What changes did you make this year and what happened prior to prompt you ?

So my focus now is to be constantly improving my skills as a painter and to have the time to see an idea through to the end, especially with my ceramic work. It has been quite daunting at times. I have never felt so unsure as I did in the first few months; I lost confidence and direction for a while but I was reassured that I was having a threshold moment. I think I'm still standing on the threshold but hopefully will enter the hallway soon. Then I can open a couple doors. Maybe, if they are not locked! I still feel its going to be OK.

So for many years my dear friend and business partner Karla Stevenson and I ran The Monster Company together - a ceramics business that supplies galleries throughout New Zealand. I had always painted and used to exhibit once a year, but slowly over time, the ceramics business took over and I painted less but never really stopped. A few years ago I had begun to produce a small range of limited edition prints. I could see that there was potential for So what does your working me to make a living this way, day look like ? but was happy where I was. Typically I paint most days. Prints so everything is local, which is ideal . How would you describe your work at this point? Mm I'm still working that out. I do love the research behind the painting, the stories I want to tell. So I feel I am a visual storyteller, an illustrator and sometimes a painter. What usually inspires you when you create a body of work? Inspiration can come from the most unexpected places. I don't ever really seek it out as such. I always have a sketchbook and pencil close by and scribble ideas down; words, doodles, poems, even overheard conversations have been known to make it into my notes, but if I had to define my muse I would say curiosity. I am very inquisitive and oh I do love a good story

Your use of words is exquisite. Have they always been incorporated in your work?

Art is a business, for 95% of people making a living from their art they have had to learn some pretty hard lessons about what it takes to sell their work. Creating the work is very much just a part of being an artist. Not only listening to people that are successful but also those that are struggling - never stop asking questions. Striving to develop and improve constantly but not being too hard on yourself when things don't go to plan - they never really do. Have a go, use different materials, don't just do what you have always done. And for me I often feel disappointed with the end result of a piece and know immediately how I could have done it better, but now when I look back at older work it wasn't as bad as I thought. I wish I could take my own advice on that one Where will you be showing for RAW and do you have a website?

t’s ‘down tools’ this Labour Weekend, as visitors plan to ditch the garden jobs in favour of Raglan’s inspiring arts trail, boasting 42 artists across a range of diverse and interesting media. The Raglan Arts Weekend, or ‘RAW’ as it is locally referred to, is now in its 12th year, and continues to attract the very best of local talent, including 13 new artists this time around. Visitors are usually spoilt for choice as they plan their self-guided routes using RAW’s official maps and new visual web site, making it fun and easy to navigate the trail.

RAW artists work in sculpture, painting, photography, metal work, encaustic, print making, illustration, pottery, weaving, textile art and designer jewellery. “The event is slowly starting to establish itself as a cut above your usual art trail and the senior talent that resides in our little community is mind-blowing,” says Nicky. If you’re at a bit of a loss for where to start, or if you’re keen to secure an artwork at a fraction of its usual price, head to the Preview Exhibition at the Old School. It’s open daily from the 1st to the 25th of October from 10am until 2pm. There are 84 artworks from participating RAW artists, and sales of all artworks help raise funds for RAW, which is a not-for-profit event.

“It’s an inspiring day out - getting a sneak peek into creative spaces and processes, meeting the artists behind the work, and exploring the area that has often strongly influenced the art on display,” says RAW co-ordinator Nicky Brzeska. “For our regulars and locals it’s always fascinating to see the shift in style of their favourite artists or to spot new trends and emerging talent. There is a huge amount of art snapped up over the three-day period, as well as time to enjoy being with whanau just doing something interesting.”

arah creates large scale ceramic sculpture and limited edition handmade tiles from her Upper Wainui Road studio. Her work is a celebration of colour and pattern, strictly sticking to the maxim: more is more. Her work for RAW 2021 is pretty delectable, with a definite dessert-like twist; a teetering many flavoured icecream towers over a godzillaesque gold plated hand, iceblocks and donuts hide grown up Polly Pocket play spaces, and a Mad Hatters tea set hangs out with the usual array of colourful homewares, candles and flights of fancy. This year’s RAW will also be an opportunity to show off her budding range of architectural ceramics, which she has been developing over the last year. aglan’s Community Kai & Craft Tiny shop on Bow Street has seen an overwhelming response from the community.

