SURREY SQUARE SCHOOL


Client: London Borough of Southwark Value: ÂŁ1m Completion: June 2010 The contract involved the construction of a new build subterranean dining hall with a domed green roof. The purpose built outdoor pavilion was developed to house a state of the art kitchen and dining space and was designed to enable pupils to utilise the turfed roof with decking as an additional space for play. The doors to the pavilion are concertinaed to allow for tables and chairs to be brought outside in the summer months. The compound was constructed using solid acoustic hoarding around the perimeter. It had cut outs incorporated into it to allow viewing from outside. The works were completed during term time therefore strict H&S precautions had to be put in place. 10


SACRED HEART SCHOOL

Client: London Borough of Wandsworth Value: ÂŁ500k Completion: June 2012 This new build contract included the design of classrooms, disabled toilets as well as a sensory room. The construction was masonry with a steel and timber mono pitched roof covered with a Kalzip standing seam roof. PV panels were incorporated into the roof as well as large roof lights to bring in as much natural daylight as possible. The external finish was a mixture of self coloured render and cedar cladding. The timber theme was continued through to the windows with the use of Velfac windows of different shapes to create additional interest.

QUEENSBRIDGE SCHOOL

Refurbishment of a Grade II listed Victorian school together with a new build Professional Development Centre extension. The build consisted of a reinforced concrete structure situated on a tight corner site.

The scheme incorporated innovative sustainability functions such as Passivent Ventilation and high thermal resistance. The school was in continuous occupation throughout the works so secure solid screens were put in place to

separate the areas of our compound and working areas with those of the occupied school. The project was completed to an extremely high standard to the satisfaction of all those involved. 12



HENRY CAVENDISH SCHOOL

Client: London Borough of Lambeth Value: ÂŁ2.8m Completion: September 2012 Construction of new classrooms, infilling of old courtyard areas as well as the refurbishment of existing areas. The works entailed the fitting out of a new kitchen, dining hall as well as the formation of new front entrance reception area and school office. It also involved extensive soft and hard landscaping areas including a soft play area located on the roof of the new single storey front extension.

FRANKLIN WILKINS Client: King’s College London Value: £2.2m Completion: September 2011 The complete refurbishment of the existing Library space on levels 1 and 2 making it fit for purpose and flexible to suit both the needs of the Library Services and the KCL students. The goal was to create a contemporary environment incorporating the latest technology including DDA requirements and enhanced acoustic levels within the open study areas. The creation of modern social spaces and colourful accent walls throughout assisted with achieving the relaxed atmosphere required in today’s study space. The works were fast tracked, being completed over nine weeks.

Client: University of London Value: £1m per annum Dates: 2000 – Present Quinn London has been a preferred contractor of the University of London since 2000 whereby we are usually working on a minimum of four projects with them at any one time. The works are on an adhoc basis to a value of, on average, £1m per annum. We have been with the University for 12 years and have had the same team working there throughout; this has given the University confidence as the relationships are well established. We have completed many contracts for UOL, including a refurbishment of their library, reception renewal, many internal and external repairs and decoration projects, mechanical and electrical installations as well as a swimming pool refurbishment.


UNIVERSITY OF LONDON 20


CATS COLLEGE Client: Cambridge Education Group Value: ÂŁ1.8m Completion: July 2011 The alterations and fitting out of 4No inter joined Grade 2 listed properties over 5 floors including a basement. New facilities included science laboratories, classrooms with interactive teaching walls, art rooms, a photographic darkroom and associated staff areas and offices. Due to the listing of the building careful consideration was given to all elements of the works but particularly to the M&E services to maintaining the existing features of the building. The tight programme was achieved with very close working relationships with all members of the design team and the client. 21

KINGS COLLEGE IOP Client: Kings College London Value: ÂŁ2.5m Completion: August 2012

The creation of a new education hub for the Institute of Psychiatry located on their Denmark Hill campus. The scheme required a mixture of works including a new build lecture theatre and refurbishment of the Wolfson lecture theatre and also the creation of high quality circulation areas and social spaces.

