Q: ONE OF MY COUSINS IS FACING FORECLOSURE ON HIS HOUSE AND HEARD ABOUT A “SHORT SALE” AS A WAY TO AVOID FORECLOSURE. WHAT IS A “SHORT SALE” AND WILL IT AFFECT HIS CREDIT? A: In your cousin’s case, a short sale is the sale of his home for less than what he owed on the mortgage. When a short sale occurs, the proceeds are turned over to the lender, and the borrower receives no proceeds because he still owes money on the mortgage. There may also be a “deficiency” owed by the borrower to the lender, and the lender is not prevented from pursuing the borrower for the difference between the short sale

and the amount owed by the borrower. A short sale can negatively impact your cousin’s credit if it is reported by the creditor, as it is a negotiation resulting in a reduction of the amount a borrower (your cousin) owes toward a debt. Certain lenders’ guidelines might reject lending to a borrower who has obtained a short sale in the past. Depending on your cousin’s financial situation, a short sale can be a reasonable alternative to foreclosure because the lender will likely lose less money in a short sale than if the property is foreclosed on. Your cousin should be very clear about the particulars of the short sale, including whether or not a “deficiency” will be owed following the sale of the property.

A: A home warranty is a smart idea, especially for a home that is ten or more years old. Even if your inspection did not report any problems, it doesn’t mean something won’t happen during your first year of ownership. Believe me, the last thing you want to do is shell out money for repairs or replace major appliances right after you buy a home. Unfortunately, homeowner’s insurance doesn’t cover everything. For example, suppose your refrigerator goes on the fritz when you are away for the weekend and leaks all over the kitchen floor. Insurance might cover the damage to

your floor, but it likely won’t cover the costs of repair or a new freezer. A home warranty, on the other hand, will get you that repair or new appliance. A home warranty includes repair or replacements of major appliances, such as a freezer, dishwasher, hot water heater, ovens, etc. Mechanical systems, including heating, plumbing, and your electrical system can be covered with a home warranty; and even your pool or garage door openers could be covered! Your home warranty ensures the things that were working the day you purchased your home continue to work for the first year. You should definitely consider a home warranty, even if the seller doesn’t pick up the tab. You will save on the costs of a repairman and you won’t have to spend thousands on a new major appliance.

If your temporary work space has become permanent, there are several easy ways to modernize your space for productivity and comfort. Manage Your Acoustics. Sound waves carry through the air and maybe a distraction throughout the day. Not all soundproofing techniques completely eliminate noise but there are a few simple ways to reduce it. If your home office has tile or hardwood floors, adding rugs to your work area can help prevent sound from moving around the room. Installing a door sweep on the bottom of your door can

help reduce noise coming into your home office when your door is closed. Organize Your Essentials. To improve the professional look and feel of your work space, make sure you have adequate storage for reference materials and other frequently used items. If your home office is in a small space, consider adding vertical storage. If you need a more dynamic storage solution, consider adding built-in shelving.