The brainchild of Jono Hutson and Saras Howie, the initiative is an opportunity for local creatives, artists, foodies and other small-scale ventures to share their wares. It is offered on a koha basis, giving artists an obligation & pressure free environment to launch new products or ideas from a prime main street location. Many creatives and foodies have so far utilised the tiny shop to launch new products or offer their product(s) direct to the public. “We want the space to be used as much as possible and to be a real community hub for creativity, togetherness and generosity!” Every month a local charity or not-for-profit will be nominated as a recipient to benefit from the monthly koha. Find the 2.8sqm Tiny shop tucked between Trade Aid and Roll Up. For more info – find Community Kai & Craft on FB or contact Jono on 021488766.

Can you describe the concept that the Jet Collective was built on and how it operates? The original concept of Jet was to bring together a bunch of Raglan creatives and provide a supportive and dynamic platform to showcase their work, sharing the responsibilities of running a gallery. Tell us about who has been involved and who are the Jet artists of today?

It is a really sensible way for an artist to sell their work without a huge financial commitment and only a small commission. Collectives work well if the communication and supportive environment are in harmony with the original goals of the concept. Like in any partnership there are ebbs and flows and you have to be realistic. At the moment we are a group of 6 women of all ages and with that comes real life stuff that far outweighs any rule that we have written down. So we have to be fluid and support each other, its not just about the nuts and bolts of running jet.

The founding members were Chris Meek, Che Rogers, Megan Hockly, Kim Marsh, Carrie Andrews, Sonja Jorgenson and Hayley Hamilton. Do you only feature the members work or do you Other collective members were, Jo Sweeney, include other artists? Mark Purdom, Rochelle Cant, Ange Blaikie, We have work on commission from other New Rebecca Dowling and current members are Jillian Zealand artists and we also buy a few select New Lankshear Jessie Galloway, Sarah Steed, Sarah Aitchison, Karla Stevenson and Hayley Hamilton. Zealand made products, that we all agree to, to help cover our bills How has the collective evolved over the years ? How often do you come together and do you In the beginning there were 7 collective have specific roles? Has there been any challenges members and 7 days a week so each one of us to overcome? covered a day and split the costs of rent; we were We come together once every 6-8 weeks on a shoe string budget but it worked beautifully. normally, sometimes for business only chats As the years ticked by and people came and other times for dinner. It's pretty much like went we had to make a decision to take on extended family. We have members that cover other people’s work and sell their products on specific parts of the business and would be at a consignment, we then could cover our bills but loss without them. There have been challenges stay true to the aesthetic of Jet. So what has like in any group of people trying to figure out evolved is still an artist run gallery but with a a way forward, but I think our mantra is that we strong emphasis on New Zealand made and have to support one another no matter what. What advice would you give to those who might think about a similar concept between fellow creatives? A collective is a wonderful concept and a simple and rewarding way to sell your work. So if you are thinking of starting a collective be sure to understand, it is the way the world should work, but a big shiny idea that doesn’t involve compromise and compassion will ultimately fail. Communication and understanding are as important as the art. How would you describe the mix of artwork and products available at Jet? At the moment we have a very broad range of work; the members produce ceramics, jewellery, photography, handmade clothing and limited edition prints. Our stockists work ranges from books to body products, moccasins to undies, teas to teaspoon rings, plus the essentials of chocolate and honey! People who are attracted to handmade local work are our customers, ranging from 8 to 88 year olds and beyond. We are in a time in the world where people really appreciate that someone has actually made what they are buying. There is an energy about it that you can feel. Where are you situated and do you have a website? We are in the same spot we took over 20 years ago! 19a Bow Street, the metal fronted gallery next to the Shack. hāingaroa-born Conor McCabe has spent a good chunk of his young life performing as part of musical duo Fortunes and has recently returned to his home town to start a fresh chapter. Conor is one of the mentors that will be helping rangatahi develop skills in music performance and production through the Whāingaroa Talent Factory event this month. Something I remember from when I was younger is that on the Whale Bay bus to and from Raglan Area School - you and maybe Ruby Gibbs - were always singing. Has music and performing always been a part of your life and what or who were some of your earlier influences?

Conor McCabe - Image thanks to Molly McCabe - Honey Studios.

