Council rocks the boat with its choice to market wharf shops A  wave  of  disbelief  has  met  Waikato  District  Council’s  decision  to  appoint  a  Hamilton  real  estate  agent  to  try  WR ÂżOO WKH WRZQÂśV QHZ DQG VWLOO YHU\ empty-looking  wharf  building. Critics  say  they  cannot  fathom  why  a  Lodge  commercial  property  specialist  has  been  given  the  job  over  Raglan  realtors  to  market  the  building  for  lease. And  their  concern  has  been  heightened  by  rumours  doing  the  rounds  â€“  after  a  claim  made  at  last  week’s  Raglan  Community  Board  meeting  â€“  that  potential  lessees  have  been  told  no-one  could  come  out  to  show  them  around  the  $1.9  million  building  and  that  they  should  look  in  the  windows. The  issue  came  up  in  the  public  forum  preceding  the  community  board  meeting,  where  Raglan  Community  House  co- ordinator  Chrissy  Hodkinson  asked  simply  â€œWhy  Lodge?â€?  Raglan  ward  councillor  Clint  Baddeley  referred  to  the  matter  being  an  â€œoperationalâ€?  issue  â€“  in  other  words  one  handled  by  council  staff  based  in  Ngaruawahia  â€“  but  board  chairman  Rodger  Gallagher’s  response  was  less  diplomatic.    â€œIt’s  another  example  of  council  disengaging  from  the  community,â€?  he  complained. Chrissy  told  the  Chronicle  she  raised  the  issue  because  â€œit  struck  me  as  kind  of  oddâ€?  that  Lodge  were  doing  the  marketing.    She  said  the  council  needed  reminding  there  were  agents  here  who  could  handle  the  work  instead.

Chamber members go in search of Hobbiton While  Frodo  and  Bilbo  were  not  in  residence  at  the  time  of  the  their  visit,  the  Raglan  Chamber  of  Commerce  members  had  a  wonderful  visit  to  the  Hobbiton  movie  set  in  Matamata  recently.  Hobbiton  is  expected  to  rapidly  become  the  number  one  tourist  destination  in  New  =HDODQG RQFH 3HWHU -DFNVRQÂśV ÂżOP WKH Hobbit,  comes  out  in  December.  As  Tourism  New  Zealand  points  out,  when  local  operators  can  engage  with  tourists  about  places  to  visit  in  their  area,  it  gives  the  tourist  a  much  richer  and  deeper  experience  of  their  time  here.  This  trip  was  organised  as  a  familiarisation  tour  with  30  Chamber  members  taking  advantage  of  the  opportunity. The  tour  was  followed  by  a  great  barbecue  meal  at  the  Shire’s  Rest,  a  converted  wool  shed.  On  site  there  is  also  the  Hobbiton  gift  shop,  complete  with  authentic  Hobbit  and  LOTR  jewellery. C h a m b e r  members  had  a  great  time  and  the  tour  is  highly  r e c o m m e n d e d  for  Hobbit  and  non  Hobbit  fans  alike.  Stephanie  Philp

The  evening  before  the  community  board  meeting,  the  same  issue  was  discussed  at  a  regular  meeting  of  the  Raglan  Chamber  of  Commerce  board.   Chairwoman  Stephanie  Philp  said  board  members  couldn’t  understand  why  the  council  did  not  use  Raglan  agents. “It  doesn’t  make  any  sense,  no  logical  sense,â€?  she  said.  â€œThey  should  have  gone  with  local  people.â€? A  chamber  representative  who  subsequently  went  along  to  the  community  board  meeting  said  she  shared  Chrissy’s  concerns  but  was  encouraged  that  Clint  undertook  to  take  the  matter  up  with  council. Meanwhile  it’s  understood  Lodge  have  rung  at  least  one  Raglan  real  estate  agency  to  ask  if  it  would  â€œconjunctâ€?  with  them  in  marketing  the  wharf  leases,  and  that  the  agency  is  now  obliged  to  do  so  if  there  is  interest  from  potential  commercial  tenants. However,  one  agent  approached  by  the  Chronicle  for  comment  was  pessimistic  over  the  appeal  of  the  wharf  building.   â€œThe  major  concerns  that  ring  in  my  mind  are  the  [high]  rates  and  the  lack  of  parking,  especially  on  a  nice  day  when  a  lot  of  boats  are  out,â€?  he  said.  â€œRetail  depends  on  easy  parking  â€“  I  wouldn’t  sign  a  lease  without  it.   It’s  going  to  be  hard  getting  that  kind  of  money  down  there.â€? The  â€œkind  of  moneyâ€?  the  council  has  been  seeking  in  annual   rent  for  the  seven  premises  is  understood  to  range  from  around  $30,000  for  a  large  space  fronting  where  the  trawlers  moor  to   half  that  amount  for  a Â

Vacant CBD shops soon thing of past? Marketing  the  Raglan  wharf  leases  may  prove  a  challenge  but  there’s  a  mood  of  positivity  now  in  the  Raglan  CBD,  with  one  commercial  landlord  optimistic  that  town  retail  premises  will  soon  be  â€œpretty  well  fullâ€?.  He  told  the  Chronicle  he  believed  the  uptown  bakery  could  reopen  under  new  management  as  early  as  next  month  and  a  new  restaurant  in  the  old  Zaragoza  premises  by  October.   There  was  also  interest  in  the  former  Splurge  shop  on  Bow  Street,  and  the  reletting  of  the  old  Raglan  Information  Centre  premises  around  the  corner  in  Wainui  Road  was  close  to  a  â€œdone  dealâ€?. Meantime  the  increasingly  busy  â€œLost  Laneâ€?  precinct  off  the  seaward  side  of  Wainui  Road  has  gained  a  new  outdoor  eatery,  Juantanamera.   From  a  shiny  black  caravan  there,  Juan  Vicente  Gomez  is  cooking  up  and  serving  â€“  on  weekends  only  at  this  stage  â€“  what  he  describes  as  classic  Venezuelan  food. smaller  premises  alongside  and  on  down  to  $9000  for  areas  at  the  rear.   With  Raglan  Seafoods  and  the  council  apparently  still  negotiating  terms  as  recently  as  last  week,  it  is  believed  the  Coastguard  PD\ EH WKH RQO\ FRQÂżUPHG WHQDQW LQ WKH wharf  building.   And  that  earns  the  council  nothing  back  on  its  outlay  because  the  Coastguard  is  getting  a  grant  equivalent  to  its  rent.    Edith  Symes

Super Sports do it again Raglan  Club  Inc.  has  a  proud  record  of  achievement  at  the  annual  Whangamata  Club’s  mixed  sport  tournament.    By  bringing  home  the  trophy  again  this  year,  talented  all-rounder  Maureen  Wahanga  has  won  the  pairs  trophy  three  times  in  the  last  seven  years.   This  year  Thomas  Lord,  who  works  part-time  at  the  club  driving  the  courtesy  van,  partnered  Maureen  as  they  tackled  8  ball,  indoor  bowls  and  darts. “I  wasn’t  expecting  to  do  so  well  at  the  indoor  bowls  part  but  I  played  better  than  expected  and  with  Maureen’s  skill  level  in  all  three  events  we  were  a  strong  combinationâ€?,  says  Thomas. Both  plan  to  go  back  to  Whangamata  next  year  to  defend  their  title.
