The Right Way To Mix Wood Furniture and Finishes: 6 Tips From Design Experts Remember the days of rooms filled with matching wood tones—everything purchased from a matching set and displayed exactly as they were arranged in the furniture showroom? Thankfully, those days are long gone. The trend these days is more eclectic, and filling your rooms with a mix of wood tones is not only allowed—it’s also encouraged! But after decades of believing that everything has to match just so, it can be challenging to retrain your brain to make smart and somewhat unconventional design choices. How do you match wood tones that don’t, well, match? How far is too far when it comes to mixing it up? We understand your confusion, and we’re here to help. We went straight to our interior design experts to find out their best tips for mixing wood tones, and how to translate these tips into your space.

floor have a light stain to it? If so, you should add darker furniture to the space to add a nice contrast to the room.” Thompson also suggests considering an area rug, even though it may mean covering up some of that gorgeous floor. “You could have a lot of different-colored wood furnishings in your room, but an area rug would be the perfect backdrop to tie the room together,” she explains. “It would act as common ground underneath all your chairs and table legs, which can create a pleasant transition between the seating area and the wood floor.” 2. Understand the undertones Mixing different types of wood like a pro means paying attention to the dominant wood tone in a room. This will typically be your hardwood floors, cabinets, or large pieces of furniture. Then identify the undertone.

There aren’t any strict rules (and that’s the fun of it), but here are a few guidelines to get you started in the right direction.

Most wood varieties—like walnut, oak, or cherry—have warm undertones, but you can also see the occasional cool undertone in wood that has been stained.

1. Consider your floor Your floor literally serves as the base of your room, so you can’t leave it out of the equation—especially if your floors are wood.

“If you’re OK with a bit of contrast, include darker woods like Brazilian cherry or mahogany alongside lighter woods like natural birch or pine,” says Rex Chatterjee, creative director of Dune Road Lifestyle.

Megan Thompson, owner of Denver-based interior design firm Spark Interiors, cautions against having your furniture pieces match too closely with the floor, or else they risk blending together.

3. Pay attention to the wood grain “Color isn’t the only thing that matters when designing with multiple wood tones,” explains Mark Scott, President of MARK IV Builders. “It’s important to remember to feature a mix of wood grain patterns such as stripes, swirls, and flame-like shapes to add visual interest in your design.

“Make those furnishings stand out by creating a contrast between the furniture and the flooring,” she explains. “Does your

“If you’re looking to create a rustic design, use larger wood grains. For a more polished, formal look, use smaller ones,” he adds. 4. Don’t go overboard Despite what you have heard, you can have too much of a good thing—and that’s also true with mixing wood finishes. “The last thing you want your design to do is make the room look chaotic because there’s too many wood colors,” says Scott. “Keep your choices to two or three wood finishes so everything throughout the space looks balanced.” 5. Don’t forget about painted woods Painted wood finds are everywhere you look these days, from boutique shops to yard sales, and they’re perfect for a space full of mixed wood tones. “Painted and distressed vintage finds add great character to your spaces,” says Kathryn Nelson, principal and interior designer at Kathryn Nelson Design. “They make for fun conversation pieces.” 6. Remember: It’s not all about wood Reality check: No one wants a room that’s nothing but wood. “Incorporate upholstered furniture or acrylic accessories to soften and add visual interest to the space,” says Keira Schultz, interior designer and principal at KSDesigns, in Arizona. “This will complement all those multiple wood finishes.”

EXTERIOR PROBLEMS CAUSING INTERIOR DAMAGE Q: I UNDERSTAND THAT MY HOMEOWNERS ASSOCIATION IS RESPONSIBLE FOR REPAIRS TO THE EXTERIOR COMMON AREAS OF MY CONDOMINIUM, BUT WHO IS RESPONSIBLE FOR RESTORATION IF A HOMEOWNER EXPERIENCES DAMAGE INSIDE THE UNIT AS A RESULT OF A LEAKING ROOF OR A CRACK IN THE STUCCO? IS THE ASSOCIATION RESPONSIBLE OR DO I HAVE TO PAY FOR THE INTERIOR REPAIRS?

