SOCIAL HOUSING PROJECT OF THE YEAR SHORTLIST

BBS CONSTRUCTION: FRANCIS LANE DEVELOPMENT

Built by BBS on behalf of Golding Homes, the development at Francis Lane is located on a redundant garage site close to Maidstone town and consists of nine distinctive contemporary three-story town houses with 2 and 3 bedrooms fronting a main road, with private courtyards and parking to the rear, providing much needed affordable housing into the area.

BEATTIE PASSIVE: HAYES PLACE

Hayes Place is a fully modular development of 18 Haus4studio apartments and one Haus4two, built to provide a high quality, flexible temporary solution to Cardiff Council’s need for immediate housing for homeless people in Cardiff. Not only are these homes completely relocatable, but the use of timber has greatly increased the ease and efficiency of the build, and reduced waste whilst ensuring consistent quality throughout. In addition to this, the superior standards of Passivhaus results in a more comfortable living environment.

GREENCORE CONSTRUCTION: SPRINGFIELD MEADOWS

We build houses to the Passivhaus energy performance standard, so use very little energy for heating & we provide lots of solar PV panels to generate electricity. These houses are more comfortable & healthier to live in as well as having the carbon benefits. Over the last 7 years, we’ve built 50+ houses. The economies of scale from our largest current project at Springfield Meadows has allowed us to develop our building system from zero-carbon, to Climate Positive.

STRATA HOMES: CHESTERFIELD DEVELOPMENT

This is a development of fifteen homes constructed in MMC with structural timber as its key component. The development has been carried out as part of planning obligations on a wider scheme to deliver affordable homes on behalf of an affordable housing company. With the local authority stating a climate change state of emergency Strata took the decision to move away from traditional building techniques and use a far more sustainable and energy efficient MMC system.

TOPHAT: WHITE ROAD

White Road is an exemplary showcase of offsite, timber construction. The project delivers excellent homes, at an affordable price, that are aesthetically pleasing and highly sustainable. The use of an offsite timber solution results in a home that has 1/27th the embodied carbon of a traditional, masonry built house, as independently verified by BLP. Further, the ongoing, operational carbon will be roughly a 55% reduction against traditional construction. This means that the new homes will have a significantly reduced impact on the environment, both today and in the future.
