December is arguably the busiest month of the year, so it’s important to get started on your home’s to do list early. Follow this guide to prepping your home for the holidays, so that you can actually enjoy them! 1. Clean out your fridge – While you may still be eating your way through Thanksgiving leftovers, it’s prime time to make room for more holiday goodies. Before the next big holiday grocery shop, take 20 minutes to clean out your fridge. If you’re feeling really ambitious, tackle the pantry while you’re at it. 2. Deck the Halls – Before December gets away from you, reserve an afternoon to put the holiday decorations up. Make it fun by turning on some holiday tunes, invite some friends over and serve up cups of hot cocoa or eggnog. For convenience and safety, consider putting your light-up holiday decorations on a timer. 3. Clean your oven – Holiday cooking doesn’t stop after Thanksgiving. To prep your kitchen for cookies and that holiday roast, take a few hours to clean your oven of leftover turkey grease. 4. Stock up on firewood – There’s no denying that the colder months are upon us. For those with a wood burning fireplace, stock up on wood now and store to keep the logs covered and dry. 5. Insulate exposed pipes – Cold weather and holiday travel can spell trouble if you don’t take measures to protect your home. To prevent pipes from freezing, clean and insulate exposed pipes. 6. Clear any lingering leaves – Be sure to rake and remove leftover fall leaves. Fall foliage forgotten can wreak havoc on your lawn next spring. 7. Put together a winter storm kit – In the event that a winter storm hits and your home loses power, you should be prepared with an emergency kit. Collect extra candles, matches and batteries along with extra blankets and a car charger for your cell phone. 8. Create a gift wrap station – To avoid scrambling for the Scotch tape with every last minute gift purchase, set up a gift wrap station with extra wrapping paper, scissors, tape, ribbons and bows. Also keep a stash of neutral gifts on hand, like candles or boxed chocolate, for unexpected gift exchanges. 9. Start working on your home resolutions – Have an idea for a home renovation project? Create an inspiration board on Pinterest, Do your research on products and vendors, and start booking specialists now before their calendars book up for spring.

Remodel or Relocate? 8 Critical Questions to Consider By David Anderson, President Acadian Home Builders Association Home buying and home remodeling shows have been a staple of TV for decades now. If you’re among the growing masses of dedicated viewers, you might begin to look around and notice some of your own home’s shortcomings. Lack of storage, limited cooking area or simply an outdated design might make you dream of one day remodeling your kitchen, bathrooms or living spaces. Or instead, perhaps you’ll begin to consider moving into a bigger or newer home all together. Whether you decide to remodel or relocate, your decision will involve a great deal of logistics, emotions and, of course, finances. Weighing the pros and cons of each option now will help you feel more prepared to act when the time is right. Start by asking yourself these questions: 1. What’s in the budget? The first step is the most obvious: you’ll need to crunch some numbers to determine what is financially feasible. Remodeling can be a great investment and save you the hassle of moving. But it requires a great deal of patience and flexibility. On the other hand, buying a home can be instantly gratifying, but the true costs of buying (and selling) – such as commissions, closing costs and moving fees – need to be part of the equation, as that is money you won’t get back. 2. Is it a simple fix that you can do yourself? Or a bigger project that will require a professional? Some home owners are especially handy and want to tackle the job themselves. But most others like having the assurance of knowing a professional – who has the necessary equipment, expertise and resources – will get the job done right the first time. 3. What is the current value of your home compared to similar homes in your neighborhood? If your home is already the most expensive one in the neighborhood, you might not see a significant return on your investment if you remodel. But if comparable home values are greater than your home’s value, you’re much more likely to see a strong return by making improvements. 4. How might your decision impact your taxes? Remodeling your current home or moving to a new home will have an effect on your property taxes. The change may or may not be significant, so it’s good to keep it in mind. 5. How might your needs change in the next 3, 5 or 10 years? A growing family, kids going off to college, an aging family member moving in – all are examples of factors that can significantly impact your future requirements for a home. 6. Is the layout of your current home conducive to a remodel? All other considerations aside, if you have limited options to alter your home in a way that will address your needs (such as load-bearing walls that can’t be removed, or space constraints that will not allow for an addition), you may need to consider moving. 7. Are there any zoning restrictions that would affect the remodeling project(s) you envision? These laws vary widely by area, so go to your local zoning office and ask for a copy of your local ordinance. 8. How do you feel about your current neighborhood? Even if you changed everything about your home, there are many things outside of your home over which you have no control. Give some thought to the school district, proximity to work, parks and shopping centers, and the overall look and feel of the community. The answers to these questions are different for everyone, which is why it is important for you to carefully consider each one while keeping in mind your unique situation. This will help you effectively determine which step is right for you so that next year, you can be confident in your home’s ability to not only survive the holidays, but to also keep up with the demands of your everyday life.

