Aging in place is more than living in your home, it is about enjoying your space safely, independently and comfortably regardless of your age or ability level. Certified Aging-in-Place Specialist (CAPS) professionals help people throughout Acadiana find solutions to address the unique needs of aging adults, such as widening doorways or installing grab bars in showers, without sacrificing the aesthetic value of the home. Installing smart home technology also offers a level of support for aging home owners. The Joint Center for Housing Studies of Harvard University (JCHS), defines smart home technology as a product connected wirelessly or through the internet that can be remotely accessible with a mobile device. Smart home products such as thermostats, lighting and electronic locks are options for persons with mobility challenges and can complement other aging-in-place modifications. A recent JCHS study asked remodelers about the home automation products or systems installed with aging-in-place renovations. The top home automated systems installed as part of an aging-in-place strategy included items related to safety and security (94 percent), climate control (83 percent) and lighting, electric and/or shade controls (67 percent). Remodelers reported that they most commonly received request for smart technology for the living room (94 percent), kitchen (93 percent) and home office (90 percent). Aging home owners interested in renovations need to be able to find a remodeler who is knowledgeable about smart home technology and home modification. The CAPS designation helps home owners have confidence that they’re working with an expert in aging-in-place renovation. IS PAYING CASH FOR REAL ESTATE RIGHT FOR YOU? Q: DOES IT MAKE SENSE TO BUY REAL ESTATE FOR CASH RATHER THAN TAKE OUT A MORTGAGE?

A: Well, that depends. To start, you should ask yourself, is there a better place to put my money? For example, is there an alternative investment that will produce like returns with equal risk? Or, is it simply more desirable to you to pay cash? A person’s decision to pay cash or take out a mortgage to finance property includes both economic and personal considerations. Paying cash cuts costs and wins bidding wars. So if you are in a bidding war with another potential buyer, a cash purchase will be a much more attractive offer to the seller because they don’t have to worry about a buyer backing out if finance is denied. You also have the benefit of a faster closing with a cash purchase which is also attractive for a seller. This can benefit you as the buyer as you may be able to obtain the property for a lower price via a “cash discount”. Some people simply don’t like to have debt, and would prefer to own their property outright. And, since there are several advantages the can
be obtained by paying all cash, such a desire is understandable. Also, if you pay cash, there is no mortgage application or associated fees, nor is there a need for private mortgage insurance. On the other hand, mortgages also have benefits. For instance, if you don’t have mortgage interest to write off on your taxes each year. And beware, if you pay cash for a residence, and then later refinance it, you may not be able to deduct the interest later. If the home requires major repairs or renovations, it may be tough to obtain a home equity mortgage down the road if the house was purchased with all cash. Not having a mortgage could negate a homestead exemption if you find yourself in debt in the future And, if you decide to pay cash, you should still insist on all of the protections that a lender would require (i.e. a title inspection, title insurance, survey, termite inspection, appraisal, etc.) The bottom line is that the option that works best for you is the one that gives you the biggest bang for your buck. It would probably be worthwhile for you to sit down with a tax professional or financial planner to review your particular situation, and to weigh the pros and cons of paying cash rather than financing.

Q: MY WIFE AND I WOULD LIKE TO BUY A NEW CONSTRUCTION HOME. WHAT IS THE BEST WAY TO NEGOTIATE WITH A BUILDER? A: To start, you should remember that builders are merely sellers. Their prices and terms are negotiable to the extent the market forces favor negotiation. For example, if a builder is having an easy time selling properties he constructs, the likelihood of him or her negotiating with you is limited. On the other hand, if the builder is having problems moving his properties, or must move them within a certain time period, then price and terms are more

likely to be flexible. When negotiating with a builder, you might want to consider methods other than direct price reduction. For example, you might prefer, and builders almost always prefer, a deal where the price stays the same or comparable to other houses in the area, but the builder throws in up-grades or credits at closing. This type of approach helps the builder maintain the appearance of price stability. And this is important because, ultimately, as a buyer, you also want strong prices. And remember, because builders often develop and use their own sale agreements, you should review all of the documents carefully before you sign anything.
