In good times and bad, one thing remains the same: home ownership is the American Dream for millions of families. There are many reasons why, both economic and emotional. Most Americans consider home ownership to be their single best long-term investment and a primary source of their wealth and financial security. Generations of families have counted on and used the equity in their homes for their children’s education, their own retirement and other milestone expenses. Household budgets are helped by tax incentives that are designed to make owning a home more affordable. Deductions for mortgage interest and property taxes can result in thousands of dollars of tax savings, especially in the early years of the mortgage when interest makes up most of the payment. Home owners save nearly $100 Billion annually on mortgage interest and property deductions alone. And, when home owners sell their primary residence, they get an enormous tax break. A couple who owns and lives in their home for two years and then decides to sell can keep up to $500,000 of the profit tax-free, and a single owner can keep $250,000. A healthy housing industry means more jobs and a stronger U.S. economy. In fact, a full 15-percent of the U.S. economy relies on housing. Most of the products used in home construction and remodeling are manufactured in the United States. Constructing 100 new homes creates more
than 300 full-time jobs, $23.1 million in wage and business income and $8.9 million in federal, state and local tax revenue. New home owners spend money on decorations, appliances, furnishings, and landscaping and also become members of the community by patronizing local businesses and service providers. But a home is so much more than an investment. Since the dawn of America, the opportunity to own a home has been a cherished ideal and a source of pride, accomplishment, social stability and peace of mind. Home ownership strengthens communities as well as families. Home building increases the property tax base that supports local schools and communities. When a family owns their home, it is an asset that has a direct impact on their financial security and future. People are more likely to take care of things they own so they remain valuable. And, a home’s value is determined by how well it is maintained as well as by the neighborhood it is in. So, home owners have reason to spend their time and money improving their neighborhood, even if it is just to protect the value of their investment.

Over 28 teams competed for top honors in three categories, Best Theme, Best Seafood, and Best Meat at Parc International. There was a prominent crowd with Geno Delafose providing great entertainment. All of the proceeds from the event will go to Rebuilding Together Acadiana, Bridge Ministries, and Faith House.

CAN I GET A RECOUNT? Q: IS THERE AN AUTOMATIC RECOUNT IF THE ONE OF THE CANDIDATES THIS WEEKEND ONLY WINS BY 1%? A: There is no automatic trigger for
a recount in Louisiana. A candidate can request a recount of early and absentee ballots if those ballots could change the final result, and the candidate is responsible for the cost. A full recount of every ballot is only possible if a losing candidate or a voter contests the election results in court and a judge orders that the votes be recounted. There are very stringent deadlines that apply in requesting a recount pf early and absentee ballots, and filing the proper petition to contest the election results, and the process can be somewhat complicated. If a recount is warranted you want to consult a law firm who is experienced in this area of law. Our firm happens to be very qualified to handle these types of election issues.

HE’S BEEN MARRIED A COUPLE OF TIMES AND HAS CHILDREN WITH EACH SPOUSE, AND THEY ARE ALREADY ARGUING OVER EVERYTHING. I REALLY DON’T WANT TO SERVE AS THE EXECUTOR OF HIS ESTATE, AND WOULD RATHER TURNOVER MY DUTIES TO MY OLDEST NEPHEW. IS THIS ALLOWED? A: You can decline to serve by signing
a simple form. The attorney appointed or hired to represent the estate should be able to prepare this form for you. Getting the nephew to serve should be easy if he is named as the alternate executor. Once you have signed the form declining the position, he would have to go through the process to be confirmed as the executor of your brother’s estate. However, if one or more different alternate executors are named, they are the ones who should serve. You can’t appoint someone in your place who would serve instead of the named alternate executor. Your nephew could ask the named alternate executor to decline to serve, but he/she will not be required to decline. If the alternate executor does decline to serve, then your nephew can apply to the court for permission to administer the estate himself.
