Preparing to Buy a Home in 2020 By Jeff Wood, President, Acadian Home Builders Association

Congratulations. You’ve decided to buy a home this year. Purchasing a home can yield many benefits. Not only will you enjoy the pride of homeownership, real estate appreciates in value and there are tax incentives available. For most people, a home is the biggest purchase in their lifetime. If you’re ready and willing to become a home owner this year, the following tips can help you confidently purchase the best home for you. Evaluate your finances

One of the first steps in homebuying is knowing your credit score. When you learn your credit score it will help determine the interest rate and associated costs you pay on a mortgage loan. In general, the higher your credit score, the lower the interest rate you’ll qualify for. You’ll also need to research how much house you can afford. Talking to a qualified lender can help you determine your price range. Another key step when you are crunching the numbers is to set a down payment goal. The myth remains that you must put down 20 percent to move forward with your purchase. There are options for home owners available to put down less than 20 percent, such as a Federal Housing Administration loan.

Take an assessment of your needs

If you are firm in your decision to buy a home this year, it is likely because you have a specific reason to purchase one. Maybe you need bigger space or want to move to a school district that fits your family’s needs. While it may seem like an obvious line of reasoning this will help you determine your needs and wants and create a “must haves” list. When you put pen to paper and outline what you need in your new home, this will save you time when you are ready to start looking. Your next home may not meet every single item on your priority list, so you must decide on what factors you can compromise on and how you can realistically stay within your budget.

Set a budget

Your home buying budget should not be set based on what your maximum loan approval amount is. As the buyer, you are the best judge of what you can afford realistically. A good rule of thumb is that your total monthly home expenses should not exceed more than one-third of your gross monthly income. Home buying expenses are not limited to your down payment. Do not forget to determine how much you need to cover loan fees and closing costs.

Sell Your Current Home

If buying your home this year is contingent upon selling your home, you should be prepared if the timing doesn’t align perfectly. Another consideration is to make sure you have sufficient funds on hand if you are unable to have concurrent home closings. A real estate agent can help you navigate the transitions. A buyer or seller market makes a difference timing the transaction and a real estate agent and Acadian Home Builders Association can shed light on local market factors.

Q: I WANT TO SELL MY HOME AND HAVE CONSIDERED LISTING IT WITHOUT THE HELP OF A REAL ESTATE AGENT. I HAVEN’T BEEN THROUGH THIS PROCESS BEFORE AND AM CURIOUS AS TO THE ADVANTAGES OF HIRING AN AGENT. WHAT EXACTLY AM I PAYING FOR? A: One of the most complex and important financial events in peoples’ lives is the purchase or sale of a home. As a result, people usually seek the help of a real estate agent to assist them and guide them through the process. You may think that because you are selling your home, the buyer will have to do most of the work; however, this is not necessarily true. Before you can put your home on the market, you must decide what your asking price will be. This is can be much more complicated that you think. Several factors must be considered, including size, location, amenities, and school district just to name a few. Real estate agents have access to recent sales information and can help you determine what your home should be listed for by comparing it to similar properties that have recently sold. Another factor that many people don’t think about when they decide to sell their house themselves is how much time it is going to take. Without a real estate agent, you will have to make arrangements to meet each potential buyer who wants to look at your house. If you work, you will inevitably have to take off of work at some

time to meet a prospective buyer. A good real estate agent can take care of this for you, meeting prospective buyers, and allowing you to go about your daily routine. A good real estate agent will also have a thorough knowledge of the real estate market in our community. They will know which neighborhoods will best fit clients’ needs and budgets. They should be familiar with local zoning and tax laws and if working with a buyer, should be able to assist them with financing. Agents also act intermediary between you and the buyer in price negotiations. One the parties have agreed upon a price, and signed a purchase agreement, an agent must see to it that all special terms of the contract are met before the closing date. For example, the agent must make sure that agreed-to inspections (i.e. termite) take place. If you as the seller agree to any repairs, your agent must make sure that they are made before the closing date. Real estate agents also work with the closing attorney to ensure that if a problem does arise, it is resolved quickly and effectively. Selling or buying a house is stressful and time consuming. While you can do it on your own, a knowledgeable real estate agent can help make the process go smoothly and quickly, and can make the entire process more enjoyable for both the buyer and the seller.

Q: MY SISTER’S WILL WAS TWENTY YEARS OLD WHEN SHE DIED. THERE IS NOT ENOUGH MONEY FROM HER ESTATE FULFILL ALL OF HER CASH BEQUESTS, AND SOME OF THE PROPERTY REFERRED TO IN HER WILL WAS SOLD YEARS AGO. ALSO, SHE USED STOCK SHARES REFERRED TO IN HER WILL FOR HER MEDICAL EXPENSES. HOW DO WE FIGURE OUT WHO GETS WHAT? A: If your mother’s will doesn’t clearly state what is to happen in this type of situation, you have to look at the specific provisions of Louisiana probate law. Before any distributions can be made, the executor of your sister’s estate must pay all of your mother’s debts and all of the expenses of administering her estate. With regards to the property that was sold before her death, those gifts are null and void. The same is true for the stock shares that were sold to pay for her medical care. In Louisiana, one can only give away what they die possessed of. So, if a person disposes of property

before they die, they can’t dispose of it again in their will. There are specific statutory provisions in Louisiana that outline how your sister’s bequests are to be made in the event there is not enough to go around. However, without reading the will and reviewing a complete list of the assets of the estate, it is impossible to completely answer your question. The attorney that is probating your sister’s will should be able to explain which bequests can be honored, and which ones cannot be satisfied. Normally, specifically mentioned real estate bequests are taken care of first. Once all of the administration expenses have been paid and all of the real estate bequests have been satisfied, the remaining cash bequests will probably be reduced proportionately. This answer is an over-simplification of Louisiana law and there may be exceptions that apply in your situation. After reviewing your sister’s will and examining the assets and debts of her estate, an experienced probate attorney should be able to help you sort things out.
