Keep Your Home Healthy Year Round By Mac Gibson, President Acadian Home Builders Association A home is often the biggest investment you will make in your lifetime. It is also the place where families will raise children and spend countless hours making lifelong memories. So, it is important to keep your home in good condition and make sure it offers a clean, comfortable and safe environment for many years to come. This checklist contains tasks you should complete at least on an annual basis to keep your home operating efficiently and to protect your investment. Anytime during the year: •Check all connections to your electrical system for possible hazards. Check cords and plugs of all electrical appliances for fraying or signs of wear. Repair or replace as necessary. Do not overload extension cords. •Test your smoke detectors and carbon monoxide detector for proper operation. Clean the units with a vacuum or cotton swab and replace batteries if needed. •Have your heating and air conditioning system inspected and cleaned. If your system has a filter, replace it at least every three months to keep your unit working efficiently. •Inspect all doors and windows for proper operation and a tight fit. Clean the window tracks, clean and adjust the door thresholds and check that the weather stripping hasn’t cracked or torn. Preventing unwanted outside air from leaking into your home will reduce your energy bills. •Check interior paint and touch up or repaint as needed. •Inspect the attic insulation. Make sure the entire ceiling area is covered. Check that the insulation has not blocked vents in the eaves to prevent buildup of condensation and to allow proper air circulation. Insulation should also not be touching the underside of the roof sheathing. •Oil motors of appliances and perform other maintenance as directed in instruction manuals. •Periodically check storage areas and closets to make sure no oily rags, gas cans, painting supplies or flammable cleaning materials have been stored and forgotten. These items could be a fire hazard and should be discarded. •Check that the alarm and circuits of your security system are in working order, inspect the sensors one by one, and check primary and backup batteries monthly. •Inspect your stairs, steps and ladders for damage or broken pieces that could cause someone to fall. Make sure handrails and railings are sturdy and securely attached. In the fall: •Mulch perennials that need protection from winter weather and prune those that should be cut back in the fall. •Rake and compost leaves. •Inspect the roof for damage from summer storms. •Remove hose connections and store hoses to avoid freezing.

But even with a dedicated space, preparing my home for the annual onslaught of friends and family takes time and forethought. Some preparations for holiday guests take only a few minutes; some take a lot longer. My advice: Start preparing your home for

Prioritize The day before guests arrive is no time to pull apart junk drawers and clean out linen closets. Declutter guest rooms and public areas -- foyer, kitchen, living room, den, and dining room. Remove anything unnecessary from countertops, coffee tables, and ottomans; if it’s out of sight, keep it out of mind, for now. If you run short of time, bag up the clutter and store it in car trunks, basements, and out-of-the-way closets. Sort and arrange after your guests depart.

HELPFUL TIPS WHEN MAKING AN OFFER ON A HOUSE

Q: MY AUNT BOUGHT A CAR A FEW YEARS AGO AND SHORTLY THEREAFTER, SUFFERED A STROKE. BECAUSE OF HER MEDICAL CONDITION, SHE WAS UNABLE TO WORK AND COULD NO LONGER AFFORD THE CAR. HER DOCTOR HAD ALSO INSTRUCTED HER NOT TO DRIVE. TO HELP HER OUT, I BEGAN MAKING THE PAYMENTS ON THE CAR. THE INSURANCE FOR THE VEHICLE IS STILL IN MY AUNT’S NAME, BUT I AM LISTED AS AN INSURED DRIVER. WHAT WILL HAPPEN IF MY AUNT DIES WHILE I AM STILL PAYING ON THE CAR?

Q: WHAT’S THE BEST WAY TO DECIDE HOW MUCH TO OFFER FOR A HOUSE?

A: You need to sit down with your aunt and talk with her about who owns the car. It sounds like you are in a situation where you’re making payments on a car that isn’t legally yours. A private understanding between you and your aunt may not mean anything if she dies and the car becomes part of her estate. What happens to the vehicle after her death also depends on whether or not your aunt has a will.

When it comes to the car’s registration, you should be able to get the car re-registered with both of your names on the title. You will need to contact the Department of Motor Vehicles to see exactly what you have to do to get your name on the title. Also, keep this in mind. Even if you are the only licensed driver of the vehicle, the owner is still financially responsible for liability and damages if the car is in an accident. If your aunt owns the car, then she is required by Louisiana law to maintain liability insurance on the vehicle. If she still owes money on the vehicle, she is also probably required by the lien holder to maintain collision insurance on the vehicle. Also, it is not clear how much money you or your aunt have invested in the car, so, if you have invested a lot of money, you especially need to work out the ownership issue with her.

Once you’ve found a house that you like and you can afford, you have to decide how much to offer the seller. In putting together your actual offer, you should consider the following factors: •The advertised price of the house. Treat the advertised price as an estimate of what the seller would like to receive. Keep in mind, however, that different sellers price houses very differently. Some sellers intentionally overprice while others ask for pretty close to what they hope to get. There are probably even a few out there that underprice their house in hope that potential buyers will compete and overbid. •How much house can you afford? What you can pay for a house will probably depend on how much you have to put down, and how much you can reasonably borrow in a mortgage. When figuring out the cost of the house, be sure to factor in closing costs (usually 3-4% of the purchase price. •How much are other comparable houses going for in that area? Before making an offer, you should know the selling prices of nearby houses similar to the one you’re interested in buying. Comparable sales should be for houses quite similar to the one you’re interested in -- in terms of age, size, and type and number of rooms. Also, normally a comparable sale should have occurred in the last six to twelve months. Your real estate agent should be able to provide you with this information. •What is the local real estate market like? In competitive areas, homes sell quickly -- often for right at, or a little more than the asking price. You want to arrive at a bid amount that will beat out the competition -- but only just. •What are the seller’s needs? Price alone is usually not the only consideration for sellers. Timing can also be very important. For example, your seller may need to close the deal quickly, or they may need to stay in the house for a month or two after the closing. The latter is especially common if they are closing on another house that isn’t ready yet. •Is the house uniquely valuable to you for some reason? For some buyers, the school district might be very important. For others, it may be irrelevant. Don’t get so carried away with judging objective market considerations that you forget your personal needs.
