According to the latest Bureau of Labor Statistics data and analysis by the National Association of Home Builders (NAHB), there were 373,000 open construction sector jobs in July.

Top Reasons to Explore a Career in Construction

October is Careers in Construction month, which shines a spotlight on the opportunities in the industry and recognizes the professionals working in the residential construction industry. Parents, teachers, counselors and students should consider vocational education. Planning for a career in construction can lead to an in-demand career, financial gain and opportunities for advancement. Jobs in High Demand Since the Great Recession, the United States has had a major shortage of qualified professionals in the construction industry. Jobs in residential construction are in high demand. A recent NAHB survey found that home builders reported widespread shortages of various construction-related occupations. Framing crews, carpenters, bricklayers and concrete workers were among the top labor shortages reported by home builders. Competitive Compensation The home building industry can offer competitive compensation. The top 25 percent in most construction trades professions can earn at least $60,000 annually. The gender pay gap is smaller in the construction trades. On average, women in the United States earn 80 cents for every dollar a man earns. Women in the construction industry earn 97 cents for every dollar a man earns.

Management Opportunities Abound Careers in construction are not limited to what some may perceive as traditional roles of plumbers, framers, etc. Construction managers plan, coordinate, budget and supervise construction projects from inception to completion. This challenging role requires a combination of critical thinking, technical skills, academic knowledge and leadership skills. I RECENTLY GOT MARRIED, AND AM NOT REALLY INTERESTED IN CONTINUING TO CO-OWN THE HOUSE WITH MY SISTER AND HER HUSBAND. INSTEAD, I WOULD LIKE TO USE THE EQUITY I HAVE IN THIS HOUSE TO BUY MY OWN HOUSE WITH MY HUSBAND. I WOULD LIKE FOR MY SISTER AND HER HUSBAND TO REFINANCE THE HOUSE NOW, SO I CAN GET MY NAME OFF THE MORTGAGE AND GET MY SHARE OF THE PROFITS. MY BROTHER-IN-LAW HAS OFFERED ME $10,000 CASH TO WALK AWAY. WE BOUGHT THE HOUSE FOR $180,000 AND IT RECENTLY APPRAISED AT $230,000. A: I think you should go with your gut, and if this “deal” your brother-in-law is offering doesn’t feel right, then it isn’t. It sounds to me like he is trying to take advantage of you. Since the house is now worth $50,000 more than you paid for it, it obviously appreciating in value. If you, your sister, and your brother-in-law each own one-third of the property, you should each get back $16,600 of the profits plus whatever cash you put into the house as a down payment. If you own half of the house, and your sister and brother-in-law own the other half, you would get $25,000 plus your share of any money you put down. The real question you have to ask is what your percentage ownership of the house is and whether you would walk away from less than your fair share. Forget for a minute that this is family and approach as a business deal. Would you accept such an offer from a business partner? Personally, I would accept nothing less than your fair share. Plus, I would only agree to transfer your ownership interest in the house simultaneously with the payment of your share of the profits and any down payment you put into the house. Under no circumstances should you agree to give up your ownership in the house without getting paid in cash. The fact that your name is on the deed is your best leverage in this situation. If you and your brother-in-law and sister reach a point where no agreement can be had, then you should hire an attorney to negotiate on your behalf. You should probably consult an attorney now to write up the agreement so that everybody understands exactly what you are to receive and when.

WHAT EXACTLY ARE BI-WEEKLY MORTGAGE PAYMENTS, AND WHAT IS THE ADVANTAGE OF BI-WEEKLY MORTGAGE PAYMENTS OVER TRADITIONAL MONTHLY MORTGAGE PAYMENTS?

A: First of all congratulations on becoming a homeowner, what an exciting time! Bi-weekly mortgage payments allow you to save on the interest you pay and they may dramatically reduce the total amount you ultimately pay on your mortgage. Bi-weekly mortgage payments are typically automatically deducted from your checking account. With bi-weekly mortgage payments, you pay half of your monthly mortgage payment every two weeks. Since there are 52 weeks in a year, you end up making 26 bi-weekly payments instead of 12 monthly payments. So in effect, you are making 13 mortgage payments each year instead of 12. You build up equity in your home faster with bi-weekly mortgage payments than you do with standard monthly mortgage payments. This is because you are making two payments per month (in fact, a little more, because the payments are bi-weekly). Thus, the interest you owe on your mortgage loan has less time to accrue, so more of your mortgage payment goes to repaying the principal balance rather than interest. Most lenders offer bi-weekly mortgage payments, so if you are interested in switching to a bi-weekly schedule, you should contact your lender.
