Prepare Now to Buy a Home this Spring

These things take time, but start now and by the end of winter you’ll be ready to house hunt and then spring into action when you find “the one.” Price range and downpayment. Most
banks and online real estate sites have affordability and mortgage calculators that can help you figure out what you can afford. Work out your own price range based on what the calculators say. Do those monthly payments look reasonable or like a stretch? Do you expect your monthly expenses to rise, maybe because of a planned car purchase? How long do you expect to stay in this house? Is it worth a bit of a stretch because you plan to stay more than five to seven years? Or would you be more comfortable keeping payments at a lower level? To determine how much you’ll have for a downpayment, assess what you have in hand and what you can realistically save between now and spring. Don’t forget there will be closing costs. Be sure to pay bills on time. Payment history is a top factor for lenders.

Pay down credit card debt as much as you can while still saving for your down payment.

Mortgage. First, check out mortgage rates
at various lenders. You’re not ready to apply for a mortgage yet, so you won’t get specific quotes. But many lenders post approximate rates online, and you can browse them regularly so that you get to know the lay of the land.
A month or so before you’re hoping to buy, start shopping for a mortgage. Ask for quotes on rates and closing fees from several lenders. Once you identify the mortgage company, get a pre-approval letter from the lender. With that in hand, you’ll be able to show that you’re a good prospect as a buyer. Q: I RECENTLY BOUGHT A HOUSE HERE IN LAFAYETTE, AND A FEW DAYS AFTER WE CLOSED, I DISCOVERED THAT THE HOUSE HAS A SERIOUS MOLD ISSUE. TO FIX IT, I WILL HAVE TO REPLACE A WALL AND THE FLOORING IN ONE OF THE BEDROOMS. THE SELLER DIDN’T DISCLOSE THIS ON THE PROPERTY DISCLOSURE FORM THEY FILLED OUT, AND WHEN I ASKED THEM ABOUT IT AFTER THE FACT, THEY SAID THEY DIDN’T KNOW ANYTHING ABOUT THE MOLD PROBLEM. I FIND THAT HARD TO BELIEVE BECAUSE THERE WERE WATER SPOTS ON THE CARPET IN THE BEDROOM WHERE THE MOLD IS. WHAT KIND OF RECOURSE DO I HAVE NOW? A: Once a home purchase is complete, a buyer has no automatic recourse. This is the main reason real estate professionals always suggest that buyers have the property professionally inspected before they agree to buy it. If the inspector finds problems, you can negotiate repairs with the seller, and if the seller won’t cooperate, you can walk away from the deal. These days, most purchase agreement include language that allows the buyer to walk away from the deal if the necessary repairs exceed a certain amount (usually around $1,000). However, once the deal is closed, you own the problems, and your options are more limited. You can pay for the repairs yourself, try to get the seller to pay voluntarily, or take the seller to court.
But, you should know that you have a hard battle in front of you. The property disclosure form that the seller signed does not require him to know all the ins and outs of his home. For example, if he doesn’t know whether or not there was termite damage or water damage to the property (i.e. before he bought it), it is completely acceptable for him to check “don’t know.” To prevail in court you would have to show that the seller knew or reasonably should have known that the mold problem existed. But, the judge is also going to hold you to that same standard. If you could have discovered the problem by doing your homework, the seller is not going to bear the entire burden. And, did you have the home professionally inspected? It probably won’t go well for you if you didn’t, or if you noticed the water spots on the carpet and didn’t investigate further before you bought the house. If you did have a professional inspection on the house before you bought it, and the inspector didn’t detect the mold problem, then you might be able to get some money out of the inspector. But, you probably won’t get much. A lot of inspection contracts these days limit damages to a refund of the inspection price. You will have to check the terms of your contract with the inspector to see whether can be held liable and for how much. In the end, only you can decide if it’s worth it to sue the seller in small claims court, or to hire an attorney to take your case to a higher court.
RENOVATIONS–ARETHEYWORTHTHEEXPENSEANDHEADACHE? Q: MY HOUSE IS ABOUT 40 YEARS OLD AND IS BEGINNING TO LOOK WORN AND DATED. I WANT TO UPDATE THE KITCHEN AND BATHROOMS, AND REPLACE THE CARPET WITH HARDWOOD FLOORS AND CERAMIC TILE. HOW MUCH CAN I EXPECT TO GET BACK ON MY INVESTMENT WHEN I SELL IT? I AM PRETTY SURE THAT I WILL BE HERE FOR AT LEAST A FEW MORE YEARS. ARE POTENTIAL BUYERS LIKELY TO RECOGNIZE THE DIFFERENCE THE IMPROVEMENTS MAKE AND PAY A HIGHER PRICE FOR MY HOUSE WHEN OTHER HOUSES NEARBY HAVEN’T BEEN REMODELED, ARE SELLING FOR CONSIDERABLY LESS? A: To calculate a return on your investment, you have to look at several factors. For example, you have to take into consideration the size of your house, the square footage and layout of your home, the quality and type of updates you ACADIANA HOMEFINDER
are considering, and what other owners in your neighborhood are doing to improve their homes. If a fair number of your neighbors have done improvements to their houses, it may help raise the value of other houses in the neighborhood. Generally, people are willing to pay for better kitchens and bathrooms in houses. However, while you might get 10 or 15 percent more for an updated house than an unimproved one, you won’t get 30 or 40 percent more. If you aren’t going to sell your home for another five or six years, the paint and carpet you put in will probably be too old by then to add any value. Just keep these things in mind when you are planning your improvements. It may not be worth it to you to do $20,000 worth of improvements if it is only going to increase the value of your house by $10,000, even if you are going to enjoy those improvements yourself for the next few years.
