How to Plan for a Kitchen Remodel
Kitchens are not only for cooking, it is a popular place in your home where you spend time with friends and family. If your kitchen is dated or no longer fits your lifestyle, you may want to consider remodeling. An upgraded or modern kitchen also can increase the value of your home. However, renovating your kitchen can take more time and money if the project is not planned well. To help your kitchen renovation project start the right track, take the following steps before the first day of demo. Make a list of needs and wants With a barrage of tv shows, magazines and social media highlighting “dream kitchens,” it may be hard to know where to start. The first step is to make a list of what you need to have for a functioning kitchen and want you would like to have. This may seem like an obvious step to take but it will help you stay focused on your project goals and budget. Visit showrooms and home supply stores to learn about costs for materials, finishes and appliances. Set a budget After you have a general idea of what you need for your new kitchen, outline the cost associated with your project. The larger the scope of the project, such as knocking out walls to gain additional square footage, the more chances the renovation may take additional time and money. A conservative budget will give you the cushion you need if the project has unexpected expenses. You want to make sure you have enough funds to complete the project to start enjoying your kitchen right away. Find a qualified remodeler The popularity of do-it-yourself projects has surged. Some home owners may decide to take on the task of creating a new kitchen themselves. Smaller home projects can be rewarding and enjoyable, but an entire room transformation is a large undertaking. Shoddy work may decrease the value of your home. Hiring a professional remodeler is more than just paying for labor and materials. A qualified remodeler has experience with project-related items such as building codes, permits, safety, cost estimates and has the necessary tools and equipment to get the job done. Professionals also have a network of suppliers and subcontractors to ensure the work on your home is executed properly. A home renovation project can be rewarding with the right planning and partnership with a qualified professional. DON’T LET HOME CLOSING COSTS BE A HEADACHE Q: I AM SELLING MY HOUSE AND BUYING A NEW HOUSE AND AM WONDERING ABOUT CLOSING COSTS. I SAW YOUR ARTICLE A FEW WEEKS AGO ABOUT ASKING THE SELLER TO COVER CLOSING COSTS. IN MY CASE, THE SELLER HAS DECLINED TO DO SO. WHAT ARE CLOSING COSTS AND WHAT CAN I EXPECT ABOUT THE AMOUNT OF COSTS?

A: Home closing costs can be a headache, but if you know what to expect to pay then it is easier to plan ahead. There are many different types of closing costs, such as mortgage lender fees, loan processing fees and inspection fees. Homebuyers can usually plan on paying from 2 to 7 percent of their loan amount in closing costs. So, if you borrowed $100,000 to buy a home, you can expect to pay $2000 to $7000 in points, fees, taxes and other costs. Sellers may have to pay even more since you start with a 5-7 percent brokerage commission. You should also expect, as the seller, to tack on extra fees, taxes and other costs such as attorney’s fees, survey costs, the recorded release of the mortgage and FHA fees. The list of usual fees and closing costs can include upwards of 20 items whether you are the buyer or seller, including title insurance, property transfer taxes and paid utility bills. To avoid the shock and frustration of the amount owed at the closing, be prepared and do your homework. We will provide tips for both the buyer and the seller in the coming weeks on handling closing costs.

A: Your grandmother may not be affected, but you should understand how being given will affect the federal income taxes you may pay at some point in time on the property. When your grandmother gives you the house, it will be given at its current cost basis. The cost basis is the amount the owner paid for the property, plus the costs of purchase if any, plus the costs of capital improvements that were made along the way. Capital improvements would include things like a new roof, or a new HVAC system. The tax implication comes from the difference between the cost basis and the price you would ultimately sell the house for down the road. For example, if the cost basis of the property is $50,000 and you sell the home ten years from now for $300,000, you would show a profit of around $250,000. If the home is your primary residence, and you can still exclude up to $250,000 in profits (up to $500,000 if you’re married on a primary residence), then you would owe nothing in taxes. Let’s say instead that the property is a rental and you have $250,000 in profits. Then you’d owe long-term capital gains tax on the profits plus you’d have to recapture any depreciation you claimed along the way. There is a possible tax issue for the gifter. If you’re given a house for $50,000, that’s above the annual gift exclusion limit, which is $14,000 for 2015. So your grandmother might have to file a gift tax form with the IRS and have the amount over the $14,000 deducted from the one-time gift exclusion. Tune in next week, and we will consider the implications of inheriting a house rather than receiving it as a gift.