The works comprised of a 250 seat lecture theatre sited within the existing quadrangle courtyard, a student hub link, three seminar spaces, new WC provision and an enhanced landscaped courtyard with access to new balconies adjoining a second floor cafeteria.

NOTTING HILL We have a longstanding relationship with Notting Hill Housing Trust, having been their preferred contractor since 2009. More recently, in 2011, we secured a place on their four-year Decent Homes Framework. Through this arrangement we deliver a wide range of refurbishment, repair and cyclical maintenance projects.

Typical works comprise kitchen and bathroom refurbishments, M&E upgrades, external and internal redecorations, roof repairs, installation of insulation (cavity wall and loft space), window and door overhauls, external repairs and environmental improvement works.

Client: St Mungo’s Community Housing Association Value: £8m Completion: May 2010 This project was delivered for St Mungo’s Housing Association, a specialist social landlord that works with homeless people. Quinn London has a long term relationship with this partner and we were commissioned to deliver a New Design and Build project, carried out over 80 weeks to become an 85 bed hostel for the homeless. Works included a commercial kitchen, associated offices, training and activity areas and off-road parking. Green roofs, green living walls, solar panels, bio-mass boilers, wind turbines and permanent recycling facilities that were incorporated into the design of the building.

HOLLOWAY ROAD Client: Family Mosaic Value: £2.2m Completion: August 2010

A Design & Build Contract for the Refurbishment of a locally Grade 11 listed building in a conservation area. From what was formally a hostel owned by the London Borough of Islington, Quinn London built a total of 14 high quality family units to help meet the acute housing need in Islington. This refurbishment project achieved an Ecohomes ‘Excellent’ rating.


VILLIERS ROAD

The Design & Build of three, three storey houses, built on a brown field site. This development provides supported living accommodation for St Mungo’s clients. The buildings provide three detached one bedroomed units, each with a courtyard, open plan living

area and a first floor bedroom under a spectacular vaulted roof. To reduce the environmental impact of the development, the scheme was constructed to Code Level 3 of the Code for Sustainable Homes.

Client: St Mungo’s Community Housing Association Value: £3m Completion: April 2008 Refurbishment of Victorian Grade 2 listed building to create a 53 bedroom hostel for the homeless. Works included: the strip out of existing building, complete refurbishment of internal rooms to form new en suite bedrooms, complete rewiring and heating, overhaul of existing lift, new entrance area and a new build rear extension. The new entrance area and new build rear extension was constructed to match as closely as possible to the existing original brick and stonework and internally the above features including timber windows and oak flooring were incorporated into the design materials and approved by the local authority. 36


CONNAUGHT HALL Client: University of London Value ÂŁ750k Completion: September 2011

The refurbishment of a Grade II listed building in Bloomsbury, to provide student accommodation with en-site bathrooms to 65 newly formed rooms and communal areas. Works included the stripping off of the existing asphalt roof and formation of a new sustainable green roof to the full extent of the building in Connaught Square.


Client: London Borough of Camden Value: ÂŁ400k Completion: July 2011

Refurbishment of five listed buildings throughout the London Borough of Camden including the renovation of Grade II listed building; Lauderdale House. Built in 1582 and set in the beautiful Waterlow Park, Lauderdale House now runs primarily as an arts and education centre welcoming over 65,000 visitors each year. This Heritage Lottery funded project included external repairs to the house including the repair and renewal of the natural slate coverings, lead gutters and overhanging timber cornices. Works also included drainage repairs, brickwork, window overhaul, repairs to columns and complete external redecorations.

ST MARY’S RECTORY Client: The Diocese of Westminster Value: £900k Completion: April 2009

The renovation of a Grade II listed Rectory. The works were to create a living accommodation on the upper floors for the priests, a new kitchen on the ground floor and in the basement, as well as offices and meeting rooms. The external Portland stone arches and windowsills were repaired and new stone work was required for the large new opening within the new kitchen giving excellent views over the new courtyard garden. The internal fit out was to a high specification and an excellent quality was achieved throughout. This included careful restoration of an oak panelled room as well as the restoration of the existing stone fire places. 40

