What Americans Love—and Hate— About Their Homes During Coronavirus Originally Written by Clare Trapasso for realtor.com There’s nothing like a pandemic forcing you to stay indoors to help you realize what’s really important in your living space. As millions of Americans shelter in place, they’re realizing what they love—and what they desperately want to change—about their homes and neighborhoods. The quality people valued most in their current living situation was being in a quiet neighborhood with outdoor space that’s near grocery stores and pharmacies, according to a realtor.com® survey of 1,300 homeowners and renters. The survey was conducted during the week of April 5. About 13% of respondents ranked each of these characteristics highly. “After more than a month of stay-at-home orders, it’s safe to say Americans are really getting to know what home features work and don’t work for their families,” realtor.com’s chief marketing officer, Nate Johnson, said in a statement. That outdoor area in a quiet community can provide fresh air and a much-needed mental health break from those who have been cooped up at home for too long. Ten percent of folks also appreciated having an updated kitchen, all the better for preparing meals at home when dining out is not an option. About 9% of participants liked their natural light, and 6% appreciated flexible spaces that can be used for crafting, gaming, or exercise.

What folks yearned for the most—but didn’t have—in their homes was more space. Hey, it’s hard to be quarantined with everyone on top of everyone else! About 19% of survey participants dreamed of additional square footage, while 13% wanted an updated kitchen and 11% wanted a home gym. Updating the style of the home, wanting more natural light, and adding a yard or patio all ranked highly, with about 9% of participants each. An additional 6% hoped for an extra bathroom. And since they’re stuck at home, many folks are making the best of it by finally getting around to their do-it-yourself lists. About 32% of those surveyed said they had started a home improvement project, and another 15% plan to embark on one. “As we move forward, we expect the shelter-in-place experience to have a significant influence on home-buying trends and how buyers prioritize home features, neighborhoods, and home improvement projects,” Johnson said in a statement. The most common DIY project was finally getting around to cleaning out the closets or the garage, at 21% of participants. That was followed by gardening and planting, at 17%; painting, at 13%; redecorating a room, at 10%; and rearranging the furniture, at 9%. In addition, folks were keen on adding artwork or decor to their homes, at 7%; adding a home gym or workout space, at 5%; and installing an office or workspace, at 4%. ACADIANA HOMEFINDER

NOTICE TO VACATE DURING PANDEMIC Q: CAN I EVICT MY TENANTS DURING THE GOVERNOR’S STAY AT HOME ORDER? IF NOT, HOW TO I COLLECT UNPAID RENT?

A: Evictions are suspended statewide until at least May 15, 2020 per the Governor’s recent extension of the Stay at Home Order. The federal government has also suspended evictions from certain properties with mortgages backed by Fannie Mae, Freddie Mac, and the U.S. Department of Agriculture. However, the payment of rent has not been suspended during this time. As a landlord, you can still give the Notice

to Vacate to your tenants. If they don’t move, you cannot force them off the property because you cannot file a court petition to evict right now. If your tenants cannot pay rent during the crisis, I encourage you to try and work with them on a payment plan of some sort. If your tenants were problematic before the crisis, this may not be a solution you want to consider. When the courts reopen, you can evict your tenants. What you cannot do is: lock them out, throw out their belongings, or cut of the utilities without going through the court eviction process. Good luck!

A: As discussed in previous articles, the federal government passed the Families First Coronavirus Response Act (“FFRCA”) which expanded the leave allowed under the FMLA and provided for emergency sick pay for Coronoavirus. As a business owner, you are probably aware that FMLA under normal circumstances only applies to businesses with 50 or more employees. Under the expanded FMLA provisions for Coronavirus, businesses with 500 or less employees qualify. You should consider having written Covid-19 sick leave/FMLA leave and policies that incorporate the expanded leave and emergency sick pay.

Secondly, you establish objective criteria for selecting who returns to work if not all of your employees can return at once. This will protect you from possible discrimination or retaliation claims from employees who are not selected to return to work. The EEOC’s website, www.eeoc. gov, may have helpful information related this topic. Thirdly, consider implementing OSHA Safety Standards, such as OSHA’s Personal Protective Equipment (PPE) standards, which require using gloves, eye and face protection, and respiratory protection when job hazards warrant it. There are also standards related to sanitation and exposure to hazardous chemicals (some sanitizers and sterilizers could contain hazardous chemicals) that you may consider implementing. How to Maximize Weekend

One of the most exciting steps in the home buying process is walking through the home you might live in one day. Whether it is a new or newly-renovated home, touring a home in person will help you with your purchasing decision. Sellers and real estate agents often allow potential buyers to explore homes to generate interest through an open house. Potential buyers (or curious neighbors) can walk around the property and ask detailed questions about the home during an open house. If you are ready to attend an open house and want to make the most out of your visit, consider the following tips.

Meet the Listing Agent Introduce yourself to the listing agent and let them know your interest in the home. The agent will provide their contact information, literature about the home and offer to show you the unique features. Fill in the sign-in sheet if available so the agent has your information as well. Ask Specific Questions about the Home You can learn the details of the home that are not listed online or in marketing materials by asking the agent the right questions. Ask if the home price has changed, how long the home has been on the market and what offers have been made to purchase the home. If the home price has dropped several times or has been on the market for a significant amount of time it could be a sign there are issues with the home. You may have room for price negotiation depending on how many offers have been made on the home.

Look for Potential Home Damage Before purchasing a home, it is best practice to get a home inspection. Before you get to that point, at an open house you can spot problems by looking closely. Warped flooring or a musty smell can be a sign of previous water damage or flooding. Black spots near kitchen and bathroom sinks could indicate mold. The home could have foundation problems if you notice cracks in the ceiling or drywall. Beware of these red flags to avoid significant home repairs in the future. Beware of Unfinished Construction Sometimes a seller runs out of money to finish a home improvement project. If you see exposed wires or a stack of material in a corner of a room, ask the seller about it. This could also be a sign that a contractor had issues finishing a project due to structural issues. Either way, it’s important to understand the underlying issue so you can be aware of what you may be dealing

with. Some lenders may be unwilling to loan money if the house has unfinished construction. Explore the Neighborhood After viewing the home, walk and drive around the neighborhood. Any new development? How is the curb appeal of the nearby residents? If you notice several for sale signs in the front yards of homes on or near your block it maybe an underlying neighborhood issue. If you’re interested in the home, drive-by at different times on different days to gauge noise levels and traffic patterns.
