How to Find a Builder Right for You

If you’re thinking about buying a new home, one key decision you’ll have to make is finding a home builder. Working with an experienced, professional builder can make a difference when it comes to creating your dream home. Seeking out a home builder that will meet your expectations involves targeted research and asking the right questions. Below are some steps you can take to find a builder who is right for you. Make a List of Potential Builders With so many companies to choose from the best first step is to make a list of potential builders. Acadian Home Builders Association has a list of builders who work in this area. If you want to add more names to your list, consider reviewing the real estate section of the local newspaper for builders and projects. Many builders advertise what type of homes they construct and may offer a price range. Another great source is local real estate agents or asking friends and relatives for recommendations. Ask Questions Once you’ve generated a robust list of potential builders, reach out and ask questions. You can start by asking about associated costs in the short and long term such as

financing options, fees, homeowner’s association dues and estimated taxes on the property. Don’t forget to secure references of recent buyers. A professional builder will be able to provide you with names and contact information of customers. When you connect with a reference, talk to them about their experience working with the builder in terms of planning, timelines and budgeting. Get to Know Your Builder Once you’ve narrowed down your list, make sure the home builder has substantial experience building the type of home you want. You can ask to see model homes, example floor plans and design options. Some builders have professional designations which is a sign that the builder has expertise in a specific area of building, for example, Certified Green Builder (CGP).

Q: OUR NEIGHBORS OWN THE LOT BETWEEN OUR HOUSE AND THEIRS, BUT THEY ARE NOT USING IT. WE ARE ON FRIENDLY TERMS WITH THEM AND WOULD LIKE TO BUY THE LOT, OR IF POSSIBLE, LEASE A LARGE PORTION OF THE LOT SO THAT WE CAN EXPAND OUR SIDE PATIO AND GARDEN. ANY SUGGESTIONS ABOUT HOW WE SHOULD GO ABOUT THIS, AND HOW TO DECIDE ON A FAIR PRICE? A: If both parties are in agreement, it’s relatively straightforward. The most important thing is for both you and your neighbors to think this plan through very carefully before committing to anything in writing. If you decide to lease the lot instead of buy it, there are a few things you should consider. First, are there any restrictions on what you can do with the property? I know you said you wanted to expand your garden and patio, but that can mean different things to different people. For example, are there any limitations on what you can and cannot plant? Can you pour a cement slab for your patio, or do you have to use a more temporary surface like brick or stone pavers? Can you erect structures on the lot, such as a greenhouse or shed? You will also need to decide how long the lease is going to run, and whether or not a security deposit is going to be required. And, are you going to be required to return the property to its original condition (…to lawn, for example) when the lease ends? As for rent, one way to calculate it would be

to start with a percentage of the assessed value of the land. To make it legal, you should reduce your agreement to writing. You should include a legal description of the land and a reference to the portion of the lot you are leasing – if you are not leasing the entire tract. You should be able to get the legal description of the lot from the cash sale that your neighbors signed when they bought the property. The tax assessor may also be able to give you a legal description of the property if you have a street address and the full name of the current owner. If you decide to purchase the property from your neighbor, there are some different things to take into consideration. First, if you are not going to buy the entire lot, you will need to check the city’s lot size restrictions to make sure that carving off a section of your neighbor’s lot doesn’t make it so small that it violates your area’s minimum lot-size rules. If you live in a planned subdivision, you will need to check with the homeowner’s association and review the subdivision restrictions to make sure there isn’t anything that would prohibit your purchase. If there are no problems there, the next step would be to hire a surveyor to survey the neighbor’s yard and write up new legal descriptions of your enlarged yard and your neighbor’s smaller one. Then, you and your neighbor will need to draft a purchase agreement – including the two new two legal descriptions and have it recorded at the parish courthouse. An experienced real estate attorney can help you with this. And of course, you will need to agree on the sales price and map out how property taxes will be affected by the sale.

HOW LONG DO WE HAVE TO PAY FOR IT? A: Private Mortgage Insurance (PMI) is a form of financial security for the lender. PMI helps protect lenders and allows them to cover their losses in the unfortunate event of a foreclosure. Essentially, it gives the lender the security that a higher down payment would provide. Because lenders are protected from potential foreclosure costs, it enables them to accept a lower down payment than they normally would. Without mortgage insurance, you might not be able to buy a home without a 2 percent down payment. Private mortgage insurance companies, not your actual lender, usually provide PMI.

Nevertheless, your PMI premium is usually added to your monthly mortgage payment, and you pay one lump sum for both. Generally, the cost of PMI increases as your down payment decreases. For example, the cost of PMI on a 1 percent down payment is less than the cost of PMI on a 5 percent down payment. This is because a bigger down payment means you have more equity in the home, and this provides the lender with the protection it requires. You should know, that the decision to cancel private mortgage insurance coverage does not depend solely on the amount of equity you have in your home. The final say on terminating a private mortgage insurance policy is reserved jointly for the lender and any investor who may have purchased an interest in the mortgage. Nevertheless, in most cases, lenders allow cancellation of mortgage insurance when the loan is paid down to 8 percent of the original property value. To cancel the PMI on your loan, you need to contact your lender. In most cases, an appraisal will be required to determine the value of your property. Unfortunately, you will probably be required to pay for the cost of this appraisal.

