7 Easy DIY Porch and Patio Projects to Make Summer Quarantine Feel Like a Breeze Written by Larissa Runkle for realtor.com The days are getting warmer and, if you’re lucky enough to have a tiny square of patio to call your own, you’re probably spending a good bit of time outside. But even our outdoor spaces can start to wear thin after a while— especially if they’ve taken a beating from the winter months, or you’re just sick of looking at the same sad sofa cushions. Now that you’ve had a chance to tackle some indoor DIY projects, why not move your home improvement plans outside? This week, we’re bringing you a final bit of quarantine DIY inspo so you can spruce up your front porch or back patio, just in time for all the nice weather ahead.Here are seven patio projects you can do yourself in a weekend’s time. 1. Build your own flower boxes Porch railing planters are a great way to get in a bit of extra garden space—even when you don’t have a full garden to begin with. “This is a great DIY project,” says designer Kayla Goldstein of Kayla LLC. “Besides working up a sweat, it’ll give your porch a lot of personality and privacy.” Paint them to match an accent color or to contrast the colors of your porch. Just be sure to get plants that are easy to maintain and can survive your climate, Goldstein cautions.

2. Install new porch lights You won’t need to spend a whole day on this project, but that doesn’t make the payoff any less impressive. “Outdoor lighting takes a beating after years of being exposed to the elements,” says Vineta Jackson, home improvement expert for The Handyman’s Daughter. “A new porch light can perk up an entryway in as little as an afternoon, as long as you know how to wire the fixture safely.” 3. Add a porch swing or bed Swings aren’t just for the kids; in fact these very-adult nostalgic decor pieces are just about guaranteed to breathe fresh life into your tired porch scheme. “You can buy these, but they’re actually very easy and inexpensive to make,” says Carmen Smith, owner of Living Letter Home. “If you want a new take on the swing, try your hand at a porch swing bed. They’re so comfy and inviting and may be even easier to make than your swing.” 4. Repaint the front door There’s nothing quite like a fresh coat of paint to refresh your front porch, especially if that means adding color to a main focal point—like the front door. “Paint can go a very long way,” says Smith. “Whether from a distance or up close, a small pop of color on the front door can be a super way to make your home seem just a touch more cheerful. The color you choose is also a great way

to show your personality.” Plus, if you end up hating the color, paint is cheap— so you can just try again. 5. Hang some whimsical curtains Make your front porch feel like an outdoor oasis by hanging a set of sheer curtains. “Curtains on a front porch can completely change the feel,” says Smith. “If you’re in the South, curtains can be both a design choice but also a necessity to help keep bugs out. Opt for lightweight, sheer curtains so as to avoid blocking light.” 6. Get a bar cart “If you can’t go out to the bar, bring the bar to your backyard,” Jackson says. This DIY outdoor end table features a built-in planter box that can be swapped out for an ice bucket in seconds. 7. Buy new outdoor furniture If your porch furniture is feeling as tired as you are after all these days in quarantine, it might be time to switch things up. “This is a bit more expensive, but changing out your furniture can completely give the space a new feel,” says Smith. You can go with a modern style with clean lines, or the more traditional style with wood or woven material. If you’re unable to buy all new items, get a fresh look by rearranging your stuff or buying new pillows or cushions for your existing furniture.

A: In short, no. The power of attorney terminates automatically upon death of your mother. Louisiana law provides for a number of circumstances in which a power of attorney or “mandate” may be terminated, and one of these circumstances is the death of the principal (your mother), or the mandatary (your sister). Therefore, since your mother is deceased, your sister no longer has

authority to act on her behalf pursuant to the power of attorney. If your sister is unaware that the power of attorney has expired, by virtue of your mother’s death, I suggest that you immediately explain to her that she is no longer authorized to act on her behalf. In order to insure that no further actions are taken on behalf of your mother pursuant to the power of attorney, you may also wish to contact banks and other businesses which may have been handling assets or other matters for your mother, to let them know that since she is deceased, your sister is no longer authorized to act on her behalf. If you continue to have questions or issues with your mother’s estate, you should contact an attorney who specializes in successions. Good luck!

Q: I KNOW THAT I CAN ASK MY EMPLOYEE’S WHETHER OR NOT THEY HAVE EXPERIENCED SYMPTOMS CONSISTENT WITH COVID-19, BUT CAN I ACTUALLY ADMINISTER A COVID-19 TEST TO MY EMPLOYEES? A: According to the EEOC guidance for employers regarding COVID-19, an employer may choose to administer COVID-19 testing to employees before they enter the workplace. The ADA requires that any mandatory medical test of employees be “job related and consistent with business necessity.” When applying this standard to the current circumstances of the COVID-19 pandemic employers may take steps to determine if employees entering the workplace have COVID-19 because and

individual with the virus will pose a direct threat to the health of others. As such, you can administer COVID-19 testing. The logistics of this could be problematic, i.e. where will testing take place, who will administer it, etc. You must be consistent with ADA standard and ensure that the tests are accurate and reliable. The FDA and CDC can provide guidance on what may or may not be considered accurate testing. You should also consider the incidence of falsepositives or false negatives associated with a particular test. A test will not rule out whether or not an employee will acquire the virus later-so this may not be the most accurate way to screen your employees. If you do decide to implement testing, you should still require that your employees continue to observe infection control practices.

Help for Home Owners During Pandemic Recovery

With the outbreak of COVID-19 this spring, several states across the country issued stay-at-home orders, forcing most Americans to spend much more time in their homes than ever before. As a result, homes have taken on a new meaning as they became our new offices, playgrounds, sporting fields, entertainment venues and a safe refuge during this challenging time. The good news is the U.S. homeownership rate increased at the beginning of this year, according to a new analysis by the National Association of Home Builders (NAHB). The Census Bureau’s Housing Vacancy Survey (HVS) shows the number of home owners rose by 2.6 million in the first quarter of 2020, bringing the U.S. homeownership rate to 65.3 percent. The number of home owner households has been climbing since the third quarter of 2015 and homeownership rates among all age groups increased in the first quarter 2020. The data reveals that millions of families were able to hunker down in a place they owned as the pandemic unfolded. Home owners who are experiencing financial hardship as a result of COVID-19 should be aware of mortgage payment options available. The U.S. Department of Housing and Urban Development recommends that home owners should continue to make their monthly mortgage payments if they can. However, Fannie Mae and Freddie Mac announced options for home owners if their ability to pay their mortgage is impacted by COVID-19. If a loan is owned by Fannie Mae or

Freddie Mac, borrowers may be eligible to delay making their monthly mortgage payments for a temporary period during in which late fees won’t be incurred and foreclosure and other legal proceedings will be suspended. The Federal Housing Finance Agency is urging consumers to watch out for fraudulent calls, emails or text messages posing as Fannie Mae or Freddie Mac, requests for upfront cash for mortgage relief, or unsolicited offers for mortgage assistance.
