Preparing to Buy a Home in 2020

Congratulations. You’ve decided to buy a home this year. Purchasing a home can yield many benefits. Not only will you enjoy the pride of homeownership, real estate appreciates in value and there are tax incentives available. For most people, a home is the biggest purchase in their lifetime. If you’re ready and willing to become a home owner this year, the following tips can help you confidently purchase the best home for you. Evaluate your finances One of the first steps in homebuying is knowing your credit score. When you learn your credit score it will help determine the interest rate and associated costs you pay on a mortgage loan. In general, the higher your credit score, the lower the interest rate you’ll qualify for. You’ll also need to research how much house you can afford. Talking to a qualified lender can help you determine your price range. Another key step when you are crunching the numbers is to set a down payment goal. The myth remains that you must put down 20 percent to move forward with your purchase. There are options for home owners available to put down less than 20 percent, such as a Federal Housing Administration loan. Take an assessment of your needs If you are firm in your decision to buy a home this year, it is likely because you have a specific reason to purchase one. Maybe you need bigger space or want to move to a school district that fits your family’s needs. While it may seem like an obvious line of reasoning this will help you determine your needs and wants and create a “must haves” list. When you put pen to paper and outline what you need in your new home, this will save you time when you are ready to start looking. Your next home may not meet every single item on your priority list, so you must decide on what factors you can compromise on and how you can realistically stay within your budget. Set a budget Your home buying budget should not be set based on what your maximum loan approval amount is. As the buyer, you are the best judge of what you can afford realistically. A good rule of thumb is that your total monthly home expenses should not exceed more than one-third of your gross monthly income.

Home buying expenses are not limited to your down payment. Do not forget to determine how much you need to cover loan fees and closing costs. Sell Your Current Home If buying your home this year is contingent upon selling your home, you should be prepared if the timing doesn’t align perfectly. Another consideration is to make sure you have sufficient funds on hand if you are unable to have concurrent home closings. A real estate agent can help you navigate the transitions. A buyer or seller market makes a difference timing the transaction and a real estate agent and Acadian Home Builders Association can shed light on local market factors.

HOW TO MAKE A GRACEFUL EXIT Q: I WANT TO QUIT MY JOB, BUT I AM REALLY WORRIED ABOUT A GOOD REFERENCE FOR FUTURE JOBS. THERE IS NO BAD BLOOD BETWEEN MY CURRENT BOSS AND I, IT’S JUST NOT A GREAT FIT AND I’M READY TO MOVE ON. ANY TIPS ON HOW TO GRACEFULLY EXIT?

A: How you leave your job can certainly impact future employment, especially if you will rely on your current job as a reference in the future. If you maintain a positive, professional relationship with your former boss and your colleagues, then you increase your chances of getting a positive reference. First, sit down and really outline your reasons for resignation. You should be very sure that resigning is the right choice, or have you hit a rough patch or “sandpaper” moment in your job that will pass and only improve your position in the future? If leaving is the option you are committed to, it is important to communicate with your boss your reasons for leaving. You may even consider a clear

and concise resignation letter. You always want to tell your boss first, then your colleagues. You don’t want the company to discovery that you are quitting through office gossip. Depending on your position, you should give at least two weeks notice. Two weeks is pretty standard practice, and will allow for your boss to make arrangements to have the position filled or at least your tasks reassigned so that no one is left in a lurch. Before you leave, you should do what you can to make the transition go well. Make a check list of tasks or assignments that are priority. Provide your supervisor with a list of your outstanding assignments/matters and meet with whoever will be taking on your duties when you leave. Say thank you. Take the time to thank your boss for the opportunities you had while with the company. Thank everyone who has helped you along the way. Remember you catch more flies with honey, and you don’t want to alienate your soon to be former colleagues or boss. Good luck.

Q: WHAT IS A LEASE OPTION? WHAT RISKS AND BENEFITS DOES THIS TYPE OF TRANSACTION ENTAIL FOR THE BUYER AND THE SELLER? A: A lease option basically means you are leasing or renting property with an option to buy it at a future date. The future price of the property should be fixed at the time the lease-option is signed. And, you must exercise the option to purchase within a certain period of time. In most instances, the buyer pays a fee for the option to purchase at some point in the future. This amount can vary depending on the type of property at issue, and the ultimate purchase price. In some cases, option money is applied towards the down payment if the buyer ultimately decides to exercise the option. In other cases, it is not. A lease option might be used when the seller is having a difficult time selling the property. Sometimes, a seller can actually get a higher price with a lease option than they could if they were

selling it in a normal transaction. And, if a seller is having a hard time selling the property out right, at the very least, a lease option may cover their mortgage payments so they don’t have to come up with extra money each month to pay their monthly mortgage payments. And, if the buyer is later unable to exercise the option, they get to keep the option money. Most of the time, however, individuals who attempt to buy a home via a lease-purchase option rarely end up buying the house. This usually has to do with the reason they are trying to buy, via a lease-option, in the first place. Oftentimes, a buyer can’t qualify for a conventional home loan so they try a lease option thinking that they might be able to qualify sometime in the future. Frequently, even after a period of time has passed, they still can’t qualify - whether it’s because of poor credit, income to debt ratio, or lack of money to make a down payment. And, if they are unable to exercise the option to purchase, they lose the option money they put down.
