Cleaning: Sweep your deck and remove debris trapped in between your deck boards. A simple spray of water with a garden hose can remove dirt. Bleach will discolor your deck and wire brush can damage wood. To remove mold and mildew purchase a deck cleaning solution. Some cleaners can be harmful to plants so make sure they are removed or covered before applying a solution. Repairing: Wear and tear from weather can damage your porch. Conduct a visual inspection for loose boards and nails. Small issues can be repaired by removing the boards, flipping and refastening them. Splinters in wood can be sanded down. If you see rotting wood under the boards, you may need to consult a professional for repairs. If your boards are cracked, it is a sign that it needs to be stained. If boards on your deck are split, you will need to completely replace the damaged board.

Staining: If your deck is cleaned and repaired you may want to consider adding a stain for a refreshed look. It is time for a new stain if your deck does not repel water easily. You should follow the manufacturer’s directions for any stain or seal you apply. Drying time depends on the temperature and humidity level. Avoid applying any product to your deck or porch in the direct sun which will dry out the finish too quickly.

Q: A FEW WEEKS AGO, WE RECEIVED A QUESTION ABOUT HURRICANE SEASON FROM SOME FOLKS WHO ARE NEW TO THE AREA WITH A REQUEST FOR TIPS ON HOW TO BEST BE PREPARED. THIS IS OUR FINAL ARTICLE ON THE SERIES. A: Our last article on the subject discussed an evacuation plan in the event you decide not to ride out the storm. If you do decide to stay put during a tropical storm or hurricane, please use the utmost caution. Listen to the recommendations of the meteorologists and government officials. Its always better to be safe than sorry! Here are a few tips for preparing your home: Consider investing in a generator before a storm is approaching. Run your generator regularly, check the oil, and make sure you have enough gas to operate it. To prepare your generator, you should run it under a load (coffee maker, small television, etc.) for at least ten minutes every few months. Place the manufacturer’s suggested amount of fuel stabilizer (Sta-bil, Seafoam, etc.) in the fuel tank to prevent mechanical problems. If you don’t have a generator and choose to ride out the storm, make some friends with a generator…it gets hot in August/ September with no A/C! If you are concerned with debris damaging your windows, you can make shutters out of ½ plywood or oriented strand board (OSB). Also, remember to label the plywood so next year you aren’t spending hours trying figure out what board fits what window! (Some of us learn from experience.) Inspect the trees on your property and your neighboring property. Consider discussing any concerns you have with trees on your neighbor’s property before it falls on your house or car. Remove basketball goals, trampolines, flag poles, potted plantsbasically anything that is not permanently attached and could cause damage to your property or neighboring property. Stock up on water, batteries, flashlights, nonperishables food items, beer, pet food, etc. And finally, cook a gumbo!

Q: I HAVE FOUND A HOUSE I WOULD LIKE TO BUY, BUT THE SELLERS ARE ASKING A LITTLE MORE THAN I WANT TO SPEND. I WOULD LIKE TO MAKE AN OFFER BUT I AM NOT SURE EXACTLY HOW TO GO ABOUT IT. I DO NOT HAVE A REALTOR, ANY ADVICE ON HOW I SHOULD PROCEED? A: To begin with, you need to think clearly and objectively so that the offer you make is a realistic one. There are several factors that will affect the offer you make. Supply and demand is one of the key factors and others include the condition of the home, how long the house has been on the market, and your personal circumstances. For example, are you pre-approved, do you have to sell your house first, and how soon can you close? All these factors might come into play when framing your offer. And of course, you need to weigh in the demand for the home and how much you and your wife really want it. If you are proceeding without a realtor, you’ll have to do some digging to find out the comparables in the neighborhood/ area where you are buying. This information will include the sale price on houses recently sold in the area that are comparable to the house you are buying. This information will give you a good idea on the price range to consider when formulating your offer. If your first offer is well below asking, some sellers might dismiss your offer outright as they may not consider it a realistic offer. In an active market, you’re likely to lose out by making a low bid. If multiple bids are anticipated, it’s advisable to go with your best offer. Ways to make your offer more attractive are pre-approval for financing and flexibility on the closing date might make your offer stand out compared to others. Also, if you are able to offer without any contingencies, i.e. sale of your home. Good luck!
