How to Evaluate Online Reviews When Choosing a Remodeler By David Anderson, President Acadian Home Builders Association Embarrassed by your outdated kitchen or tired of that ugly bathroom, but aren’t yet ready to move to a new home? Remodeling those rooms is your next best option. And there is no better time to consider a remodeling project than during National Remodeling Month in May! But beware that even a seemingly simple modification to your home could become a dangerous task for even the most confident do-it-yourselfer. By first consulting with a professional remodeler, you could save yourself a lot of time, money and headache by getting the job done right the first time. Yet with so many remodelers to choose from, how do you find the right one for you and your home? The easiest way to begin your remodeler research is by going online. Proceed with Caution The Internet makes it easy to find a wealth of information with just a few quick clicks of the mouse. Much of what you find will provide some useful background, but you can’t believe everything you see or read. When looking through customer rating sites, use good judgment to weigh the value of certain online reviews (positive or negative). Keep in mind: • Customers who had any sort of negative experience are much more motivated to post an online review than those who had a thoroughly positive experience. • A few negative reviews of a less-experienced remodeler carry far more weight than the same number of negative reviews of an established remodeler with several years (or decades) of experience. • An abundance of positive, brief, non-descript reviews can often indicate phony reviewers. • The Better Business Bureau, www.bbb.org, is a good resource to ensure the business doesn’t have any unresolved complaints. Other sites worth noting include Angie’s List, HomeAdvisor, Houzz, etc. Remember, the most accurate customer review will always come directly from the mouth of a previous client. If you don’t happen to know any former clients of the remodelers you are considering, simply ask those remodelers for references of recent projects. Need more help making your decision? Use this checklist to help you select a remodeler to work on your home. • Does the remodeler have a permanent business location and a good reputation with local banks and suppliers? • How long have they been in the business? It usually takes three to five years to establish a financially sound business. Ensuring they are in the business for the long-run also means they will be around after the construction is complete to service any warranties. • Does the remodeler have sufficient workers compensation and general liability insurance? If not, you may be liable for any construction-related accidents on your premises. • Have you seen their work, both completed and in progress? Ask to visit a couple of their job sites and finished homes and check for quality of workmanship and materials. • Are you able to communicate with the contractor? Remember you will be in close contact with them throughout the construction process and afterward as you live in your newly remodeled home. • Will the remodeler provide you with a complete and clearly written contract? The contract will benefit both of you. Review it carefully. • Be cautious of unusually low-priced bids. If the remodeler is unable to pay for the materials and labor as the project proceeds, this may indicate a potential problem.

CAN I CANCEL MY LISTING AGREEMENT WITH MY REALTOR? Q: MY HUSBAND AND I RECENTLY SIGNED A RESIDENTIAL LISTING AGREEMENT TO SELL OUR HOME HERE IN LAFAYETTE BECAUSE WE WERE HOPING TO BUILD A NEW HOME. HOWEVER, AFTER SOME ADDITIONAL CONSIDERATION AND RESEARCH, WE HAVE DECIDED WE WOULD PROBABLY BE BETTER OFF KEEPING OUR HOME AND REMODELING. CAN THE AGENT STILL SELL OUR HOME EVEN IF WE HAVE CHANGED OUR MIND? WHAT DOES IRREVOCABLE MEAN? A: There is no need for you and your husband to panic. You and your husband have the right to withdraw from the listing agreement. The listing agent can’t sell your house against your wishes. The first thing you and your husband should do is talk to your agent. Let him or her know what is going on, and that you and your husband have decided not to sell your house at this time. Then, you and your husband can “withdraw” the listing.

The Listing Agreement is effective for a certain amount of time and the effective period should be stated in your Listing Agreement. Keep in mind that from now until the listing expires, you and your husband will not be able to list your home with anyone else without being liable to your current listing agent for damages. Irrevocable right to sell or exclusive right to sell means that the agent you entered into the Agreement with has the sole right to sell your home; therefore, if you withdraw from the listing agreement and take your house of the market you cannot then enter into another agreement with a different realtor without some consequences. Communication with your agent is key in this situation. Just explain your reasons for withdrawing from the listing agreement, and make sure that your agent understands that he or she has not done anything wrong. Good luck!
Q: I DO NOT LIVE IN A FLOOD ZONE AND DO NOT HAVE FLOOD INSURANCE. WITH ALL OF THIS RECENT WEATHER, MY HOUSE CAME PRETTY CLOSE TO FLOODING. DOES HOMEOWNER’S INSURANCE COVER FLOOD DAMAGE SINCE I DON’T LIVE IN THE FLOOD ZONE? A: A common myth about flood insurance I that it is included with your standard homeowners policy. This is incorrect, the standard homeowners policy does not provide flood insurance, nor do umbrella policy. A homeowner that desires coverage for flood damage needs to pick separate specific policies against that type of disaster. Another common myth is that just because you don’t live in the flood zone means your house won’t flood. There is a less likely chance that you will flood outside of a flood zone, but you aren’t guaranteed to avoid flood damage if you live outside of a flood zone. Flood maps are revised and change from time to time. Depending on how long you have lived in your home, you may actually live in a flood zone. In fact, FEMA recently revised the flood maps for Lafayette Parish and released the preliminary flood maps in January 2015. You can check your address on the Lafayette Consolidated Government’s website if you live in Lafayette Parish to determine whether you are now considered to be in a flood zone. You do not have to live in a flood zone to purchase flood insurance. While you may be required to purchase flood insurance by your mortgage company if you live in a flood zone, you are not prohibited from purchasing it if you do not live in a flood zone. If you are concerned with how close the water came to your house because of the recent weather events, you should contact your insurance agent and discuss your options. Federal limits tope out at $250,000 for the structure, and $100,000 for your personal possessions. If your house and personal possessions are valued at more than that, you can buy excess coverage through a private carries that would cover your claims above the national limits. A few more things to keep in mind about flood insurance, there is a 30 day waiting period before the policy takes effect. Even with flood insurance, you are still eligible for federal aid if you live in area declared as a disaster area due to flooding. However, government aid is not a suitable alternative for flood insurance.
