewrite the lock at additional cost. If you included a float down option, the lender must give you the locked-rate if interest rates go up before closing, and if the rates go down, you have the right to lock again at a lower rate. This increases the lender’s risk; therefore the price of a float down is higher than the price of a lock without. Without a float down provision, you can try to persuade your lender to give you the lower rate, but you should understand that you probably won’t win this fight. A rate lock commits both sides (the lender and the borrower) to a mortgage.
