HOW CAN WE SAVE ON CLOSING COSTS? Q: MY WIFE AND I ARE IN THE PROCESS OF BUYING A NEW HOUSE. WE AREN’T SURE WHETHER OR NOT WE ARE GOING TO SELL OUR CURRENT HOUSE OR KEEP IT AS A RENTAL, SO WE WOULD LIKE TO KEEP THE CLOSING COSTS ON OUR NEW HOUSE AS LOW AS POSSIBLE. IS THERE ANYWAY WE CAN SAVE ON CLOSING COSTS? A: There are a few ways you and your wife could save on closing costs. If you haven’t made an offer on a new house already, when you do make the offer, you could ask the seller to pay a percentage of your closing costs. It is not uncommon for a motivated seller to agree to pay a portion of the buyer’s closing costs. For example, the seller might agree to pay up to $1,5 of the buyer’s closing costs (i.e. appraisal, lender fees, title insurance, etc.).

You could also schedule your closing late in the month, or early in the month. Since interest on your loan is paid to the end of the month at closing, the interest payment gets lower as you get closer to the end of the month. However, if you wait a few days and close at the beginning of the next month, you’ll need to pay more up front at settlement, but you’ll gain a whole month’s delay before your first full mortgage payment is due. This is because mortgage interest is paid in arrears, after the month has passed. For example, if you closed on December 5 instead of late in November, your first mortgage payment would not be due until February 1. A third option is to find a lender who will finance closing costs by wrapping them into the mortgage. This method may cost you a little more over the long run, as lenders typically charge higher interest rate for a “no closing costs” loan.
A CLOSING DATE IS NOT SET IN STONE Q: MY WIFE AND I ARE IN THE PROCESS OF SELLING OUR HOUSE. WE AGREED WITH THE BUYERS THAT WE WOULD CLOSE BY DECEMBER 1, 2017, AND EVERYTHING APPEARED TO BE ON TRACK, BUT A FEW DAYS AGO, WE RECENTLY RECEIVED A CALL FROM THE CLOSING ATTORNEY NOTIFYING US THAT THE CLOSING WOULD HAVE TO BE DELAYED A FEW DAYS. WHAT TYPE OF THINGS CAN CAUSE A CLOSING TO BE DELAYED? A: The closing is the last step in the home buying or selling process. The closing is where the seller receives closing funds from the buyer, and the buyer gets proof of ownership. While everyone does their best to meet the closing date, it is important to remember that many things can delay the closing. For example, the lender may discover problems with the buyer’s credit history that has to be explained. Or, the attorney may run into unforeseen delays in receiving the paperwork from the lender. There may be delays in receiving a copy of the property’s appraisal, or the inspection may reveal necessary repairs that must be done before closing can take place. The closing attorney may also discover liens or judgments against the property that have to be resolved prior to closing. And, the buyer or seller may have personal problems (i.e. work conflicts, family conflicts, etc.) that lead to rescheduling. Just remember, delays in closing don’t necessarily mean the transaction is falling apart. Most transactions do eventually close, and most problems can be straightened out in a few days. The keys are patience and flexibility. Good luck.

AHBA & PWB Hold Annual Awards Luncheon The AHBA Associate of the Year Award was bestowed upon Ty Greneaux of Acadiana Garage Doors. In the years that Ty’s been a member of AHBA, he’s been an ambassador for our programs and the housing industry. He’s served the Association in numerous capacities, volunteered when time allowed and committed to sponsorships when times were tough. He attends events regularly, supports our members through advocacy and serves on the local board of directors. His innovative and forward thinking is an asset to ensuring the success of the future of the Association.
The Acadian Home Builders Association (AHBA) and the Professional Women in Building (PWB) held their Annual Awards & Installation Luncheon on Friday, November 17th during which several exceptional members were recognized with the organizations’ most distinguished awards. Also at the event, the 2 18 Board of Directors and Executive Committee members were installed. During the awards portion of the program, the Professional Women in Building, a supporting organization of AHBA, granted their 2 17 Woman of the Year Award to Nichole Smith of Teche Electric Supply. Nichole joined PWB a few years ago and immediately became involved in many aspects of the organization. She soon accepted a position on the Board of Directors to further her commitment. Nichole puts her all into the organization, volunteering at any opportunity, working events for both PWB and AHBA and helping out with community projects whenever needed.

Bill represents AHBA and its interests in the community by volunteering service on the Unified Development Task Force formed by LCG.
