Don’t Try this at Home: DIY Mistakes to Avoid

Spring is around the corner, so you might be motivated to tackle a household project that you’ve been avoiding all winter long. Regular household chores such as changing air filters or replacing lightbulbs are low cost and easy ways to keep your home running optimally. If you’re preparing to take on a bigger project, you may want to take an honest assessment of what you can accomplish or if you should hire a professional remodeler. Poorly executed ‘do-it-yourself’ projects can not only damage your home, but depending on the task, you can put yourself at a safety risk. Before you dive into your next DIY project, consider the following. Budgeting. Home projects can really add up if you avoid mapping out all the materials, tools and equipment needed to complete your project. If you are not a home remodeling professional, chances are you will not purchase exactly everything you need the first time you go shopping. A good rule of thumb is to budget for at least a 10 percent overage for project materials. Permits. Adding a wall or a deck? You might need a permit to complete your project. If you are not sure, contact your local city hall. Not all permits are intended to drain your home remodeling budget or serve as a roadblock to building, in many cases it is to ensure the job is done correctly. Avoiding this step can yield negative consequences such as being ordered by the city to stop work and paying hefty fines. Professional remodelers are knowledgeable about the permitting process.
Tools and Equipment. If you’re a home owner, you likely have at least one tool to manage small home repairs. ARE HOMEOWNERS’ ASSOCIATION RULES TOO RIGOROUS? Q: MY WIFE AND I ARE SERIOUSLY CONSIDERING BUYING A HOME IN A NEW DEVELOPMENT BUT ARE CONCERNED ABOUT THE RESTRICTIONS AND RULES OF THE HOMEOWNERS’ ASSOCIATION. WHAT TYPE OF THINGS CAN THE HOMEOWNERS’ ASSOCIATION REGULATE?

A: The homeowners’ association can and will likely exercise a lot of control over how you and your wife use your property. Most new subdivisions, and even some older ones, are subject to several restrictions that govern how the property can be used. These restrictions, often referred to as restrictive covenants, usually give the homeowners’ association a lot of latitude over how you use your property. You should know that some associations enforce each rule, regardless of how trivial the rule may seem to you. Depending on your lifestyle, you may or may not agree with their decisions. For example, some associations limit the colors you can use to paint your home, or the type of landscaping you can do. Others prohibit parking R.V.s or boats in the driveway. Some associations even prohibit basketball hoops in the driveway or front yard.
Other associations are more relaxed. Overall, however, most associations have one common goal, working to enhance the value of the homes in the neighborhood Rules vary from association to association, but they are almost always very detailed. If you have serious concerns about the neighborhood’s restrictive covenants, or if you don’t understand something, ask the Board for more information. If necessary, seek the advice of an experienced real estate attorney. Homeowners’ associations often have the authority to assess homeowners’ mandatory fees for maintenance of common property. You should check the associations’ bylaws and governing documents to determine how much these fees are, and how much they can be raised each year. Some associations can make substantial increases each year, while others cannot. The bylaws should also outline when and how special assessments can be made. If you are on a tight budget, a special assessment can be hard to take. Talking with other homeowners will give you a good idea of how often special assessments occur, and how much they have been in the past. If the association is run properly, they should be prepared and willing to answer your questions, so don’t be afraid to ask them.

Q: I AM MOVING AND IN MY ENDLESS PACKING, I FOUND BOXES OF OLD BILLS, TAX RETURNS, BANK STATEMENTS, PAYCHECK STUBS AND OTHER PERSONAL RECORDS THAT ARE SEVERAL YEARS OLD. SHOULD I KEEP, OR CAN I SHRED? A:Generally, the IRS has three years to assess additional tax upon an individual or company. However, if more than 25 percent of your gross income is omitted from a return, the IRS has up to six years to assess additional tax. And, if you fail to file a return, if you file a false or fraudulent return, or if you intentionally attempt to evade paying taxes, there is no time limit on how far the IRS can go back. To be on the safe side, you should keep copies of all records relating to your income tax returns for as long as they may be relevant

to the Internal Revenue Service in determining how much tax you owe. That said, the minimum amount of time you should keep most of your records is six years. You measure the amount of time you must keep records from the due date of your return or the date the return was filed, if later. Failure to maintain proper records can result in civil and criminal penalties. And, you should never throw away copies of your actual tax returns. You should also keep contracts, leases, corporate minutes, stock certificates, corporate and partnership records, all related correspondence, and supporting financial records indefinitely. Maybe you should consider a safe or safety deposit box to store the records if you don’t want to keep them in boxes in your next attic. Good luck!
