With the population migration to urban, more dense areas over the past decade, increased design effort is helping cities become stronger, and in some cases, reborn. The richness of being able to live, work, play and shop in a walkable environment is appealing to many and as designers of the built environment we have an enormous opportunity to positively influence the way people interact and live. Mixed-use and Urban Infill projects require certain sensitivities with regards to context, history, community and security. These all equate to the livability of a place and we are passionate in exploring a vision that respects the past but is relevant to the present. Our designers have worked across the nation and in other parts of the world which has helped them gain the perspective and experience needed to create vibrant environments that have tangible and meaningful spaces.
WEDGEPOINT Rochester, N.Y.
Historically, the South Wedge district was popularized by the establishment of the Erie Canal. Today, the architectural language of South Avenue is more diverse than in the 19th century; the stratification of styles of years past is evident, and favors well with the eclectic, active community. This project has two phases; phase one with 24 residential units and 6,200 sf of retail space, and phase two with 58 residential units and 5,500 sf of retail space. This project maximizes stunning views of the city to the north, and establishes a strong presence on the corner of Byron street and South Ave, effectively becoming the iconic ‘north tip’ of the South Wedge district.
NOTA
Rochester, N.Y. Neighborhood of the Arts (NOTA) is a district best characterized as an eclectic mix of residential houses, apartments, museums, galleries, studios, retail shops, and restaurants. Within the city, it serves as a cultural hub with a pedestrian focus. This project stands as a testament to that spirit, with its compact yet efficient design, and the incorporation of several existing structures to serve as either workplaces or homes with 45 residential units total. Tucked just off the street, a courtyard can be found infused with the energy of the neighborhood, while serving as communal recreation space and shared access point to all of the buildings on the site.
Winner of the 2013 AIA Rochester Merit Award
THE CARRIAGE FACTORY Rochester, N.Y. This project is an opportunity to rehabilitate a decaying building, which was originally the Cunningham Carriage Factory. Here, high quality transportation vehicles, from coaches and carriages to airplanes, were made by hand. By understanding and respecting this heritage, the building can connect better with today’s needs and remain relevant into the future, while honoring the pioneering spirit of James Cunningham. The building has five stories with, 70,000 sq ft, containing 68 residential units. A feature wall highlights the building entry, while serving as an artistic expression of the factory’s legacy. A 100 foot aluminum entry wall evokes the evolution of the company from carriages to airplane construction. A perforated gradient begins with a frothy lightness at the building’s periphery, and ends with a solid form that defines the double-height lobby. The wall will also serve as a gallery, displaying photographs and artifacts that embody the legacy of the James Cunningham Company.
CHEVY PLACE
Rochester, N.Y. The former Hallman’s Chevrolet site, considered a Rochester landmark at 200 East Avenue, underwent a major redevelopment to convert the existing vacant property into a unique residential area. The site includes 77 apartments and townhouses, and several uncommon features including the conversion of the former 5,500 sq. ft showroom into a coffeehouse. A landscaped courtyard is the focus for the residential development. The courtyard was developed with paved walk and sitting areas, lawns and landscaping. Parking for the project is both at-grade and underground. A masonry base forms a strong edge to the apartment building. Ornamental exterior stairs, balconies, bay windows, and steep pitched shingle roofs give scale, rhythm, and relief to the facade; by respecting its context, this site blends seamlessly with the fabric of the current East End Cultural District.
HALSTEAD SQUARE Rochester, N.Y.
Located on West Main Street, Halstead Square is comprised of a three-story, 75 unit SRO building to the south of the site, and Brown Street Apartments, which is a 24 unit affordable housing apartment building on the north side of the site. The property also includes an existing convent, which was renamed Main Street Community Residence, and completely renovated with an addition to house 14 special needs apartments. A substantial courtyard links all three buildings together into a cohesive campus setting. This project is a prime example of a project that demonstrates a commitment to providing resources to its community, while continuing to establish a firm presence within the city.

COLLEGETOWN Rochester, N.Y.
The Collegetown project involves the redevelopment of a 14 acre site that fronts Mount Hope Avenue. Located on the eastern edge of the University of Rochester’s Medical campus, the mixed-use development will serve as a gateway to the City and University, while strengthening the surrounding neighborhoods. The 5 multi-story buildings include various mixes of retail, office, residential and hotel. The development also includes a parking structure with 1525 spaces, 460 surface parking spaces and 100 underground parking spaces. We truly believe that this development is a one-of-a-kind destination that will contribute meaningfully to the Rochester experience.
