Safety Remains Top-of-Mind at Open House Event

Forty-five percent of recent buyers used open houses as a tool to find their dream home, according to the National Association of Realtors®. As the summer buying season heats up, more and more open houses will pop up in the neighborhood. While they can be a great resource for potential buyers and selling strategy for homeowners, safety at open houses is always an important concern. Realtors® are advised and trained to take specific safety precautions when working an open house. For instance, Realtors® should always work with another person, have all visitors sign in upon arrival, avoid attics and basements, and check in with their office regularly throughout the day. Open houses can also be a challenge for homeowners.

Stay safe by practicing these guidelines. •To avoid theft, Realtors® advise their clients to lock up valuables, as well as prescription pills and important documents. •Check your cell phone’s strength and signal prior to the open house. Have emergency numbers programmed on speed dial. Carry an extra, fully charged cell phone battery. •Determine several “escape” routes that you can use in case of an emergency. Make sure all deadbolt locks are unlocked to facilitate a faster escape. •Turn on the lights and open the curtains. These are not only sound safety procedures, but also great marketing tactics. •Make sure that if you were to escape by the back door, you could escape from the backyard. Frequently,high fences surround

yards that contain swimming pools or hot tubs. •When prospective buyers begin to arrive, jot down thier car descriptions, license numbers, and physical descriptions. •When showing the house always walk behind the prospect. Direct them; don’t lead them. Say, for example “The kitchen is on your left,” and gesture for them to go ahead of you. •Notify a friend or relative that you will be calling in every hour on the hour. And if you don’t call, they are to notify the police immediately. •Inform a neighbor that you will be showing the house and ask if he or she would keep an eye and ear open for anything out of the ordinary. GENERAL COUNSEL WE HAVE A WILL, SO NOW WHAT? Q: MY HUSBAND AND I HAVE PREPARED OUR WILLS, AND WOULD LIKE TO TELL OUR CHILDREN HOW TO HANDLE OUR ESTATE ONCE ITS TIME. SO, WHAT EXACTLY HAPPENS AFTER WE DIE? A: First of all, your executor or heirs will need to know that you have a will and where the original will is located. Please make sure that you revoke and destroy any prior wills you and or your husband previously prepared.

Your heirs will also need to gather the your bills and bank statements over the last 30 days, including the bills for the funeral and burial. The funeral expenses are considered “administrative expenses” of the succession and are treated differently than all the other bills which the decedent had at the time of their death. If you and your husband prepaid your funeral expenses, be sure to retain the receipts. The executor of your estate will then open the succession by filing certain legal documents, including the original will, which will allow for the transfer of real estate (immovable property), bank accounts, stocks and bonds and any other assets that are in the decedent’s name, and arranges for payment of the debts of the decedent. To make this process as easy as possible on your heirs, you will want to keep all of your bills and bank statements in one place, and advise where that is. Tell them where the original will is, and also the locations of any life insurance policies as these are not a part of your will.

When listing your home, offer a credit to the buyer to pay a portion of their closing costs. This could attract more buyers helping to your home in a more timely manner. The seller credit that you offer will be deducted from your net proceeds and applied towards the buyers purchase. Buyers are looking for credits from the seller and/or the lender in order to reduce their out of pocket costs. •Hire a Realtor. Time is money. By being familiar with the lender, attorney, and realtors involved with the transaction you could find yourself moving faster in the selling process than you anticipated. Making sure that the lender is moving along with the process to meet your set close date is essential. Missing your close date will cost all parties more money. You could potentially have to make another mortgage payment and the buyer could lose their interest rate. If you do not have a realtor, contact the lender and ask if they could keep you informed as to where things are in the loan process to ensure the closing date is met. A respectable lender will always keep all parties informed.