Yes I most definitely would’ve been singing on the bus with Rubes. Lol I was probably telling her to be quiet because I was the singer. She was really good at knowing all the words though. I also used to do the roll call for the Whale Bay bus. Very me to volunteer myself for a position like that. Lots of early influences but I would say out of everyone, Alicia Keys was my girl. Also you were iconic on the bus. I remember I sometimes I used to sit with you because I thought you were cool. Obviously this past year or so has been pretty disruptive for a lot of people – especially those in the live music industry – can you tell us about what you have been doing over the past 12-18months in terms of your music and moving back to Whāingaroa? The timing of Covid was quite interesting for me. We had our final Fortunes show (my old music project) at the end of Feb 2020 and 2 weeks later I had to come home to lockdown. So its been kind of like, my old life is over and then this all started but I was kinda planning to do something else / the next

thing obviously. Its been great being back here though. It was always hard to stay away. I’ve been having heaps of fun DJ'ing which is something I always wanted to do. What’s the best advice you can give for anyone applying for WTF this year? SONGWRITING. I love a good story. Paint a picture and make us feel it. QUICK QUESTIONS Current favourite song: Have Mercy: Chloe Really feeling this song and video and VMA performance right now and extremely excited for her solo career. Current favourite piece of clothing: Just got some new baggy fit jeans from Hallensteins lol. Love them! Don’t think I've gotten anything there since the Planet 8 days. Current favourite movie/tv series: It's between Ted Lasso and See. Both on Apple TV (Is this the new thing?). Ted Lasso is making me laugh and cry every episode and See is like the craziest premise for a show I’ve seen in a long time. Everyone in the world has gone blind and then I’ll start watching something else and am still thinking everyone in that show is blind too. Current favourite food: I miss Thai food! I literally just now went to the bakery for a sandwich and saw they had pad Thai on the menu today so got that instead. T

he Local Rag went along to one of the Youth Intro to DJ’ing sessions hosted by Glenn (aka DJ King Macka) and Em (aka MC Jinja Cat). Em and Glenn are a local DJs and MC act, Cat & King. The duo has worked together for 20 years in various musical manifestations, and between them have played around NZ and Australia to audiences of up to 10,000, so have a lot of experience and knowledge to share with the community. In their Cat & King project they mix up a variety of genres such as Reggae Dancehall + Dub, Hip Hop + Grime, Dubstep, Half-time, & Jungle breaks, sharing their love of dancefloor heaters and basslines with attitude, and their highlight gigs over the last summer were festivals CupaDupa in Wellington and Soundsplash in Raglan on the Roots & Culture stage. Glenn and Em are running the Intro to DJ'ing workshop series for the first time, on behalf of the Whāingaroa Soundsystem community group, for two youth categories – Year 9-10 and Year 11-13 (20 students in total). The DJ skills course extends on from the previously held Youth Soundsystem Project workshop where students learnt about sound system building, lyric writing, music production, and music video making. Whāingaroa Soundsystem provides a custom-built 12v sound system stack and digital DJ equipment for community music education purposes, and has, thanks to the big support from teachers Whaea Linda Holmes and Matua Joseph Rao, set up a DJ room at Raglan Area School for the course students to play music and practice techniques during school break times. This itself is pretty awesome, as a DJ setup is expensive, and the room allows youth access and experience without the costly setup it would usually adhere to. The workshop started with some theory, followed by a practical session where class participants got a hands-on practice of the techniques in focus that day, on both turntables and digital controller stations. The class is pretty cool, and the students within it would agree too. When asking the students why they are doing the course, the answers we were given were ‘I might want to do it (DJ'ing) as a career, I love the idea of it’ and ‘Music is excellent and allows you to meet new people. Glenn – lead tutor for the course explained that ‘for us, the world of DJ

culture has been a passion since our youth, and it has kept giving, bringing positive and exciting energy and experiences into our lives. “Music brings people together” and that is the ultimate joy of it, getting together and making good times with people. Glenn's first experience of DJ'ing was organising & DJ'ing the music for his high school's social when he was 16. Passing on that gift is a crucial motivator for Glenn, with one of the goals of the course being to get youth confident enough to share their music curations with other people, as it has the potential to strengthen one’s identity and sense of community belonging, as well as being another option for participation and creativity in the musical arts. Em told us how she first got exposed to DJ’ing as a teenager – through the dance music rave scene and turntablist DJ'ing competitions. Em started to practice beatmixing Hip Hop records at friends places who had bought turntable setups. A bunch of them would get together socially and take turns mixing. It was the coolest thing to do then, much preferred to going out to the city bars that played terrible pop music. It became hard to get enough time on the turntables being shared though, so Em got into MC'ing & B'girling. Em has kept at her MC'ing since, performing by the name of Jinja Cat, calling it her ‘best hobby’, explaining it as her ‘creative outlet- writing and exploring stream-of-consciousness thought mingled with the musical craft of rhyme patterns and breath control'; and then there's the energetic thrill of performing live and working with a DJ to bring a show … or dropping into a DJ's set for a freestyle. The course is now over for this term, but Glenn and Emily are looking into the prospect of running further courses which we would recommend signing up for. In our short time being taught by the duo, we learnt an enormous amount about Dj’ing and can see what is enjoyed and loved by so many. The course wouldn't have been possible without funding support from Waikato District Council's Creative Communities Scheme, Raglan Lions, The Yot Club, Raglan Lighting and Sound, Jamin-I, and Ulo's. Additionally, Matua Joseph Rao and Whaea Linda Holmes are thanked for their efforts to reach so many youths to get involved, as well as sharing their space for the event to take place.

