Five Electrical Safety Facts

Electricity is such a fundamental part of our everyday lives that we hardly ever think about how it works. That is, until it goes out! This week, many in Acadiana were left without power due to severe storms. It seems an appropriate time to share some electrical safety facts, which you should know to protect your family and your home.

1. If lights flicker or dim repeatedly, you should call an electrician. Flickering or dimming lights signifies an overload and a professional should be contacted. Power outages due to power line accidents, strong wind, storms or extreme heat also can cause brief interruptions. You can call your power company to find out details on the situation, or check your circuit boxes for those outages. You should also call your electrician if you are constantly resetting circuit breakers or changing fuses, smell burning electricity or need to replace faulty wiring.

2. If you lose power, turn off all appliances to prevent a circuit overload when electricity is restored. Your house may temporarily lose power due to weather issues or even on hot summer days of high demand. If you experience an outage, it is important to turn off all of the appliances in your house to prevent a circuit overload or even another outage when the power is restored. Electric companies recommend leaving one lamp on so that you’ll know when the power is back.

If your electric hedge trimmer, leaf blower or other tool doesn’t get enough power, either because the extension cord is too thin or too long, the motor can be damaged and eventually destroyed. Should You Still Be Doing Open Houses? By Jared James

If you were to ask 100 agents if they think open houses work to create new business and generate leads, half would probably say yes and half would say no. So do they work or don’t they? I believe that, as with most things, the issue is usually not the tool you are using but the implementation of the tool. For example, if you gave me a wrench to fix the engine in your car, I can tell you with almost 100 percent certainty that by the time I’m finished, your engine will be no more “fixed” than when I started. Why? Because I don’t know how to fix an engine in a car, regardless of the tools that you give me. But I’m not going to go on a tirade about how the wrench doesn’t work. Most of us know that Internet leads have become a huge part of our business, but converting them is another story. Generally, the agent who pursues a lead the longest and actually gets an in-person conversation with them wins, but that can take months — if not years. With an open house, you are getting these same potential leads in person, and you’re able to have a conversation right then and there. What could be better than that?

1. Use targeted Facebook ads. Most of you reading this have heard all about Facebook ads, but few actually understand how to create and target them correctly. This is a shame because they are an absolute game changer. You can create either an ad or a boosted post with your Facebook business page that is targeted at buyers in your area and promotes your open house. You should offer something of value to those who register beforehand or to the first 50 people who show up and mention your ad.

The more people who walk through your open house, the more buzz that will exist and the better the offers will be that you receive. Traffic creates perceived scarcity, whether the visitors are nosy neighbors or not. You might further interest them by saying, “I’m not sure if you are aware, but your neighbor’s house going on the market may have changed the value of your home. Would you like to know how it has changed?” See how that works out for you.

2. Offer exclusivity/privacy. Don’t underestimate the power of allowing potential buyers to get in for a private or exclusive showing before everyone else has a chance to see your listing at an open house. Nothing drives competition like scarcity, and by allowing people to register for the open house, as I mentioned above, you are now able to tell prospective buyers that there are 37 people already registered but you may be able to get them in beforehand if they would like.

4. Make sure you follow up after the open house. I know this sounds like it falls into the Captain Obvious category, but you’d be shocked to know how many real estate professionals believe that if someone doesn’t make the decision to work with them on first contact, they aren’t going to ever. If you follow these simple steps, there’s no way that you won’t see an increase in the number of attendees at your open houses, as well as a better return on the time you spend on them.

3. Invite the nosy neighbors. I know this goes against traditional thought, but hear me out. Sometimes neighbors are nosy because they are curious

Q: I UNDERSTAND THAT MY HOMEOWNERS ASSOCIATION IS RESPONSIBLE FOR REPAIRS TO THE EXTERIOR COMMON AREAS OF MY CONDOMINIUM, BUT WHO IS RESPONSIBLE FOR RESTORATION IF A HOMEOWNER EXPERIENCES DAMAGE INSIDE THE UNIT AS A RESULT OF A LEAKING ROOF OR A CRACK IN THE STUCCO? IS THE ASSOCIATION RESPONSIBLE OR DO I HAVE TO PAY FOR THE INTERIOR REPAIRS? A: Generally, it is the association’s responsibility to maintain the exterior common areas, including the roof, stucco, siding, etc. Therefore, if the association fails to maintain the roof or stucco and there is resulting damage from that, the association is on the hook. As a general practice, most condo associations set aside a certain percentage of their monthly dues to pay for major repairs – such as replacing the roof, siding, etc. However, if the damage is sudden and incidental — like a hurricane or tornado — there should be insurance coverage.

Additionally, owners have a duty to mitigate any damage by reporting problems promptly. A homeowner can’t ignore a leak for six months and then expect the association to pay for all the damage it caused during that time period. Beyond promptly reporting problems to the association, you do not have to inspect the roof and locate the leak yourself. The association has the duty to investigate promptly and repair the problem.

WHAT IS NEGOTIABLE IN HOME BUYING? Q: I AM A FIRST TIME HOMEBUYER AND WAS WONDERING WHAT IS NEGOTIABLE IN PURCHASING A HOME? A: Theoretically, almost everything is negotiable but the physical location of the home. The most common items that are negotiated are the price, the terms of

financing, closing costs, the closing date, the possession date, inspection conditions, repairs, and appliances and/or other personal property that is going to be included in the sale. If you have a real-estate agent, he or she should advise you on these things, and should help you negotiate as well. You should understand, however, that the average first-time buyer price ranges are in high demand, and that makes the well-priced listings very attractive and competitive for many first-time buyers. Instead of getting hung upon on negotiating the price down, you might want to focus your attention on the home’s location and its condition. You should also get pre-approved for a mortgage so you can move quickly if and when you find the right home. As a first-time homebuyer, you should probably try to think creatively about negotiating. For example, because you’ll likely face competition to purchase a well-priced home, you might not want to haggle a lot on the price, but instead ask the seller to help you with the closing costs. Closing costs generally run between 3% and 4% of your purchase price, so if you are looking at a $125,000 home, you could ask the seller to pay $2500 to $3000 for closing costs. This means you will have to come up with less money at the closing. Also, for whatever reason, sometimes sellers are more willing to help with closing costs than reducing the asking price. You could also try to negotiate for a flooring allowance or a re-decorating allowance if the home needs to be updated. Most properties are not in move in condition, and most sellers will acknowledge the need for improvements and/or updating if they are obvious. When it comes to your mortgage, you will get a goodfaith estimate of costs. Go over it carefully and make sure the fees being charged are appropriate and normal. Your real-estate agent can advise you on what’s normal, and tell you what fees you might want to negotiate.