Client: Wainbridge Global Opportunities Value ยฃ2.8m Completion: July 2012 Two negotiated contracts on office blocks. The projects comprised of external envelope works including new roof finishes, external window replacements and faรงade repairs and redecorations. The front faรงade to Minerva House was listed so the works to the ornate stonework had to be agreed with the Conservation Officer. Internal fit-out included new toilet facilities as well as the installation of new fire alarms, air conditioning and other services upgrade works. The decanting of occupants was unnecessary as a lot of works were carried outside of normal working hours or with the use of temporary partitions and screens. 44


FITZROY HOUSE Client: Wainbridge Global Opportunities Value: £1m Completion: October 2011 This project was successfully delivered for Wainbridge Global Opportunities for the refurbishment of an existing five storey office block in Chenies Street, just off Tottenham Court Road. Floors were completed on a phased manner with the Client being decanted to allow the works to be undertaken. The works were carried out in a live office. Quinn London’s contract included managing the office moves to free up work areas.

DENNIS HANDFIELD Client: Circle Anglia Group Value £700k Completion: June 2011 This project was for Circle Anglia who in turn leased this building to SHP, a charity for vulnerable and homeless people. The works comprised of the refurbishment of an existing hostel contained within two separate buildings. Quinn London refurbished these buildings over five floors into thirty nine bedrooms for Single Homeless people of the London Borough of Camden. The works were carried out to the upper floors with offices and recreational areas to the lower areas, providing a high level of support to the Hostel’s residents. 46


UNIVERSAL MUSIC PUBLISHING Client: Universal Music Publishing Value: ÂŁ900k Completion: March 2009 The project entailed the refurbishment of five storeys of the BMG Office Block, with the employees in occupation. Works consisting of internal repairs and decorations, installation of new partitions and ceilings, new raised flooring and mechanical and electrical works . Each floor was worked on over a two to three week period and all of the refurbishment works on one floor were completed before we started on the next in order to minimise disruption to the occupants, this was assisted by our phased handover sequence.

‘BEST PUBLIC BUILDING’ Client: Corporation of London Value: £2.3m Completion: January 2012

in the

2012 ARCHITECTS’ JOURNAL RETROFIT AWARDS

The complete refurbishment of an existing Grade II listed Leisure Centre. A contemporary fitness and health club facility, together with a social space for the residents of Golden Lane Estate and those working within the Barbican area. The works were particularly challenging given the listing of the building, which created an interesting concept in contemporary styling requirements, incorporating glass structures, stainless steel and solar heating. This project won the title of ‘Best Public Building’ in the 2012 Architects’ Journal Retrofit Awards. 52


Client: Hertford House Hotel Value: ÂŁ2.2m Completion: November 2008 The project comprised of the extension and conversion of a Grade II listed building, formally the Mercury Print Business, in the centre of Hertford Town. The project was carried out in close consultation with the Conservation Officer at Hertfordshire County Council. The works involved the re-fitting and refurbishment of 22 bedrooms, all with en-suite facilities, together with conference rooms and the bar and restaurant facilities.

THE SHIRE LONDON Client: Tony Menai Davis Value: ÂŁ1.2m Completition: September 2007 Quinn London carried out the extension and refurbishment of Bridgetown Golf Club in 2007 to form what is now The Shire London Golf Club. The works included an extension and refurbishment to the existing club house which comprised of a new restaurant, two new bars, changing rooms leisure facilities, a gym and a swimming pool. External work included a new car parking area and the construction of a driving range. The works were carried out over three phases with the club remaining in use throughout the 32 week contract period. 56



SHANGHAI BLUES Client: Shanghai Blues Value: ÂŁ1.1m Completion: October 2008

Refurbishment of the former Holborn Library, to form a new restaurant finished to an extremely high standard. Natural materials such as oak, marble and slate were used and carefully procured and machined to the clients exacting standards. The restaurant featured two main dining

areas, bars and a mezzanine level for corporate events. Careful co-ordination had to be made for the Grade II listed building, situated on a red route in one of the busiest parts of London, as not to disrupt traffic and adjoining owners and business during the course of the works.

