Top Home Features Boomers Want By William LeBlanc, President, Acadian Home Builders Association
have a few distinct preferences when it comes to home location and features, according to a recent survey from the National Association of Home Builders (NAHB). The survey asked first-time buyers and existing home owners across different age groups to rank features based on how essential they are to a home-purchasing decision. Boomer home buyers overwhelmingly preferred to live in the suburbs compared to other age groups. When asked about community features, boomers want to be near retail space. They also had a strong preference to live in a pedestrian-friendly community with walking/jogging trails and a park area. Compared to millennials, playgrounds and swimming pools are not popular community features for boomers. The survey revealed different preferences for home size across age groups. Older buyers preferred a smaller house with high-quality products and amenities compared to millennial home buyers. Only a few older home buyers in the survey preferred a home with more than one story, compared to a majority of younger home buyers. There also were striking differences between age groups when asked about bath and specialty rooms. Nearly half of older home buyers consider a full bath on the main level essential, compared to less than a third of younger home buyers. A significant percentage of older home buyers did not want a whirlpool tub, skylight or dual toilets in the master bath, compared to younger home buyers. Specialty rooms associated with entertainment, such as a media or game room, appeal less to boomers compared to millennials. Although most home buyers in each generation consider energy efficiency an essential or desirable home feature, this preference increases significantly with age. A majority of millennials (76 percent) want ENERGY STAR-rated windows in their homes, compared to an overwhelming majority of boomers (91 percent).

BUYING OUT MY EX Q: MY HUSBAND AND I ARE CURRENTLY IN THE PROCESS OF GETTING A DIVORCE. OUR HOME WAS APPRAISED IN 2010 FOR $150,000 AND MORE RECENTLY FOR $177,000. I THINK THE MOST RECENT APPRAISAL IS TOO HIGH. I’M WORRIED THE APPRAISER INFLATED THE VALUE. I AM LIVING IN THE HOUSE, AND MY HUSBAND WANTS ME TO BUY HIM OUT. A: Typically, appraisers use Fannie Mae’s Uniform Residential Appraisal Report for singlefamily homes. The report asks the appraiser to describe the interior and exterior of the property, the neighborhood and nearby comparable sales. The value of your home may have increased due to improvements you have made to home over the past six or seven years, or the neighborhood may have boomed, and the comparable sales in your area are valued more than those seven years ago. If you are still feeling unsettled, you should ask yourself if there is a reason to question the appraiser, i.e. is he a friend of your husband or
are there some other reasons for the red flags? You can consider obtaining a second appraisal if you genuinely have concerns about the initial appraisal of the home. But, let’s say that your house is really worth $177, like the appraiser suggests. If you were to sell it, it’s fair to subtract what would have been the costs of actually selling the property. For example, let’s assume that you have live in the house for the last year or so while the two of you were separated. And let’s further assume you’ve paid the taxes, the mortgage, and have been responsible for upkeep of the property. If you sell the house now, it’s also fair to assume that you’ll pay approximately 6 percent commission on the sales price. If this is the case, once you come up with an appraisal that you and your soon-to-be-ex-husband can agree on, you should then subtract his half of the costs, including the sales commission. During an inspection, the inspector will review readily accessible exposed portions of the structure of the home, including the roof, attic, walls, ceilings, floors, windows, doors and foundation, as well as the HVAC system, interior plumbing and electrical. While the purpose of the home inspection is the help you learn as much as you can about the condition of the property, and minimize the possibility of unpleasant surprises, unexpected costs, and post-purchase headaches it is not a guarantee of any kind on the condition of the property.

The first thing you should do is review the contract with the home inspector. You are looking for confirmation that you obtained a home inspection versus a warranty evaluation, and the home inspector was licensed. Licensed home inspectors are required to carry a minimum of $3 , in Errors & Omissions Insurance, which protect both the client and the real estate agent in case the inspector inadvertently misses or omits a major defective system component from his inspection report. The contract should have also outlined what the home inspector duties and obligations were in relation to the inspection of the home, and whether the foundation was a part of the inspection. Also, review the inspection report for any comments related to the inspection of the foundation. You only have one year to file an action for damages against your home inspector from the date of the inspection, so if you feel as though he misses a major part of the inspection then you should consult with an attorney as soon as possible to preserve any action you may have.
