Q: I’M CONSIDERING BUYING A HOUSE THAT’S OFFERED FOR SALE “AS-IS.” CAN I STILL HAVE AN INSPECTION DONE ON A HOUSE THAT IS OFFERED FOR SALE “ASIS”? A: Unless the seller prohibits it – and that’s highly unlikely, not only can you have an inspection, but you should. In the vast majority of closings, except for new construction, the seller is selling the property “as-is”. There are a few reasons that houses are offered for sale “as-is”. For example, sometimes the seller knows of problems, and has disclosed them to the buyer, but just doesn’t want to be bothered with fixing those problems or hiring someone to fix them for him. Also, the house might be part of an estate, and the family members that are selling the house may have no clue as to the home’s condition or past maintenance. If the house is being sold as part of a corporate relocation program, information about the house’s condition and history may be very limited. Just because a house is offered “as-is” doesn’t mean the seller won’t deal some on the sales price.

This is usually where an inspection comes in. A good inspector will explain the various types of inspections that are available, and a full inspection should uncover things such as a leaky roof, bad plumbing, electrical problems, air-conditioning problems, and foundation problems. Once your inspector has finished his inspection report, you know the score, and can make a more informed decision on whether to walk away or negotiate a price that will cover necessary repairs. If the inspection finds major problems, sometimes the seller has no choice but to negotiate, because there won’t be a sale otherwise. For example, some lenders won’t loan money for a house that has a rotten or leaky roof. As a buyer, to protect yourself, you should have an inspection contingency written into your purchase agreement. For example, you can make the sale contingent upon the inspector finding that the home needs less than $1000 in repairs. This will give you the opportunity to renegotiate, or an out should you decide the home’s problems are more than you can handle. Absent such a contingency, all an inspection will do is tell you what problems you will be facing as the home’s new owner.

Q: A FRIEND OF MINE RECENTLY LOST HER WHOLE HOUSE TO A FIRE, AND IT OCCURRED TO ME THAT I REALLY DON’T KNOW MUCH ABOUT MY INSURANCE COVERAGE. FOR INSTANCE, IF MY HOUSE WAS TO BE DESTROYED BY FIRE, WHAT KIND OF INFORMATION WOULD OUR INSURANCE COMPANY NEED FROM US IN ORDER TO PROCESS OUR CLAIM? DO I NEED TO DO ANYTHING TO PRESERVE A CLAIM? A: You won’t have to produce a copy of your policy. Your insurance company can provide you with a copy. As for other types of information you will need, the more you have, the better. In almost all cases, you will be asked to list, item by item, what you owned. This can be a very tedious and stressful process, especially, when you have been ousted from your home. To ensure the claim process goes smoothly, you should make a detailed inventory of your belongings now. You should also photograph or videotape the interior and exterior of your house. Of course, you should store this list and the video or photos somewhere other than your home, because you don’t want them to be destroyed ACADIANA HOMEFINDER

along with your possessions. Pictures and/or video footage are important because, not only can they help you identify precisely what you owned, but they can also help you remember your smaller possessions. If you forget things that you had in your house, and those items aren’t accounted for in your claim, they won’t be replaced. Obviously, you don’t want this to happen. Of course, there are a few exceptions to this rule. For example, you won’t be forced to prove that you owned common basics, like kitchen utensils, etc. If you don’t have photographs or a video of your possessions, your insurance company may accept other types of proof instead (i.e. affidavits from friends attesting to your ownership of various items). Canceled checks, credit-card receipts and billing statements, bank statements, and warranty information can also help build a paper trail. If the originals are destroyed, copies can frequently be requested from the issuing banks and companies. Finally, all homeowners should review their insurance coverage regularly to make sure it’s adequate. A professional builder will be able to provide you with names and contact information of customers. When you connect with a reference, talk to them about their experience working with the builder in terms of planning, timelines and budgeting. Get to Know Your Builder Once you’ve narrowed down your list, make sure the home builder has substantial experience building the type of home you want. You can ask to see model homes, example floor plans and design options. Some builders have professional designations which is a sign that the builder has expertise