HIGH-END RESIDENTIAL


PORCHESTER TERRACE This project involved the complete strip out and both internal and external comprehensive refurbishment of a Grade II Listed residential property. Works included overhauling and reinstatement of period features including original ceilings and cornice to satisfy conservation planners, bespoke walk in wardrobes, completely new plumbing, heating and ventilation systems as well as new lighting, power, security and audio visual systems throughout the property.

The refurbishment works created a refined residence comprising of 5 bedrooms, 5 bathrooms and 3 receptions which have exceeded the client’s expectations for market rental value.

SPRING GARDENS This project was successfully delivered for St Mungo’s Housing Association, a specialist social landlord that works with homeless people. Quinn London has a long term relationship with this partner and was commissioned to deliver a new Design & Build project to construct 24 self-contained units.

From the early meetings the agreed solution was to proceed based on a timber frame. This would allow a fast on site construction programme as well as achieving high code points both in terms of the sustainable sourcing of the timber but also through achieving excellent U values. The external works scheme was very extensive both in terms of hard and soft landscaping. 64


STATION ROAD Client: Hampton Wick Developments Value: £1.7m Completion: September 2009 Station Road in Twickenham was a joint venture on a design and build scheme of 9 flats, the construction of an RC frame and curtain walling with 2 commercial units on the ground floor.

PUBLIC BUILDINGS


HIGHBURY MAGISTRATES COURT April 2011 saw the completion of the asbestos remediation and building reinstatement works at Highbury Magistrates Court for HMCS.

Client: Her Majesty’s Court Services Value: £880k Completion: March 2011

The works were split into 10 zones which were carried out in a phased manner, leaving remaining courts in use. The zones comprised of courts, custody areas, offices and service risers. The works entailed the removal of existing ceilings under controlled conditions, removal of all existing or encapsulation of the asbestos, plus the reinstatement of existing suspended ceilings along with laminate timber panels. Through careful programming and close liaison with the client the works were resequenced and completed two weeks ahead of schedule.

WOODFORD FIRE STATION In 2009 we undertook the refurbishment and extension of Woodford Fire Station for the London Fire & Emergency Planning Authority. The works included a New Incident Response unit. The existing building was in occupation throughout the duration of the 16 week programme.

STRATFORD LIBRARY

Part of a programme of regeneration and refurbishment works for libraries within London Borough of Newham. The focus was on delivering a library service based on local community needs and up to date with the IT recent advancements.

Client: London Borough of Newham Value: ÂŁ1m Completion: February 2012

The works involved the complete strip out and refurbishment to provide fixtures and finishes, a completely new electrical installation and the replacement of HVAC Air Conditioning and Ventilation.

The refurbishment works created a spacious airy environment which is easily identifiable with the borough’s branding and effortlessly useable to the public at large.

SIMMONS HOUSE


Client: Camden & Islington PCT Value: £1.8m Completion: April 2009 This contract comprised the refurbishment of a Grade II listed Victorian building including the construction of a new basement, replacement of the existing floors and a new roof with solar panels. The existing building became accommodation for vulnerable adolescents, the upper floor comprising of 10 en-suite bedrooms, whilst the ground floor incorporated a lounge, library, kitchen and staff offices. The new two story building that ‘wrapped’ around the existing became an educational facility, with classrooms, group and therapy rooms as well as offices for the staff and teachers looking after the students. 76


Client: Kensington & Chelsea PCT Value: £1.8m Completion: October 2011 This project was the first of this kind for the Kensington and Chelsea Primary Care Trust with the focus on delivering a Health and Wellbeing Centre based on local community needs. It involved the complete demolition and reconstruction except external façade to provide: 6 GP Surgeries, 2 Dental Surgeries, Lab, Utilities and X-rays, Associated Offices, Meeting Rooms and a Community Resource area.

EARL’S COURT HEALTH CENTRE


ARCHWAY HEALTH CENTRE Client: Camden & Islington PCT Value: ÂŁ2.3m Completion: June 2010 The refurbishment and fit out of two floors of office space to form a new Health Centre. The scheme involved major structural and M&E works together with the provision of new office space, treatment rooms and welfare facilities. The works were carried out while the building was in occupation on a busy red route along Holloway Road.