WHEN WE CLOSED, THE CLOSING ATTORNEY WITHHELD FUNDS FROM THE PROCEEDS OF THE SALE TO PAY OFF OUR MORTGAGE. SHE SAID SHE WOULD BE MAILING OUR MORTGAGE PAYOFF TO OUR LENDER VIA OVERNIGHT MAIL. I ASSUME SHE DID WHAT SHE SAID SHE WAS GOING TO DO, BUT MORE THAN 30 DAYS HAS PASSED AND WE STILL HAVEN’T RECEIVED ANY TYPE OF CONFIRMATION FROM THE LENDER THAT THE LOAN HAS BEEN PAID IN FULL. WE SIMPLY WANT TO KNOW THAT THE LOAN HAS BEEN PAID SO WE CAN MOVE ON. DO YOU HAVE ANY SUGGESTIONS ON HOW WE CAN WRAP THIS UP? A: Typically, when you sell a home, the closing attorney pays the lender off either by wire transfer (usually the day of, or the day after closing) or overnight payment the next business day following the closing.

If the closing attorney has paid your lender, but simply hasn’t yet filed the paperwork to cancel your mortgage, you shouldn’t worry too much. If, however, the closing attorney, withheld funds to pay off your loan and didn’t, you should yell and scream as loudly as possible. If the closing attorney paid off your loan, the paperwork to cancel the mortgage should follow. Some lenders just take longer than others to issue the paperwork necessary to cancel the mortgage. Sometimes lenders can’t locate the paperwork because of mergers, etc., and cancellation takes longer than anticipated. And, believe it or not, some lenders forget to send any paperwork all together. These problems can usually be worked out, but sometimes it just takes longer than expected. From your buyer’s perspective, he would want the lien released as soon as possible. From your perspective, however, if your mortgage was paid off, you should be fine.

To be on the safe side, you might want to call your old lender directly to make sure your loan has been paid in full. Assuming it has been paid, but they are just dragging their feet on sending out the paperwork necessary to cancel it, you should urge them to speed things up. DURABLE POWER OF ATTORNEY VS. LIMITED POWER OF ATTORNEY Q: I KNOW YOU HAVE PROBABLY ANSWERED THIS BEFORE, BUT WHAT IS THE DIFFERENCE BETWEEN A POWER OF ATTORNEY AND A DURABLE POWER OF ATTORNEY? A: Most of the time, those two phrases mean exactly the same thing. Basically, there are two kinds of power of attorney forms. One of them relates purely to medical and health care decisions, and is commonly called a Medical Power of Attorney. This form is used when you want to name one or more people to make medical decisions for you if you are unable to do so for yourself. The other power of attorney is for personal and/ or business matters. This type of power of attorney is commonly referred to simply as a “general power of attorney” or “durable power of attorney.” Adding the word durable to the power of attorney is a way to indicate that the power of attorney remains in effect even if you become incapacitated and are unable to handle your own personal or business affairs. And, just because the word “durable” isn’t included, doesn’t necessarily mean that a power of attorney lacks the durable feature. And, sometimes, people sign a power of attorney that is designed to last for only a specified amount of time or that is intended to be used for a single purpose. These powers of attorney are often referred to as “special” or “limited” powers of attorney. For example, you might be out of town, and might want to give your wife the power to sell your home and sign for you at the closing. Or, you might own property in another state or city, and might want to give another person the right to manage the property. A limited power of attorney could be prepared to accomplish either of these tasks, and could be limited in time and effect. If you want to draft a power of attorney or have specific questions about what you can and can’t do with a power of attorney, you should consult a licensed attorney.
