Consider painting walls a neutral color like beige or grey. The interior paint job should be fresh and clean and in a single, neutral color throughout. The same goes for the outside. Don’t forget shutters and windows. If your home has vinyl siding, be sure it’s clean. Moldy, dirty siding will tell a buyer that your home has not been taken care of properly. Old, matted carpet will also effect the sale of your home. Real estate agents have dozens stories of a home that sat and sat on the market until the old flooring was replaced. Then, it sold immediately. If you have hardwood floors under old carpet, tear up the carpet to expose them; today’s buyers love hardwood floors. First Impressions Count Clean your house top to bottom including walls, floors, furniture and surfaces. Everything should be clean when a buyer makes that all-important first visit. Don’t leave dirty dishes in the sink, crumbs on the counter or laundry stacked in the bedroom. Take a long, hard look at your home from the street. Does it have curb appeal? Is it warm, inviting and well-kept? Make sure by mowing the lawn, weeding garden areas, trimming unruly bushes, and sweeping the porch.
Pay particular attention to your front door. Repaint it if necessary. Polish the doorknob and knocker and clean the glass and screen door. When a buyer waits at the front door to enter, make sure he or she sees that your home was cared for lovingly. Don’t Burden the Buyer with Repairs If there are problem areas in your home, get them fixed before showing it. When prospective buyers tour the house and see leak stains on the ceiling or peeling paint, they will also see future work and assume that bigger maintenance and repair issues are lurking behind those small problems. This is particularly true in kitchens and bathrooms, which are often the two rooms that make or break a sale. The expenses you incur on the front end sprucing up your home will be cheaper than the profits you could lose by having to lower the price to meet buyer demand. If your home’s appliances, like the dishwasher or oven, are old and outdated, it could pay to replace them. Buyers do not want to be faced with the possibility of having to replace appliances upon moving in to a new house. Shiny, new appliances already in place will be a big selling point.

SOME IMPROVEMENTS WILL INCREASE THE VALUE OF A HOME
Q: MY GIRLFRIEND AND I HAVE BEEN LIVING TOGETHER FOR TEN (10) YEARS. WE ARE ON THE VERGE OF BREAKING UP, BUT SHE SEEMS TO THINK WE ARE COMMON-LAW MARRIED. IS THIS TRUE? ARE WE CONSIDERED MARRIED JUST BECAUSE WE LIVE TOGETHER!
Q: MY HOUSE IS ABOUT 30 YEARS OLD AND IS BEGINNING TO LOOK WORN AND DATED. I WANT TO UPDATE THE KITCHEN AND BATHROOMS, AND REPLACE THE CARPET WITH HARDWOOD FLOORS AND CERAMIC TILE. HOW MUCH CAN I EXPECT TO GET BACK ON MY INVESTMENT WHEN I SELL IT?
A: Assuming you and your girlfriend have lived in Louisiana the entire time you have lived together, your soon to be ex is wrong. A common law marriage is a legally recognized marriage between two people who have not purchased a marriage license or had their marriage solemnized by a ceremony. Currently, only a handful of states recognize the establishment of common law marriages within their borders. They are Alabama, Colorado, Kansas, Rhode Island, South Carolina, Iowa, Montana, Oklahoma (possibly), Texas, Pennsylvania (only if created before January 1, 2005), Utah, and the District of Columbia.
A: To calculate a return on your investment, you have to look at several factors. For example, you have to take into consideration the size of your house, the square footage and layout of your home, the quality and type of updates you are considering, and what other owners in your neighborhood are doing to improve their homes. If a fair number of your neighbors have done improvements to their houses, it may help raise the value of other houses in the neighborhood.
Pursuant to the United States Constitution which requires every state to accord “Full Faith and Credit” to the laws of its sister states, Louisiana law recognizes common law marriages that are established in its sister states. However, it does not allow parties that live in Louisiana to establish a common-law marriage in Louisiana.
However, while you might get 10 or 15 percent more for an updated house than an unimproved one, you won’t get 30 or 40 percent more. If you aren’t going to sell your home for another five or six years, the paint and carpet you put in will probably be too old by then to add any value.
So, unless you and your girlfriend lived in one of the states that recognized common law marriages, and you effectively established a common law marriage in that state before moving to Louisiana, you are not common law married. Each state has its own requirements for the establishment of a common law marriage. As a general rule, most states that recognize the establishment of common law marriage require that at least the following three (3) elements be satisfied.

Generally, people are willing to pay for better kitchens and bathrooms in houses.
Just keep these things in mind when you are planning your improvements. It may not be worth it to you to do $20,000 worth of improvements if it is only going to increase the value of your house by $10,000, even if you are going to enjoy those improvements yourself for the next few years.
First, you and your girlfriend must live together. Second, the two of you must hold yourselves out to the public as husband and wife. This can be accomplished in a number of ways. For example, do you introduce each other as husband and wife? Do you file your income taxes jointly? Have you joined any gyms, organizations, or clubs as married couple? Third, the two of you must agree that you are married. It’s this third element that can be the hardest to prove because both parties must agree. Again, Louisiana does not have common law marriage, and living together with your significant other for any amount of time will not create a marriage without meeting the requirements of Louisiana law for a valid marriage. However, ten years is a significant amount of time, and there are certainly ownership issues over property that will arise upon the termination of your relationship that may require you consult an attorney.