RAA in the News Lawn Care Tips for Each Season Ahhhh, that sensation of stepping onto a freshly-mowed lawn sans footwear. There’s nothing like it. Especially when you realize that a lawn you love is also one that’ll pay you back when you sell. A well-maintained lawn almost always returns 100% or more of your investment. Here are lawn care tips to ensure you’ve got a lush lawn from spring to fall. Early Spring Lawn Care Tips Like so many maintenance jobs, everything goes smoother -- and you’ll get better results -- with proper preparation. It’s one of the basics of lawn care. Sharpen mower blades to ensure clean cuts. A dull blade tears the grass, leaving jagged edges that discolor the lawn and invite pathogens. Sharpen mower blades once each month during grass-cutting season. Have a backup blade (about $2 ) so that a sharp one is always on hand. Tune up your mower with a new sparkplug ($3 to $5) and air filter ($5 to $1 ). Your mower might not need a new sparkplug every season, but changing it is a simple job, and doing it every year ensures you won’t forget the last time you replaced your sparkplug. Buy fresh gas. Gas that’s been left to sit over the winter can accumulate moisture that harms small engines. This is especially true for fuel containing ethanol, so use regular grades of gasoline. If you need to dump old gasoline, ask your city or county for local disposal sites that take old fuel. Clean up your lawn. Time to get out the leaf rakes and remove any twigs and leaves that have accumulated over the winter. A thick layer of wet leaves can smother a lawn if not immediately removed in early spring. Cleaning up old debris clears the way for applying fertilizer and herbicides. Spring Depending on your weather, your grass will now start growing in earnest, so be ready for the first cutting. Don’t mow when the grass is wet — you could spread diseases, and wet clippings clog up lawn mowers. Fertilizing: Both spring and fall are good times to fertilize your lawn. In the northern third of the country, where winters are cold, fertilize in fall — cool weather grasses go dormant over winter and store energy in their roots for use in the spring. For the rest of the country, apply fertilizer just as your grass

begins its most active growth. For best results, closely follow the application directions on the product. You’ll spend about $5 to $75 per application for an average 1/4-acre lot. Aeration: Aerating punches small holes in your lawn so water, fertilizers, and oxygen reach grass roots. Pick a day when the soil is damp but not soaked so the aeration machine can work efficiently. Pre-emergent herbicides: Now is the time to apply a pre-emergent herbicide to prevent crabgrass and other weeds from taking root in your lawn. A soil thermometer is a handy helper; you can pick one up for $1 to $2 . When you soil temperature reaches 58 degrees — the temperature at which crabgrass begins to germinate — it’s time to apply the herbicide.

That’s okay, the grass is still alive, but dormant lawns should still receive at least 1 inch of water per month. Your grass will green up again when the weather brings regular rains. To check sprinkler output, scatter some pie tins around the yard to see how much water collects in a specific amount of time. Having a rain gauge ($5 to $2 ) will help you keep track of how much water the lawn receives naturally. At least once each month, clean underneath your mower to prevent spreading lawn diseases. Although it’s OK to leave grass clippings on the lawn where they can decompose and nourish the soil, remove large clumps. Regularly rake up any leaves, twigs, and debris.

Early Summer Watch out for grubs: Warm weather means that grub worms, the larvae stage of June, Japanese, and other beetles, start feeding on the tender root systems of lawns. Affected lawns show browning and wilting patches. To be certain that the culprits are grubs, pull back the sod and look for white, C-shaped grubs. If you see more than 1 per square foot, your lawn should be treated with a chemical pesticide. Milky spore is an environmentally friendly way to control some species of grubs. When using insecticides, read and follow all label directions, and water the product into the soil immediately. Cost is around $5 to $75 per application. Grass-cutting tip: Your grass is starting to grow fast, and you might even be cutting more than once a week to keep up. To keep grass healthy, mow often enough so you’re removing no more than 1/3 of the grass blade. Pesky weeds: Weeds that have escaped an herbicide application should be removed with a garden fork. Use a post-emergent herbicide only if you think the situation is getting out of hand.

Early Fall The best time to patch bare or thin spots is when the hot, dry days of summer have given way to cooler temps. Follow these simple steps: • Remove any dead grass. • Break up the soil with a garden trowel. • Add an inch of compost and work it into the soil. • Add grass seed that’s designed for shade or full sun, depending. Spread the seed evenly across the bare patch. • Use a hard-tooth rake to work the seed into the soil to a depth of about half an inch. • Sprinkle grass clippings over the patch to help prevent the soil from drying out. • Water the area; you’ll want to keep the patch moist, so lightly water once a day until the seed germinates and the new grass gets about one inch tall.

Summer Here’s a good mantra to guide you through the heart of grass-mowing season: The taller the grass, the deeper the roots, the fewer the weeds, and the more moisture the soil holds between watering. With that in mind, here’s how to ensure a healthy, green lawn: • Set your mower blade height to 3 inches. • Deep and infrequent watering is better for lawns

You can use a mulching mower to break up leaves and add the organic matter to your soil, but be sure to clean up any clumps so they don’t kill the grass.
