Q: MY WIFE AND I ARE CLOSE TO HAVING ENOUGH MONEY SAVED TO PUT A DECENT DOWN PAYMENT ON OUR FIRST HOME. HOW SHOULD WE GO ABOUT FINDING A REPUTABLE AND FAIR LENDER? A: To begin with, you must comparison shop. Whether you and your wife do the legwork yourselves, or hire someone to do it for you doesn’t matter. What matters is that you shop around. A quarter or half a percentage point can make a big difference, even on a small loan. For example, suppose you and your wife are in the market for a 3 -year, $1 , fixed rate mortgage. If you comparison shop, and are able to obtain a mortgage that is, for example, .5 percent lower per year in interest charges than you would otherwise have gotten, you and your wife will save about $14, over the life of the loan. And, you can double those savings for a $2 , mortgage. And, although I encourage you to find the lowestcost lenders, I must first issue a word of caution. If someone offers you a deal that is way better than the other lenders you have spoken with, be skeptical. That lender may be baiting you with a loan that doesn’t exist or one for which you can’t qualify. There are many different types of companies that offer mortgages today. As you might expect, the most common mortgage originators are banks, savingsand-loan institutions, and mortgage brokers. If you and your wife have selected an experienced real estate agent to help you find the home of your dreams, he/she should be able to rattle off a list of reputable lenders and mortgage brokers in the Lafayette area. You should also compare these lenders’ rates with the rates of some other mortgage lenders that you find on your own. Real estate brokers, agents and others in the real estate trade, can serve as useful references for steering you toward the top-notch lenders and away from the losers. When you and your wife start interviewing lenders, below are some of the traits you might want to look for:

Straight Forward - Good loan agents explains the various loan programs that they have to offer in plain English. Be wary of loan agents that use double-talk, jargon, or confusing lingo. Additionally, good loan agents shouldn’t be afraid to show you how their loan programs compare to their competitors’ loans. Local Lenders - To some borrowers, it is important that things are handled locally. If this is important to you and your wife, look for a lender that approves your loan locally. This means they don’t send your loan application to an out-of-town loan committee for approval. Also, good lenders use appraisers who are familiar with the local real estate market and have experience appraising the types of property that are commonly sold in the area. And, good lenders should actively work with you and your real estate agent to get your loan approval. Market savvy - A good lender understands the type of property that you want to buy, and knows what type of loan is necessary for your purchase. This type of snag generally occurs when an un-experienced mortgage broker tries to find you the lowest possible interest rate, without knowing whether it is suitable for the purchase you are contemplating. Competitive - Good lenders are competitive. You shouldn’t be afraid to ask the lender that you and your wife like best to match the interest rate of the lowest-priced lender you find. At worst, they will turn you down - but it can’t hurt to ask. At best, you’ll get the lender and the loan terms you want. Detail-oriented – Good lenders are detail orientated and work hard to meet closing deadlines. This means that they approve and fund loans on time. An experienced agent will know which lenders deliver on their promises and which don’t. This is an important one, because missed deadlines may kill the whole deal.
THE TAX BENEFIT OF BUYING A HOME Q: WHAT EXACTLY IS THE TAX BENEFIT OF BUYING RATHER THAN RENTING? A: If you are a homeowner, the IRS and most state governments allow you to deduct, within certain limits, mortgage interest and property taxes when you file your annual income tax return. and property taxes you paid on your home that year are itemized deductions. Essentially, on mortgage loans, you may deduct the interest on the first $1, , of debt, as well as all of the property taxes. You can also deduct the interest costs on a second mortgage or home equity loan, up to a maximum of $1 , borrowed.

The seminar will be moderated by Monty Warren of Beau Box Commercial Real Estate.