Three years ago, I moved from Amsterdam to Raglan. With leaving the city behind came a shift in lifestyle; more outdoorsy and more in tune with nature. I found that with being surrounded by nature more often, my interest in, and use of, natural products started to grow. I started studying medicinal plant properties and all of a sudden I was able to find these plants right there, in my own backyard. I really wanted to put everything I’d learned together and create a skincare line where products flow into one another, having native ingredients playing a leading role. When did you launch Marama Skincare? During NZ's first lockdown, I found all my values and ideas for the brand just flowing together into what Marama is today. We launched officially by the end of October last year.

Tell us about the production side of the business here in Raglan. All products are created out of high quality, 100% plant based ingredients - keeping in mind the traditional use of these ingredients and translating them into smart, sculptural designs. I produce everything by hand in small batches in our in-house studio. What makes your products unique and appealing? We envision clean, natural products coming to life into an interesting and recognisable design. I love how the products also represent some of me; the thoughtful design that stands for where I come from: the city, working in a more corporate, fast world. And the holistic, natural aspect that refers to my current life in New Zealand, where I live a slower lifestyle, in tune with nature, and where Māori culture has become part of my household and family.

How about the addition of the soap sticks for accommodation outlets? How did this come about? To minimize our waste, we reuse all leftover soap bits from the soap making process and turn them into small soaps for Airbnbs and holiday accommodations. This way we can offer a super fun, locally made product with aesthetic design to the Airbnb branch. What are your future plans for Marama? Coming close to our 1-year anniversary, we're

ack in 2013 Matt and Jake were sitting in a brewpub in Tofino and had an epiphany: Raglan needed a craft brewery. Three years later Matt returned to Raglan with the dream to build one and that the ‘Workshop’ next door to Raglan Engineering would be the perfect place.

brewed our first big batch of beer and with it Workshop Brewing Company was born.

drop in, discuss nail art and you’ll get the sensory low-down on any beer on offer.

On Labour weekend the same year we released our first three beers; ‘Our Lager’, ‘Raglan Pale Ale’ and ‘Chop Hop’, and then in December 2020 we were granted our off-licence enabling the public to come and sample our beers and to use our refillery.

In addition to Jake, Matt’s team to execute this project included his older brother Stephen, who definitely had the more business brains of the crew, but he also needed a head brewer. When Matt approached me for the role I was pretty hesitant but who could refuse an opportunity like that!? Four years on and guided by some very clever and knowledgeable people (none more so than Matt’s dad Peter Williams) our brewery was built.

It’s been an amazing journey so far. Running a brewery is such an incredibly dynamic and fulfilling environment. From deliveries and label design, to fermenting multiple 2000L batches of beer. At the core of it all is to make sure we make the best beer we possibly can.

The last couple of years have been challenging, especially for small fledgling businesses like ours; but on the flip side, lockdowns have given us the time to think differently and consider how we can be more agile to changing conditions. Ultimately though we are particularly lucky to be living in a town that really supports local producers so big ups to the establishments and good people of Raglan for your support.

