A QUICK GUIDE TO SELLING YOUR HOME Q: MY HUSBAND AND I ARE PLANNING ON PUTTING OUR FIRST HOME ON THE MARKET IN THE SPRING. WE’D LIKE TO TRY “FOR SALE BY OWNER” FIRST, BUT REALLY DON’T KNOW WHERE TO BEGIN. HOW DO WE DECIDE WHAT MY HOME IS WORTH, OR WHY DID OUR NEIGHBOR’S HOUSE SELL IN A WEEK BUT OTHERS IN THE NEIGHBORHOOD HAVE BEEN ON THE MARKET FOR MONTHS? DO WE NEED A REALTOR, AND SHOULD WE HAVE IT APPRAISED BEFORE WE SELL? A: You have a lot of questions, and we’ll do our best to give you some insight. 1. How to Determine the Value of Your Home

In today’s real estate market, where fluctuating prices are the only “constant,” answering this question can be a complex task. But there are several steps you can take to insure that you reach the best available conclusion. First, investigate area trends. Check with a local real estate agent to determine the current selling price of homes in your area. Then compare your home with similar homes that have recently sold. Also, do a thorough inspection of your home and determine what you can do that may increase the value, and the curb appeal. You may need to freshen the paint, clean up the flower beds, and complete those honey-dos around the house that you may have been putting off! 2. Why do some homes sell more quickly than others? In short, because they are priced right. Pricing is usually the number one factor that determines how short or how long a home will be on the market. However, when it comes to price, even adjacent homes can be radically different. They may both have the same floor plans, but improvements, a more desirable location within the subdivision, and other variations can make a significant difference when it comes to price. Homeowners often over estimate what their homes are worth because of their emotional attachment to the home. Therefore, a smart seller needs to overcome this attachment in order to be practical and logical in pricing his or her home. Study recent sales of homes that are comparable. Consult your local real estate agent and ask him to refer you to an associate in their office who really knows your neighborhood. Additionally, remember that once the home has been priced, any cosmetic changes you can perform, especially on the outside of your home, greatly improve the chances that potential buyers will have a favorable first impression.

For many individuals this is the largest issue to be addressed in the home-selling process. As with most issues, there are advantages and disadvantages on both sides of the issue. If you elect to sell the home yourself, the obvious advantage is that you do not have to pay a commission. Therefore, you increase the amount of money you receive by selling your home, no matter what the eventual sale price may be. However, statistics indicate that you significantly enhance your chances of selling your home more quickly (and often for more money) when you enlist the services of a real estate professional. Ask yourself if you really have time to show the house, sometimes in the middle of the day and do you want to deal with potential buyers critiquing your home? For some, having a realtor deal with potential buyers, and their opinions is easier on the seller. A seller’s emotional attachment to his home is an obstacle in the marketing of the home as many owners are blind to flaws that a real estate professional can see. Additionally, a good realtor goes further, and recommends steps that the homeowner can take to make the property more appealing to a potential buyer. Often, these cosmetic improvements can be the difference in making a sale. 4. Should I have my home appraised before I put it on the market? An appraisal is not necessary, but it can give you a good indication of the price that you will actually get for your property. Your local real estate agent can give you similar reliable data to determine the current market value of your property. First, to determine the asking price, a seller’s agent will look at “comps”, the price for which comparable homes in the area have recently been sold. Based upon these prices, you should then adjust what you’re asking for your home. If you decide to consult a licensed appraiser either in addition to or instead of a real estate professional, be aware that the appraisal process used by the appraiser is more theoretical than a “comp” and will not predict what a buyer will be willing to pay. If you are asking why you would need an appraiser then, the answer is that appraisals are normally required by lenders who are considering making a loan to a potential home buyer. If you decide to consult a real estate agent for purposes determining your home’s market value, make sure to inform the agent of any major improvements done to the home, such as a new roof or upgraded heating system. This will help the agent consider all the factors when recommending a sales price.
