A building professional with a designation has dedicated time to learn about a specific building area of interest.
For example, choosing a professional who has earned the Certified Aging-in-Place Specialist (CAPS) designation ensures that your remodeler will know how to address common age-related barriers. They will modify your home so that you, or an elderly resident of your home, will be safe and comfortable. Common modifications include widening doors to accommodate wheelchairs or other mobility aids and installing shower bars to improve safety. Another sought out designation by home owners is a Certified Green Professional (CGP). THE BENEFITS OF PREPAYMENT
A: By making additional principal payments on your loan, you can significantly reduce the total amount of interest that you pay over the life of your mortgage. There are several online calculators that can help you calculate the savings. Try www.Bankrate.com or www.hsh.com/ calculators.html. Typically, the longer you have had the loan, the less you can save. If you just recently purchased your house, you could probably save a significant amount by increasing your monthly payment by $150 each month.
However, if your employer matches all or part of your contributions to a 401(k) plan, contributing up to the limits of the employer’s match may take priority overpaying down your mortgage. Also, if you don’t have an emergency fund that represents three to six months’ worth of living expenses, establishing this type of fund should take precedence overpaying down your mortgage. I would recommend you look at the big picture. Your age, income, financial goals, and other investments are all considerations you should consider. The closer you are to retirement, the less risk you want to take with your investments. After considering your individual situation, if no investment opportunity makes as much sense to you as paying down the mortgage, then that’s what you should do.

SHE HAD A CAMPER, AND A LITTLE BIT OF MONEY IN HER CHECKING AND SAVINGS ACCOUNT. I’M UNSURE OF WHAT TO DO NEXT. A: It sounds as though your cousin’s estate may qualify as a small estate under Louisiana law. If that is the case, then her assets/property can be transferred through a small estate affidavit. In order to qualify for a small estate, she must have died without a will and with less than $125,000.00 in property. Louisiana law has special rules about
who must sign the Louisiana Small Estate Affidavit. These rules differ depending on the decedent’s family situation. From the facts you provided, the affidavit must be signed by two adult heirs. If she had no other adult heirs, other than you then you must sign along with any other person who has knowledge of the facts listed in the small estate affidavit. If your cousin’s estate meets the definition of a small estate (less than $125,000) and qualifies for distribution by a Louisiana Small Estate Affidavit, the property can be transferred without having to open a succession in court. You should consult with an attorney to confirm the estate qualifies and can be transferred via an affidavit. Sorry to hear of your loss and good luck!
