PLACEMAKING

THE DESIGN PROPOSAL FOR MARITIME GARDENS HAS TO RESPOND TO THE SITE’S UNIQUE FEATURES IN ORDER TO UNLOCK ITS FULL PLACEMAKING POTENTIAL.

PLACEMAKING IN SHORT IS THE ART OF CREATING SPACES WHERE PEOPLE WANT TO BE.

Focussed on enhancing existing routes and creating new strategic gateways into Maritime Gardens: 1. Enhancing the waterfront edge to promote an active waterfront promenade 2. Reinforcing existing key access routes 3. New route connecting across the river to the Titanic Quarter and extension of the national cycle route

EVERGREEN

Maritime Gardens hopes to capitalise on its built and natural assets to promote a unique environment within Belfast where people want to sit, relax and enjoy. ACCENT TREE

The concept design for Maritime Gardens promotes biophilic design principles and outdoor innovative agile working spaces.

MEADOW GARDENS

SEASONALITY

The Meadow Gardens provide a setting for people to sit, dwell or work. Reflecting the Northern Irish meadows it is a place embracing soft textures and colours and scents. Seating planters and agile working enclosures provide an opportunity for people to pause and discover the rich meadow landscapes of Belfast.

With changing seasons, the site seeks to respond WINTER positively to climate change with water retention interventions, wetland inspired boardwalks and year-round events such as festivals, food markets and shows/art displays.

FRONTAGES Many of the site’s buildings benefit from dual active frontages along the River Lagan. The influence of the frontages on the concept design is reflected within the allocation of public realm programmes, hardscape and softscape balance and siting of activities.

GROTTO PLAYSCAPE In order to enhance the experience through the underpass and as the new portal into Maritime Gardens, the Grotto Playscape tests new research into artificial lighting to promote plant growth. The Grotto Playscape provides opportunities for creative lighting and art pieces for people to observe and engage with, while discovering the understorey planting narrative. The site’s landscape can be a test lab for a technology saavy audience.

GREEN SPACES AND WATER Currently a hardscaped environment, our ambition for City Quays is to provide a mixture of landscapes that capture the environmental qualities of the two key green anchors of Lagan Meadows and Cave Hill. The design also proposes a sustainable urban drainage strategy in the form of reflective pools and retention ponds which captures rainfall and so creates a holistic approach to water management.

ARRIVAL SPACE

WAYFINDING + SIGNAGE

The arrival plaza to Maritime Gardens prioritises pedestrian and cycle movement through shared surface principles. The activation of the space is enhanced through both active and still water features. As well as sunken water features and light art objects, the water pools act as water retention mechanisms for flood mitigation. The spaces are wi-fi enabled and users can interact digitally with elements.

The wayfinding and signage strategy for Maritime Gardens aims to increase the level of visual and physical connectivity from the riverfront to the site and from the Cathedral Quarter to the Titanic Quarter. The interactive beacons play a strong part within the wayfinding strategy to navigate users to the site and beyond. The beacons are physically imposing so as to be easily synonymous with Maritime Gardens and are also wifi interactive to include important up-to-date information about the area.

PORTFOLIO

The cycle and pedestrian bridge over the River Lagan acts as an integral link from the Cathedral Quarter to the Titanic quarter through Maritime Gardens, enhancing the existing national cycle network. It will capture generous footfall from day and night-time events at the SSE Arena, connect users from across the river in surrounding offices and apartments and during the week create a leisurely running and cycle route.

CYCLE + PEDESTRIAN

WATERFRONT

The Maritime Garden cycle and pedestrian bridge draws the city into our site and connects you across the river into the Titanic Quarter. As you traverse Clarendon Dock, the bridge provides opportunities for you to oversee water kayaking in the northern body of water, or the more naturalistic wetlands towards the Maritime Cafe. Active and passive mobility routes are split and the bridge enhances the national cycle network.

Along the waterfront one can experience wetland walks, learning and discovering local wildlife. Terrace decking and walkways provide opportunities to dwell, relax and enjoy the great views across the River Lagan. The active waterfront provided extended opportunities for recreational water activities such as harbour baths and water taxi services along the River Lagan.

THE HUB THE WATERFRONT WETL ANDS AND SEATING STEPS ALONG THE WATER BODIES SERVE AS FLOODABLE ZONES FOR RETENTION PONDS DURING WET SEASONS TO ALLEVIATE FL ASH FLOODS AND PROVIDE AMENITY.

The Hub is the gathering and event space of Maritime Gardens set within the heritage setting of the Pump House and dry docks. Providing F&B outlets and a micro brewery, it hosts a lively programme of events. Within the setting of the dry docks’ more formal landscape, floating green platforms provide pods for local biodiversity, and visitors are immersed in views of the natural forest and swales beyond. The vibrant accent lighting to seating areas will feature landscape elements and key trees which are supported by low level lighting. By illuminating the building facades they enhance the character area and wayfinding strategy.

Maritime Gardens will benefit from a night-time economy which will cater for every interest: eating, drinking, music, events and gathering. The café is open during the day but also performs a relaxed space during the evening capturing varied work hours in the surrounding offices. The Pump House Microbrewery will be a flexible event space hosting events year-round.

Stevenage town centre sits just 20 minutes north of King’s Cross. The masterplan team had a valuable input into the submitted document which won the competitive dialogue competition and subsequent design interventions to revive the core of the town. Designated as UK’s first New Town, the centre seemed out-dated, with considerable investment and phasing, the design seeks to revitalise through multi-purpose regeneration, a new public realm that builds on its quirky features. A new public services hub and the relocation of the existing bus interchange to a site closer to the railway station with modern retail outlets and new homes which will draw people back into this once thriving centre. Phase one will be delivered in October this year (2018).

L1 Urban Core

Communal waste disposal areas for businesses and residents means lanes will see less display of rubbish

Services such as waste management should still be able to access the laneways Art installations such as wall murals are a great initiative to invite users into lanes. This is common among cities such as Melbourne & Toronto Lane gradient is important so that runoff reaches drains responsibly and therefore avoids flooding or dead water

PORTFOLIO

Owners of businesses should be encouraged to face out onto the lane and create active frontage - providing a service to users

L2 General Urban Area

Balconies provide an important function - ‘eyes on the lanes’, natural surveillance to ground floor activities

PORTFOLIO

Lighting is very important to perception, if the lane is not properly lit at night then it will feel unsafe and attract unwated attention

Permeable pavers can be used instead of asphalt concrete for parking areas within the lane

‘Greening the lanes’ with techniques such as green walls (live walls) can greatly improve air quality within the micro-climate whilst adding character to the lanes

L3 Green roofs can be employed to help air quality, biodiversity and thermal performance of buildings

Low Density Area

Planting is an important characteristic within lanes providing residents water and take care of them Waste refuse area for residents means the lane will have more space for planting and for kids to play
