Five Reasons Why Women Should Work in the Construction Trades
The residential construction industry provides a rewarding career path for women. Builders and remodelers in Acadiana are seeking skilled artisans and professionals, including carpenters, architects, engineers, plumbers, electricians and painters. With women making up about half of the workforce in the U.S., here are some reasons why women should consider pursuing a fulfilling career in the trades. Competitive Salary. A pay gap exists between men and women across most industries. On average, women in the United States earn 80 cents for every dollar a man earns. However, the gap is much smaller in the construction trades. According to the Bureau of Labor Statistics, women in the construction industry earn 97 cents for every dollar a man earns.
Network of Experts. Job Opportunities. Unfilled jobs in the construction sector reached a post-recession high earlier this year. A National Association of Home Builders (NAHB) survey found shortages of labor in various types of construction jobs including framers, carpenters, plumbers, electricians and bricklayers. The residential construction industry is one of the few sectors where demand for new workers has risen. Scholarships. Funding is available for students who are interested in or currently pursuing opportunities in residential construction. The National Housing Endowment offers several student scholarships and programs and the American Council for Construction Education has resources available for students interested in teaching opportunities in the field.
A Sense of Accomplishment. Working in the trades brings a sense of satisfaction for completing high-quality work that contributes to home building and ultimately helping to fulfill the American Dream. Darylene Dennon the first tradeswoman to chair the NAHB Professional Women in Building Council (PWB) highlighted the benefits of being a woman in the trades: “I was raised to think that if you do a good job, people will appreciate it. SELLER’S PROBLEMS WITH HER REAL ESTATE AGENT SHOULDN’T BECOME BUYER’S PROBLEMS ALSO

Q: MY WIFE AND I HAVE BEEN HOUSE SHOPPING FOR SEVERAL MONTHS NOW, AND WE RECENTLY FOUND SOMETHING WE REALLY LIKE. WE MADE AN OFFER, AND RECEIVED A COUNTER-OFFER FROM THE SELLER, WHICH WE ACCEPTED. OF COURSE, THIS WAS ALL DONE FORMALLY, THROUGH OUR REAL ESTATE AGENTS. WE’VE JUST BEEN TOLD THAT THE SELLER WANTS TO FIRE HER AGENT. IS THE SELLER ALLOWED TO BACK OUT OF OUR DEAL?
A: The disagreement between the seller and her agent really should be any of your concern, and it shouldn’t get in the way of you closing the deal. In your case, based on what you said, you and the seller have a binding contract and the house is already sold – to you. Its’ a little late in the game for the seller to decide she wants a different agent. While she may not want her agent to get the commission, the agent did market the house and obtain an acceptable offer. When a seller signs a listing agreement, she agrees to pay the agent a prescribed commission if the home is sold. In Lafayette, the average commission on residential sales is 6%. If the buyer is working with an agent too, it is typical for both agents to split the commission between them. Unless there are some extenuating circumstances you didn’t describe, the agent appears to have earned her commission. If the seller is smart, she’ll allow the deal to go forward and for the closing to proceed as planned. If she still can’t resolve her disagreement with her agent which is more than likely over the agent’s commission, they can battle it out after the closing.

If you did things right, you should have a valid contract for the purchase of the home, regardless of the seller’s problems with her agent. Of course, if the seller’s agent has committed fraud or something along those lines, there is a possibility that your agreement with her may be able to be unwound. In any case, the seller should voice her complaints to the managing broker of the real estate company her agent works for. Smoothing things over and resolving problems when sellers, buyers and agents aren’t getting along is one of the managing broker’s primary responsibilities. And, if the seller can’t resolve the problem with the managing broker, she can take her complaint to the Louisiana Real Estate Commission You should talk to real estate attorney who can help you resolve the situation from your end should the seller try to delay your closing or back out of the deal all together. And, since you said you are represented by an agent, you and your agent and your agent’s managing broker should sit down with the seller’s managing broker and try to figure out how to make this deal close. If the deal doesn’t close, depending on the language of your purchase agreement, you may have legal options, including specific performance, meaning you can sue the seller to force her to sell you the house. Your real estate attorney will be able to discuss these with your further. Good luck.

CHANGING YOUR WILL MAY NOT BE AS DIFFICULT AS YOU THINK Q: MY WIFE AND I BOTH HAVE WILLS, BUT WE WANT TO CHANGE OUR EXECUTORS. WHEN WE ORIGINALLY DRAFTED OUR WILLS, OUR CHILDREN WERE BOTH MINORS, BUT NOW THEY ARE BOTH ADULTS AND WE WOULD LIKE TO NAME ONE OF THEM AS THE EXECUTOR. DO WE HAVE TO RE-WRITE OUR WHOLE WILLS?
A: You and your wife can add codicils to each of your wills rather than draft a whole new document, but both you and your wife need to do your own codicil because you are each modifying your own existing will. If you decide to add a codicil, you should probably have the codicils prepared by an attorney to avoid potential probate problems. Believe it or not, sometimes it is easier to modify an existing will rather than prepare a codicil. When you do a codicil, you have to write a whole new document and it must recite certain facts about the will it is modifying. It is quite possible that if you go back to the lawyer who wrote your wills originally, the wills may still be on his computer and he may be able to make a quick change to the executor paragraph in your existing will. Even though you’ll have to rewrite and reprint each will in its entirety, it may very well take less time, and cost less money than adding codicils. We recommend that our clients review their wills at least every five (5) years to make sure they are still satisfied with them. This would probably be a good time for you and your wife to review all of the provisions of your will, if you haven’t already done so. ACADIANA HOMEFINDER
