From eye-catching bright, bold hues to cool tones to convey a contemporary look, color is the cornerstone of home design. Each year, the leading paint manufacturers announce their most inspiring color and color palettes of the year. Colors that conjure up a sense of calm dominated the choices this year. If you’re interested in adding a splash of soothing colors to your home, you may want to add one or more of these popular hues into the mix. Classic Blue. This timeless

hue was selected as the Pantone color of the year. The classic blue is as simple as the name implies. Color trend analysts at Pantone say classic blue “brings a sense of peace and tranquility to the human spirit.” Not to be outdone, ‘Naval SW’ was the top choice from Sherwin-Williams as a “rich navy that creates a calm and grounding environment.” A blue hue was also a hit among PPG paint global color experts who selected Chinese Porcelain as the standout this year. Colorists describe the choice as blend of “cobalt and moody, ink blue that imparts calmness and restful sleep...”

Q: MY HUSBAND AND I HAVE PREPARED OUR WILLS, AND WOULD LIKE TO TELL OUR CHILDREN HOW TO HANDLE OUR ESTATE ONCE ITS TIME. SO, WHAT EXACTLY HAPPENS AFTER WE DIE? A: First of all, your executor or heirs will need to know that you have a will and where the original will is located. Please make sure that you revoke and destroy any prior wills you and or your husband previously prepared. Your heirs will also need to gather the your bills and bank statements over the last 30 days, including the bills for the funeral and burial. The funeral expenses are considered “administrative expenses” of the succession and are treated differently than all the other bills which the

decedent had at the time of their death. If you and your husband prepaid your funeral expenses, be sure to retain the receipts. The executor of your estate will then open the succession by filing certain legal d o c u m e n t s , including the original will, which will allow for the transfer of real estate (immovable property), bank accounts, stocks and bonds and any other assets that are in the decedent’s name, and arranges for payment of the debts of the decedent. To make this process as easy as possible on your heirs, you will want to keep all of your bills and bank statements in one place, and advise where that is. Tell them where the original will is, and also the locations of any life insurance policies as these are not a part of your will.

A: In every real estate transaction, there are closing costs. Anyone and everyone who had anything to do with the real estate transaction has their hand out at the closing. T h a t means the brokers, the surveyor, the attorneys, and anyone else who can stake a claim against the property or its owner. So if you had your property staged and asked that the decorators be paid at closing, then they too get a check. If you had the bathroom remodeled, and told the contractor he would be paid when the house sold, it’s time to pay up. We asked Jessica LeBlanc with Standard Mortgage, to give us some tips for the seller and here is what she recommends: • Offer a seller credit! When listing your home, offer a credit to the buyer to pay a portion of their closing costs. This could attract more buyers helping to your home in a more timely manner. The seller credit that you offer will be deducted from your net proceeds and applied towards the buyers purchase. Buyers are looking for credits from the seller and/or the lender in order to

reduce their out of pocket costs. Hire a Realtor. Time is money. Homes will typically sell a lot faster with a realtor involved. Not only will the home sell faster, but generally the whole process will go much more smoothly. Realtors are more familiar with the loan process than most buyers and sellers, which can help all parties feel at ease and help the process move efficiently. • Encourage buyers to use the same attorney who previously performed the title work on your past purchase. The title company may offer discounts to the buyer and you as the seller for past work performed. • Know who is involved. By being familiar with the lender, attorney, and realtors involved with the transaction you could find yourself moving faster in the selling process than you anticipated. Making sure that the lender is moving along with the process to meet your set close date is essential. Missing your close date will cost all parties more money. You could potentially have to make another mortgage payment and the buyer could lose their interest rate. If you do not have a realtor, contact the lender and ask if they could keep you informed as to where things are in the loan process to ensure the closing date is met. A respectable lender will always keep all parties informed. I hope this helps, and good luck! •