Stephen J. Oats

A: Generally, it is the association’s responsibility to maintain the exterior common areas, including the roof, stucco, siding, etc. Therefore, if the association fails to maintain the roof or stucco and

there is resulting damage from that, the association is on the hook. As a general practice, most condo associations set aside a certain percentage of their monthly dues to pay for major repairs – such as replacing the roof, siding, etc. However, if the damage is sudden and incidental — like a hurricane or tornado — there should be insurance coverage. Additionally, owners have a duty to mitigate any damage by reporting problems promptly. A homeowner can’t ignore a leak for six months and then expect the association to pay for all the damage it caused during that time period. Beyond promptly reporting problems to the association, you do not have to inspect the roof and locate the leak yourself. The association has the duty to investigate promptly and repair the problem.

WHAT IS NEGOTIABLE IN HOME BUYING? Q: I AM A FIRST TIME HOMEBUYER AND WAS WONDERING WHAT IS NEGOTIABLE IN PURCHASING A HOME?LATE HER INJURY TO THE ACCIDENT? General Counsel® answers are provided by the

A: Theoretically, almost everything is negotiable but the physical location of the home. The most common items that are negotiated are the price, the terms of financing, closing costs, the closing date, the possession date, inspection conditions, repairs, and appliances and/or other personal property that is going to be included in the sale. If you have a real-estate agent, he or she should advise you on these things, and should help you negotiate as well. As a first-time homebuyer, you should probably try to think creatively about negotiating. For example, because you’ll likely face competition to purchase a wellpriced home, you might not want to haggle a lot on the price, but instead ask the seller

to help you with the closing costs. Closing costs generally run between 3% and 4% of your purchase price, so if you are looking at a $125,000 home, you could ask the seller to pay $2500 to $3000 for closing costs. This means you will have to come up with less money at the closing. Also, for whatever reason, sometimes sellers are more willing to help with closing costs than reducing the asking price. You could also try to negotiate for a flooring allowance or a re-decorating allowance if the home needs to be updated. Most properties are not in move in condition, and most sellers will acknowledge the need for improvements and/or updating if they are obvious. When it comes to your mortgage, you will get a good-faith estimate of costs. Go over it carefully and make sure the fees being charged are appropriate and normal. Your real-estate agent can advise you on what’s normal, and tell you what fees you might want to negotiate.

ACADIAN HOME BUILDERS ASSOCIATION

Septmeber 1, 2020 Good morning, We would like to help you in protecting our citizens from unlicensed contractors when repairing or rebuilding their damaged property from Hurricane Laura. In the aftermath of Hurricane Laura and the devastation that large portions of the state suffered, the Louisiana Licensing Board for Contractors has received many inquiries. We would like to share information with all of you below to help protect those affected and allow you to continue to issue permits efficiently. There is no plan to suspend license requirements for those repairing or rebuilding residential or commercial structures. License requirements remain the same and in effect. •

A license is always required for renovation or repair work that exceeds $7500 in value, to include labor and all materials. A contractor holding a Home Improvement Registration or a commercial license (excluding any of the labor only classifications) may perform this work if the project value remains under $75,000 in value, including labor and materials. • Residential renovations or repairs that exceed $75,000 in value to include labor and materials may only be performed by a contractor holding a Residential Building Contractor license. • New residential construction valued over $75,000 in value to include labor and materials may only be performed by a contractor holding a Residential Building Contractor license. • Electrical, mechanical, or plumbing projects that exceed $10,000 in value to include labor and all materials require licensure. • Mold remediation and hazardous material projects requires a license if the project value is over $1.00. • Commercial projects require licensure if the value of the project is over $50,000 including labor and all materials.
