Small Homes with Big Value By David Anderson, President Acadian Home Builders Association Not all home buyers are looking for a house with a giant floor plan – and a giant price tag. In fact, a wide variety of lifestyle changes are making many home owners want to downsize to something more manageable. And, many first-time buyers are also seeking something other than the traditional “starter” home. Their reasons may vary, but their goals remain the same: to find a home that fits well, maximizes space and offers value. Home builders recognize the home-efficiency needs of today’s buyers, which is why an increasing number of them are finding creative ways to deliver big value in a small package. To those who think buying a smaller home means sacrificing luxury amenities, consider what some markets refer to as the “jewel box home.” Ranging between 650-1,800 square feet, jewel box homes are smaller than the average family home, and built with high-quality materials and custom finishes custom built to the owner’s tastes. These homes are appealing to newlyweds, single professionals, empty nesters and retirees – anyone who needs only a little space but also wants to live in a custom, relatively affordable home. Every area within a jewel box home is designed with a purpose – sometimes more than one – to promote efficiency. The designs usually rely on blurring the lines between the indoors and outdoors by incorporating large sliding glass doors which open seamlessly to exterior dining and entertaining areas. Other design elements that create space include the use of pocket and barn doors, dramatic lighting, floating shelves, abundant windows and continuous flooring throughout. Functionality is often improved with kitchen islands that double as dining tables, creative storage spaces beneath stairs and loads of cabinetry and built-ins. Still, for some, “small” isn’t small enough. A few years ago, many thought the “tiny house” movement was just a fad, but some minimalist home buyers still view tiny homes as an option because of their small impact on the environment and on their checkbooks. Costing a fraction of the price of a typical single-family home, these tiny dwellings are also a fraction of the size, often ranging between 100 and 400 square feet and fitting on a towable trailer. Those who tend to be the most interested in tiny houses are millennials (between the ages of 25 and 34), especially the ones who dislike home maintenance almost as much as they do the idea of a long-term mortgage. For most people, the appeal of a simplified life in a tiny house won’t be enough to forfeit a good amount of their personal space, or outweigh the climb up a ladder each night to sleep in a loft. But home-buyer interest in the “tiny” concept continues to influence smart space design and efficiency within larger, more mainstream homes. IS A HOME INSPECTION REALLY NECESSARY, AND SHOULD I BE PRESENT WHEN THE INSPECTION IS DONE?

Q: MY REAL ESTATE AGENT SUGGESTED THAT I HAVE AN INSPECTION DONE ON THE HOUSE I AM PURCHASING. WHAT EXACTLY DOES A HOME INSPECTOR DO? SHOULD I BE PRESENT DURING THE INSPECTION?

Q: I HAVE BEEN STORING BOXES OF OLD BILLS, TAX RETURNS, BANK STATEMENTS AND OTHER PERSONAL RECORDS FOR SEVERAL YEARS NOW. HOW LONG DO I NEED TO KEEP ALL THESE RECORDS? CAN I THROW SOME OF THEM AWAY?

A: For your own peace of mind, and to make sure you’re getting your money’s worth in the home you choose, using a professional home inspector is highly recommended.

A: To be on the safe side, you should keep copies of all records relating to your income tax returns for as long as they may be relevant to the Internal Revenue Service in determining how much tax you owe.

Home inspectors check a variety of things such as your home’s plumbing, heating, cooling, and electrical systems, and they also look for structural problems, and potential hazards.

Generally, the IRS has three years to assess additional tax upon an individual or company. However, if more than 25 percent of your gross income is omitted from a return, the IRS has up to six years to assess additional tax. And, if you fail to file a return, if you file a false or fraudulent return, or if you intentionally attempt to evade paying taxes, there is not time limit on how far the IRS can go back.

Usually, you call an inspector immediately after you’ve made an offer on a home; however, before you sign a purchase agreement, you should make sure it has an inspection clause, which says your obligation to purchase the house is contingent upon the findings of the professional home inspector. It is not an inspector’s job to tell you whether or not he or she thinks the home you are purchasing is worth the money you are offering. Instead, that is what an appraiser is for. An inspector’s job is to make you aware of repairs that are recommended or necessary, and to give you an idea of what those repairs entail and cost. Oftentimes, a purchase agreement will include a clause which allows the parties to negotiate regarding necessary repairs. For example, the purchase agreement might provide that you will purchase the house as long as the inspection doesn’t reveal necessary repairs in excess of $1,000; if the necessary repairs exceed $1,000, you can re-negotiate with the seller, or walk away.

That said, the minimum amount of time you should keep most of your records is six years. You measure the amount of time you must keep records from the due date of your return or the date the return was filed, if later. Failure to maintain proper records can result in civil and criminal penalties. And, you should never throw away copies of your actual tax returns. You should also keep contracts, leases, corporate minutes, stock certificates, corporate and partnership records, all related correspondence, and supporting financial records indefinitely.

In choosing a home inspector, you should check their qualifications, and ask for some references. Any reputable and qualified inspector will gladly furnish you with this information. Chances are, your real estate agent can give you the names of several qualified inspectors in your area.

If you are there when the inspection takes place, you will be able to clearly understand the inspection report and know exactly which areas need attention. Plus, you can probably get answers to your questions about the repairs, tips for maintenance, and other general information that may come in handy when you move in. Most importantly, you’ll see the home through the eyes of an objective third party.
