Gone are the days when driving through a neighborhood or asking friends and family for a recommendation were the only ways to find a new home. Conducting your house hunt online has become the new standard, for millennials and boomers alike. Websites such as Realtor.com, Redfin. com and Trulia.com have maps, photos and even virtual tours of homes for sale. Below is a guide to using technology to help find your new home. Check for Updated Content. If you’re looking to purchase a home within the next six months, you’ll want to utilize a website that updates its content frequently. Real estate agents have access to up-to-theminute data from a multiple listing service and are a good starting point for accurate and recent information.

Don’t Overlook Mobile Apps. Another resource to boost your new home search are mobile apps. Most apps have features that allow you to easily share listings with family and friends via text message, email or social media. Phone numbers and emails are optimized on apps, which makes it easy to contact listing agents.

Look for Details. Almost all websites and mobile apps with home listings have photos and maps. Not all websites have details about the type of neighborhood in which a home is located. Does the area have a good school system? What crimes have been reported in the area? At what price points have homes in the area recently sold? You should utilize websites that provide a complete profile of your future home and neighborhood, so you can make a more informed decision about your purchase.

Consult a New Home Directory. If you’re having trouble finding a new home that fits your needs, you may want to seek out a custom home builder. A home builder can create a design that fits your specific needs. Check out a list of local home builders on www.acadianhba.com.

Sign up for Notifications. In a hot market or desirable neighborhood, affordable homes are sold quickly. LOST ORIGINAL, WHAT HAPPENS NEXT?

Q: MY SISTER RECENTLY PASSED AWAY SUDDENLY AND WE CANNOT FIND THE ORIGINAL WILL SHE PREPARED LONG BEFORE HER DEATH. UNFORTUNATELY, HER HOME FLOODED IN AUGUST 2016, AND MY SIBLINGS AND I THINK THE ORIGINAL WILL MAY HAVE BEEN LOST OR DESTROYED IN THE FLOOD. WHEN SHE HAD THE WILL PREPARED, SHE GAVE ME A COPY FOR SAFEKEEPING. CAN I USE A COPY RATHER THAN THE ORIGINAL? WHAT IF IT’S CONTESTED? A: I’m sorry to hear of your recent loss, and I hope that probating the succession is drama free. However, it sounds like it might not be. Regarding the lost will, in Louisiana when a will cannot be found at the testator’s (your sister) death, there arises a presumption that the testator has destroyed the will with the intent of revoking it. This presumption may be overcome by “clear proof” of the following: 1. The testator made a valid will; 2. of the contents or substantiality of the will; and 3. that the will was not revoked by the testator. In your case, it sounds as though you can easily satisfy the validity of the will, and the contents of the will since you have a copy. The problem will be to overcome the presumption that your dad did not intend to revoke the will. According to Louisiana law, the proof required to refute the presumption will be determined on a case by case basis and really depends on the weakness or strength of the evidence surrounding the lost original. The evidence surrounding the lost original appears strong in that your sister’s house was flooded, and is reasonable to conclude that important documents, such as the will, could have been destroyed. The court will hear testimony on the matter from you, and any other witnesses who can attest to the existence of the will, the location of the will, the totality of the damage to your sister’s home. The court will also hear evidence if the will is contested. Following hearing all of this, the court will then make a decision on the validity of the will. It is definitely in your best interest to consult an attorney who can assess all of the facts and evidence that you have. Good luck!

Q: MY HOUSE IS FOR SALE AND HAS BEEN ON THE MARKET FOR AGES. A FRIEND OF MINE HAS PROPOSED TO PURCHASE THROUGH A RENT TO OWN AGREEMENT. CAN I DO THIS? A: A lease option basically means you are leasing or renting property with an option to buy it at a future date. The future price of the property should be fixed at the time the leaseoption is signed. And, you must exercise the option to purchase within a certain period of time. The buyer pays a fee for the option to purchase at some point in the future. This amount can vary depending on the type of property at issue, and the ultimate purchase price. If you agree, the option money can be applied towards the down payment if the buyer ultimately decides to exercise the option. Like in your case, a lease option might be used when the seller is having a difficult time selling the property. Sometimes, a seller can get a higher price with a lease option than they could if they were selling it in a normal transaction. And, if a seller is having a hard time selling the property out right, at the very least, a lease option may cover their mortgage payments, so they don’t have to come up with extra money each month to pay their monthly mortgage payments. If the buyer is later unable to exercise the option, you get to keep the option money. Oftentimes, a buyer can’t qualify for a conventional home loan so they try a lease option thinking that they might be able to qualify sometime in the future. Frequently, even after a period of time has passed, they still can’t qualify - whether it’s because of poor credit, income to debt ratio, or lack of money to make a down payment. And, if they are unable to exercise the option to purchase, they lose the option money they put down. It can be a tough decision to make, good luck! WWW.THEADVERTISER.COM
