Lumber Tariffs Increasing Cost of the American Dream By Doug Trahan, President, Acadian Home Builders Association

Are you searching for a new home and struggling to find one you can afford? You may be surprised to learn one of the main reasons for today’s increasing home costs: the price of many types of framing lumber used to construct new homes has skyrocketed by more than 40% since the beginning of last year.

In fact, rising lumber prices – made worse by U.S. tariffs on Canadian lumber – have added thousands of dollars to the price of an average new home. This is making it much more difficult for millions of Americans to be able to afford to purchase a home of their own. It’s important to understand how we got here so that necessary changes can be made to provide home builders with access to reasonably priced lumber and allow more families to achieve the American Dream of homeownership. The fact is that domestic lumber production has not met our country’s demand for the past 50 years. Today that means the United States must import about a third of the lumber we need. And more than 90% of our lumber imports come from Canada. Even so, domestic lumber producers last year convinced the Commerce Department to impose tariffs averaging more than 20 percent on Canadian lumber shipments into the United

States. U.S. lumber companies claimed they were at a competitive disadvantage from Canadian lumber companies. When in reality, domestic lumber production does not meet our demand. And the increasing lumber prices are unfairly benefiting lumber companies at the expense of American families and small businesses. That’s the real disadvantage. The United States must return to the negotiating table with Canada to reach a new softwood lumber trade agreement that is fair not only to U.S. and Canadian lumber companies, but also to the other industries and consumers that are impacted by lumber prices.

But that’s just the beginning. Since domestic lumber production cannot meet demand, it’s also important that the United States find ways to boost domestic production. This includes opening up additional federal forest lands for logging in an environmentally sustainable manner. Another solution is to reduce U.S. lumber exports. Despite the fact that there is a huge gap between U.S. lumber supply and demand, domestic producers are selling to China and other countries in order to increase their profits. This practice should be discouraged until we can meet domestic demand. Home builders and home buyers in the Lafayette area should no longer suffer because of federal government policies that aim to protect one industry at the expense of all others. Q: I INHERITED A PIECE OF PROPERTY WITH FIVE OF MY BROTHERS AND SISTERS. IN THE PAST YEAR, TWO OF MY SISTERS HAVE DIED. THEY BOTH LEFT BEHIND CHILDREN. NEITHER OF THEM HAD A WILL. The Fair Debt Collection Act protects consumers, like you, from abuses by debt collectors. It also establishes rules that creditors can employ when trying to collect on a debt. According to the Fair Debt Collection Act, you can stop a debt collector from calling you by writing a letter to them telling them to stop. Once the collector receives your letter, they are not supposed to call you gain except to say there will be no further contact or to notify you that the debt collector or the creditor intends to take some specific action (i.e. turning you over to a collection agency, filing suit, etc.) If a collection agency violates the Fair Debt Collection Act, you can sue them. If you win, you could recover damages, court costs and attorney’s fees, plus up to an additional $1,000. If you’ve already put the creditor/ collection agency on notice in writing that you didn’t want them to contact you, then you certainly have something to discuss with them next time they call you. Keep in mind however; that sending such a letter to a collector doesn’t absolve you of your debt - if you actually owe it. The original creditor or debt collector could still sue you to collect on the debt. Putting up roadblocks to prohibiting a collection agency from contacting you may make your day more peaceful, but it won’t do anything about your outstanding debt. You still owe the money; they just can’t harass you about it.

A: The simplest solution would be to convince all the owners that it’s time to sell the property. Assuming all of the owners are over eighteen, you could ask an attorney to prepare Affidavits of Death and Heirship for your two deceased siblings. An Affidavit of Death and Heirship is used to clear up title to piece real estate when a person dies without a will. The biggest problem is going to be convincing all of the owners that now is the time to sell. To simplify matters, you could try to convince them to designate you to handle the aspects of the sale. If they think you will do most of the work for them, they may be more inclined to participate. Also, if you organize everything, you could decide who to hire to list the property, the listing price, and whether or not to accept an offer to purchase once one is made. If one or more of the owners are under the age of 18, you have a little bit more of a problem. In Louisiana, unemancipated minors can’t sign deeds or other legal documents, and they aren’t allowed to receive money once the property is sold. So, you may have no choice but to do additional tutorship/ guardianship paperwork for each owner who is under eighteen. This may have already been done, but since your sisters died without wills and their estates have not been probated, I doubt it. If all of the owners can’t agree to sell the property, the only other option you have is far from simple. You would have to hire a lawyer to file suit to partition the property or force a judicial sale of the property. You will probably also have to hire an expert to appraise the property and advise you on whether or not it can be equally divided – or whether it must be sold and the proceeds of the sale divided among the owners. And unfortunately, this can sometimes be costly and time consuming.

How to Keep Your House Cool Without AC

Want summer comfort but hate the AC? You don’t have to switch on the air conditioner to get a big chill this summer. These tips will help you keep your house cool without AC, which will save energy (and avoid AC wars with your family. Block That Sun! When sunlight enters your house, it turns into heat. You’ll keep your house cooler if you reduce solar heat gain by keeping sunlight out. • Close the drapes: Line them with lightcolored fabric that reflects the sun and close them during the hottest part of the day. Let them pillow onto the floor to block air movement. • Add awnings: Install them on south- and west-facing windows to reduce solar heat gain by up to 77%, says the U.S. Department of Energy. Make your own by tacking up sheets outside your windows and draping the ends over a railing or lawn chair. • Install shutters: Interior and exterior shutters not only reduce heat gain and loss, but they also add security and protect against bad weather. Interior shutters with adjustable slats let you control how much sun you let in. • Apply high-reflectivity window film: Install energy-saving window films on east- and west-facing windows, which will keep you cool in summer, but let in warming sun in the winter. Mirror-like films are more effective than colored transparent films.

Open Those Windows Be sure to open windows when the outside temperature is lower than the inside. Cool air helps lower the temps of everything — walls, floors, furniture — that will absorb heat as temps rise, helping inside air say cooler longer. To create cross-ventilation, open windows on opposite sides of the house. Good ventilation helps reduce VOCs and prevents mold.

Fire Up Fans • Portable fans: At night, place fans in open windows to move cool air. In the day, put fans where you feel their cooling breezes (moving air evaporates perspiration and lowers your body temperature). To get extra cool, place glasses or bowls of ice water in front of fans, which will chill the moving air. • Ceiling fans: For maximum cooling effect, make sure ceiling fans spin in the direction that pushes air down, rather than n sucks it up. Power Down Appliances You’ll save money and reduce heat output by turning off appliances you’re not using, particularly your computer and television. Powering down multiple appliances is easier if you connect them to the same power strip. Don’t use heat- and steam-generating appliances — ranges, ovens, washers, dryers — during the hottest part of the day. In fact, take advantage of the heat by drying clothes outside on a line. Plant Trees and Vines These green house-coolers shade your home’s exterior and keep sunlight out of windows. Plant them by west-facing walls, where the sun is strongest. Deciduous trees, which leaf out in spring and drop leaves in fall, are best because they provide shade in summer, then let in sun when temperatures drop in autumn. Select trees that are native to your area, which have a better chance of surviving. When planting, determine the height, canopy width, and root spread of the mature tree and plant accordingly. Climbing vines, such as ivy and Virginia creeper, also are good outside insulators. To prevent vine rootlets or tendrils from compromising your siding, grow them on trellises or wires about 6 inches away from the house.
