Lighting completely changes the look and feel of any room. Your choice of fixtures, where you place them – even your choice of bulbs – affects the overall mood and function of your home. With a few simple rules in mind, you can light up your home in a way that is useful, stylish and efficient. Think of Lighting in Layers First, establish overhead ambient lighting as a base layer. Whether it’s warm or bright, this layer sets the overall mood. Second, think about the function of the room. How do you spend time in this room, and what do you accomplish there? Use task lighting to illuminate certain areas for their specific functions. Lastly, think about what features of the room you love most. Use accent lighting to draw attention to a painting or architectural detail – or to be a decorative feature in itself.
For a more industrial feel, consider going with a metal fixture in either a geometric, cage-like style or a more solid, basin-like structure.

RIGHT NOW, MY SISTER IS LIVING IN MY MOTHER’S HOUSE. HOW DO WE SEPARATE WHAT IS COMING TO EACH OF US IF MY SISTER STILL LIVES THERE AND DOESN’T KNOW IF SHE WANTS TO SELL IT? A: Since you own half of the house, you need to step forward and assert your rights. But first, you need to figure out exactly what it is that you want.

Legally, since you and your sister are co-owners in indivision, you have just as much right to live in the home as your sister. But, living there, either with or without your sister, may not be appealing to you. Instead, you may be content to have your sister live in the house, and pay you cash for your half of the house. It is also possible that you may not want to sell the house, but instead, may want to rent it out. If you decide that you want to live in the house with your sister, you need to talk to her and let her know she’s going to be getting a roommate. If you don’t want to live in the house, but instead want to start collecting rent, you need to tell your sister she either needs to start paying you half of the fair market rent for the house, or she needs to move out so the two of you can find a paying tenant. If you want to sell the house, you should first see if your sister is interested in purchasing your half of the house. If she is not, then you should tell her it’s time to put the home on the market. If she resists, you may have to hire a lawyer to assist you with the filing a lawsuit to against your sister to force a sale of the home.

BAD CREDIT DOESN’T NECESSARILY MEAN YOU CAN’T GET A LOAN Q: MY WIFE AND I ARE DOWNSIZING FROM OUR FOUR BEDROOM HOME TO A THREE BEDROOM GARDEN HOME. OUR SON IS WILLING TO TAKE OVER OUR LARGER HOUSE, BUT WE’RE CONCERNED THAT HE MAY NOT QUALIFY FOR A MORTGAGE BECAUSE HIS CREDIT ISN’T VERY GOOD. DO YOU KNOW OF ANY WAY HE COULD QUALIFY FOR A LOAN, EVEN IF HE HAS LESS THAN STELLAR CREDIT? A: Fortunately, for your son, these days mortgages are like insurance. Almost everyone can get one. It is just a question of how much it is going to cost. Borrowers with less than stellar credit may be able to qualify for what’s called a subprime or nonprime loan. And these days, even buyers with a recent bankruptcy might qualify for these types of loans. It just depends on how bad the person’s credit is. Your son should really shop around and compare offers from different mortgage companies or other lenders. In his situation it’s possible that prices could vary a lot, depending on what types of loans are being considered. Comparison shopping is the best way for your son to get the best deal. Your son also may learn about relatively high-interest loans for people with bad credit that are designed to be refinanced after two years. Ideally, after two years, the borrower’s credit problems have been resolved, or are at least improving, and he can qualify for a lower interest rate. Another approach would be for you to agree to sell him your home to your son at a future date. This will give him some time to repair his credit. To start, you son should get a copy of his credit report, and see exactly what’s on it, and how bad his credit really is. Getting a clear picture of his financial situation is essential if he wants to turn his problems around.