I vividly remember the evening before we brewed our first commercial batch in October 2019. We were sitting in the brewery sharing a quiet beer and I looked around at the culmination of all the hard work we had put in and realised the dream was suddenly about to become a reality. By the end of the following day we had successfully

One of the most rewarding aspects of running a brewery is interacting with our customers. Whether dropping off kegs to establishments around town, just having a casual yarn with regular customers, or conversing with people from out of town, it’s always enjoyable. For those of you who have visited us in the last 9 months or so you’ll no doubt be familiar with a relatively new member to the Workshop family; our Welsh-Samoan-Kiwi duty manager, Glyn ‘G dog’ MacDiarmid. If not,

As usual we have quite a few plans in the pipeline but first up will be the Raglan Arts Weekend which just happens to coincide with our two-year anniversary. We are very excited to be hosting the Acid Mince crew and Sim here in the brewery where they will be showcasing their work. Meanwhile, we will also be pouring beers and ciders made from locally hand picked & harvested fruit down at the Old School Arts Centre alongside the Little Food Festival. Hope to see you there! any people do a ‘spring clean’ of their home yearly, yet forget to consider their body, our permanent home for our entire lifetime! Some symptoms indicating that your system will benefit from a spring cleanse include low energy, persistent skin conditions, sluggish digestion, frequent colds/infections, bad breath or body odour, brain fog, muscle aches, and hormonal imbalances. The goals of a good spring cleanse should include eliminating and decreasing foods and drinks that place a burden on the liver (processed food, sugar, alcohol, etc), remove or limit potential allergens (this is where a good deep spring clean of your house comes in handy, removing mould/dust), and supporting organs of detoxification whilst improving digestion and bowel transit time (see below). We have our organs of elimination for good reason; our kidneys, liver, lymphatic system and skin are built to carry out the processes of detoxification, so supporting these organs and systems is the best way to detox, daily! However, a period of really focusing on the below strategies to support these organs and processes can be a great way to optimise the body’s detoxification capabilities. • Up your cruciferous veggies. They are a nutritional powerhouse for the body, providing essential nutrients for liver detoxification. • Eat the rainbow. Aim for a mainly wholefoods diet rich in fresh fruits and veggies, abundant in vitamins, minerals and fibre. Fibre helps foods move through your digestive tract, and has beneficial effects on your immune system, cardiovascular health, and more.

• Drink at least 2 litres of water daily. To further support your body whilst hydrating, sip on herbal teas or infusions throughout the day such as nettle, peppermint, & dandelion. • Get a sweat on! Sweating is an essential process that helps the body to release toxins. Regular exercise helps move your lymphatic system, strengthens muscles and cardiovascular health, and promotes feel good neurotransmitters. • Include raw foods. They are incredibly rich in enzymes, antioxidants and insoluble fibre which helps ‘sweep’ and clean out the digestive tract. Aim to include a large salad every day with lunch or dinner. • Avoid or reduce caffeine, alcohol and smoking. These promote inflammation and oxidative damage in the body, which we really want to avoid to enhance health and longevity. • Hydrotherapy. Turning the water cold for a few moments at the end of your shower, as well as practices such as dry-brushing and gua-sha, stimulate the lymphatic system helping to remove cellular waste. We have an abundance of organic seasonal produce, teas and tinctures, fresh juices, and everything else you may need to maximise a spring cleanse, in-store at The Herbal Dispensary. We also have 3 qualified Naturopaths in-store daily who are more than happy to support you in tailoring the best treatment for your health. M ATR ESCENCE: HOW R AGL A N H A NDLES MOTHER HOOD B Y K AT I E L O W E S

M

atrescence is a term that describes motherhood as a developmental phase akin to adolescence. The term was introduced in the mid 70’s with the intention of exploring conception, birth, adoption, surrogacy & post-natal. Covid-19 lockdowns have put pressures on new mothers never experienced before; many countries around the world are developing systems and services to enable new mums to connect. In Raglan we have been lucky enough to slip back into level2 quickly this time, although many residents are estranged from family in Auckland. New mums on this side of restrictions can access classes and community. For those that seek quiet and solitude, or for those that remain isolated due to Covid, we have our beautiful natural surroundings to uplift and bring joy. Matrescence can be a landscape of conflict. Many of us seek to replicate our childhoods, others want to re-write the script. All experiences are valid, and by allowing ourselves to experience motherhood as a rite of passage we enable a playful exploration of identities and parenting styles. I spoke with Raglan midwife Gemma who promotes reading up on the ‘fourth trimester’, “There is often a huge discrepancy in expectations versus reality in the early days of motherhood”. This is great advice for women and their partners to rationalise the “nonstop feeding and cuddling”. Gemma also touched upon a sentiment I have experienced, “We’re raising kids in a world that is very different to the one we grew up in. It can feel really daunting”. I asked local counsellor Maree Haworth about common challenges mothers face, “Communicating with other mothers is probably the best way we can be informed; we need medical input but actually mother to mother is the best way to inform ourselves in how to move through difficult situations.” Meeting-up with other mothers is a great way to get the ball rolling and to share experiences in feeding, sleeping, relationships, body changes. Also it’s a great way to learn simple songs to sing with babies, and places to go for fun and adventure. Raglan has coffee mornings (Plunket, ISO), playgroups (Scout Hall, Te Mata, Toy Library), Mainly Music (Te Uku & Raglan) as well as the community garden schemes and other WEC (Whaingaroa Enviroment Centre) groups full of wonderful families with children. Covid-19 responses across the globe have created a contemporary obstacle to intergenerational parenting. Many families are parenting differently due to closed borders and travel restrictions. The beauty of being in small-town Raglan

