T
he Acadian Home Builders Association has a long history and outstanding reputation in the community. Our annual events – The Original Home, Garden & Lifestyle Show, Parade of Homes and Home for the Holidays – are attended by thousands each year and allow us to continue our mission of promoting professionalism and ethical business practices in the home building industry while providing quality housing that creates value for the homeowner and the community. The current membership of AHBA includes 658 companies, 215 of which are residential builders. The rest are businesses which support the housing industry, everything from carpenters to cabinet makers, roofers, flooring suppliers, mortgage lenders, real estate sales professionals and more.
Licensed, Educated, Insured AHBA builders are licensed by the Louisiana State Licensing Board for Contractors, and as such, they have passed a test certifying that they are knowledgeable about all the elements of building a home. Each year, builders must earn six hours of continuing education credits to maintain their understanding of the industry as well as their license. They do so by attending classes on building issues and techniques which are offered to them by AHBA and other Louisiana home builder associations. Builder members of AHBA are also required to carry workman’s compensation insurance as well as general liability, which protect you if any unfortunate incident should happen on your project. Quality Is Built In
Because of Acadiana’s outstanding economy and resilient housing industry, some national builders have moved into our area to capitalize on our good fortune. These companies often use national suppliers and bring labor from other states, making it easy for them to offer low home prices. While efficiency and price might make the big box builders appealing, there are some major advantages to using a local contractor.
Building with local companies who construct only a few houses per year ensures higher quality, attention to detail, and more personal service. Smaller volume builders have time to visit each job site on a regular basis and ensure installations are done correctly and to the home buyer’s specifications. They are also readily available to their clients, answering questions in a prompt fashion and developing close, lasting relationships. Growing Our Economy
Here to Stay When you are looking to build or buy a new home, it is important to ensure the services you require are performed by an expert who is familiar with the special building needs of Louisiana— hurricanes, high humidity, etc.—and here to stay long after the project is finished. All builder members of AHBA have businesses based in Acadiana, ensuring they can be easily reached years down the road if you have a question about your home. Once the housing market begins to pick up in other areas of the country, some of the national builders may lose interest in Acadiana and close up shop.
Local builders use local suppliers for their materials and hire subcontractors who are also based in Acadiana. This means dollars spent in our community stay in our community, and jobs are created for our neighbors.

TO GIFT OR TO INHERIT? Q: A FEW WEEKS AGO, ONE OF YOUR ARTICLES DISCUSSED THE DONATION OF A HOME. IS IT BETTER TO INHERIT? MY MOTHER IS ELDERLY, AND MY FATHER IS DECEASED. WE ARE TRYING TO PLAN FOR HER FUTURE, AND SHE HAS TOLD ME AND MY WIFE THAT SHE WOULD LIKE FOR US TO HAVE HER HOUSE. A: Generally speaking, it’s better to inherit a home rather than have it gifted to you, assuming a person has a choice in the matter. But different circumstances result in different strategies.

Inheritance: Your cost basis in the house, or the amount on which its taxes are calculated, would be considered the current fair market value of the house if you were to inherit the place upon the death of your mother. If mom’s house is worth less than $250,000 and her estate is worth less than $5.43 million (up from $5.34 million in 2014), you wouldn’t owe taxes on it. Gifting: As discussed in our previous article, gifting a house has different tax consequences, as the tax basis (or the original cost) of the property for the giver becomes the tax basis for the recipient. For example, suppose your mom bought the house years ago for $150,000 and it is now worth $350,000. If she gives the house to you, the tax basis will be $150,000. If you sell the house, you will have to pay capital gains taxes on the difference between $150,000 and the selling price. The only way for you to avoid the taxes is to live in the house for at least two years before selling it. In that case, you can exclude up to $250,000 ($500,000 for a couple) of their capital gains from taxes.

Beyond the tax consequences, gifting a house to her children can affect your mother’s eligibility for Medicaid coverage of long-term care. There are other options for giving the house to you, including putting it in a trust or selling it to you. Not knowing all the details, I strongly advise your decision be made with the help of an estate planner or otherwise qualified attorney or accountant. There are numerous nuances to these arrangements that only a professional can address.
TIPS ON SAVING ON CLOSING COSTS Q: A FEW WEEKS AGO, YOU MENTIONED YOU WOULD HAVE SOME TIPS FOR HANDLING, AND I’M HOPING LOWERING CLOSING COSTS. WHAT DO YOU HAVE? A: Now that you have scouted out the best mortgage rate, and negotiated the best price on your new home, its time to tackle closing costs. You can save hundreds by taking a little time and effort shopping around certain services. A good starting point in the Good Faith Estimate required to be provided to you by the lender within three to five days of applying for a mortgage. This document is a breakdown of all your loan terms and fees. You can apply with more than one lender and compare origination fees. There are a number of services identified on the GFE that you can usually shop around, including the surveyor, pest inspection, title insurance, lender’s title and title services. The Louisiana Department of Insurance regulates the title insurance rates, so the rates are consistent throughout the state but you can still shop the service provider. Another consideration is relationship discounts. If you have a preferred closing attorney, you do not have to use the one recommended by your lender. Also some lenders offer discounts for their customers. For example, one lender has a program that offers up to $600 in reduced rates depending on customer’s deposits. Finally, you can reduce out of pocket expenditures by wrapping the closing costs into the loan, but you will be charged a higher interest rate. You should balance how much you can bring to the table against how long you plan to stay in the home in making your decision to include closing costs in the loan. Finally, the day of the month that you have your closing can make a difference. With a new loan, you have to prepay interest that accrues from the closing date to the end of the month. So, if you close on June 15th, you have to pay for 15 days of interest whereas if you close on June 28th you have to pay three days. So, try and close at the end of the month.