is the community spirit that epitomises the extended family. Closed borders may cause distress for many of us, yet there is also a beauty in fostering our relationships with friends and family. I spoke with Maree, a mother, stepmother and grandmother, about the rite of passage of motherhood, she described the process as, “the development of who we are as women, the extension of who we are”. I asked her about the benefits of raising children in Raglan, “It takes a village to raise a child, and knowing your village has a therapeutic impact on your child. Our Josh was born and bred here and it’s a wonderful feeling, it’s as safe as safe can be. We know each other here and that’s beautiful.” Gemma the midwife is a mother of three - I asked her about the benefits of raising children in this small town. “Rad mums of Whaingaroa! I find it inspiring to see the mama’s who raise their kids in a way that speaks to their values and beliefs rather than doing what society expects.” I also asked from her professional experience if she had advice for new mothers, “Trust yourself as I guarantee whoever you are, wherever you are, you’re doing a better job than you think. Create and utilise a support network. If you need help, ask for it. Love, love, love that baby”. It is a sentiment shared by counsellor Maree, “For me it’s very simple, you can’t over-love your children. You can’t overencourage. To me motherhood is the most important thing we will ever do in our lives”. Adolescence can be a wildly different experience for each of us, and so, therefore, can motherhood. Matrescence is influenced by our country, our culture, our family, our values, our partners, and our passions. If we look at motherhood from an intergenerational and international lens, then we can appreciate that what works for one may not work for another. Raglan’s community is eclectic, we have a lot to learn from each other. As Maree notes, “It’s the most amazing thing we will ever do in life, it’s intergenerational, it’s ongoing and it never stops, its beyond compare, its huge, without mothers we have no life.” If you had asked me 6 years ago if I would be living in New Zealand I would have laughed out loud. But, like seeds in flight, children bring us on unimaginable journeys. As New Zealand poet @ jessurlichs_writer so aptly notes, “For I thought I was growing you. When you were growing me too”. Contact details: Maree Haworth Connect Counselling email: mareefaithcounselling@gmail.com Jessica Urlichs Poet: Instagram @ jessurlichs_writer

In 2018 Dr Galea’s team in Vancouver published their findings of significant physiological changes in mothers. Peptide and steroid hormones are elevated in pregnancy, post-partum ‘grey matter’ is reduced in numerous regions, physiological differences are maintained years after birth. Indeed, childbearing mothers are more at risk of developing mental health disorders due to increased neuroplasticity and cognition during pregnancy and post-partum. Becoming a mother is not just a physically challenging experience, it also comes with emotional challenges.

If you love the charm of character cottages and the use of warm native timbers like tongue and groove polished floors, classic window joinery and sarked ceilings, then this little cutey is definitely worth your inspection. Originally a horse stable building in it’s former life and converted to living quarters by previous owners in years gone by, the home has a beautiful feeling within it. The layout comprises one large double bedroom and a separate living area currently used as a 2nd bedroom. The bathroom is a good size and combines the laundry and the kitchen/dining area which soaks up the morning sun and has plenty of workable bench space. A real bonus included in this property is the high stud 2 bay barn shed which is clad in macrocarpa board and batten in the same style as the house. The options are extensive, whether it be storing your boat or motorhome, a workshop for projects or a home and income opportunity. Situated in a quiet culdesac in the Flax Cove estuary-front subdivision which has the convenience of having direct access to the waterfront reserve boardwalk. All offers to be received by the sole agent on the 6th October 2021 at 2pm.

Looking for an investment you can bank on? How about Raglan? You won’t find anything like this so near to Raglan’s town centre. Residential or commercial? How about both. Key location - zoned residential, but confirmed retail and office use by Waikato District Council. This is a freehold 639sqm (more or less) with a single-level brick residence, currently housing six business tenants with leases through to 2023. Bank on it. Raglan - this really is the best of both worlds.
