n the last fortnight, Raglan Police has received 32 reports, including: 4 x Family Harm incidents 11 x Dishonesty incidents 4 x Disorderly/Assault incidents 3 x Wilful Damage 1 x TV handed in Dishonesty offending was high this month, but we are pleased to report that a local male has been arrested for most of these offences. The busy season has set in and a timely reminder to be patient and kind to our visitors and hope that it will be reciprocated. It does mean a lot more traffic and less parking are always an issue. We urge everyone to be mindful and again patient with any traffic issues

and to leave in good time for your destination so you’re not rushing. Reminder also that sun glare can contribute to traffic crashes, so take extra care out there. Police have zero tolerance for distractions whilst driving. Zero tolerance for using cell phones and not wearing seatbelts. Driving at slow speed through town is not an excuse and infringements will be issued. Our last friendly reminder is to drink sensibly if you are drinking alcohol, to not drink and drive but instead organise a ride home. Raglan now has various ways of getting home safely with shuttle services available. Remember the liquor ban. Stay safe Raglan Police Linda, Raewyn and Andrew.

L

ocal art talent in Raglan did the region proud this weekend, with an incredibly high standard of work in a huge variety of studios on the art trail. The 13th Raglan Arts Weekend – affectionately known as RAW – was another big hit this year with visitors who flocked to learn more about the creative processes, see the faces behind the works and connect with others. There was something for everyone, and a huge range of new work and emerging artists, which brought a fresh new feel to some of the displays. “I saw some very clever uses of technology that brought works to life, like at Shortydubs and with Andrea Velasquez in The Hatch which was

cool, really helping those artists engage their visitors,” says Nicky Brzeska, RAW’s coordinator since 2019. There were also beautiful nature settings – Jean Carbon’s redwoods silk installation, Miranda Caird’s home overlooking surf spot Indicators, Richard Page’s tranquil sculpture trail next to a stream to name a few. “We are very pleased for all our artists who put in so much mahi behind the scenes to make this happen, not to mention how tough it can be putting your work out there,” says Nicky. The ‘Artist Connect’ bus tour, opening cocktail night at Rock-It and ‘The Hatch’ emerging artist exhibition opening turned the usual 3 day weekend into a 5 day one. “We have had some really positive feedback about how these events helped create ‘a moment’ for everyone to come

together, meet each other and celebrate Whāingaroa talent, and so hopefully we have the funding to do this next year again,” she says. RAW would like to thank the following organisations who have made the not-forprofit event possible: Rangitahi Peninsula, The Chartwell Trust, Bayleys Real Estate, Tony Sly, Palm Prints, Waikato District Council Creative Communities, Raglan Community Board, the Old School and our brochure advertisers – Little Hill Studios, Artists at Work, Rivet, La Petite Galerie, The Monster Company, Jet, Raglan Sunset Motel, Workshop Brewing Co and the Raglan Holiday Park. We salute you! RAW is a Creative Raglan event brought to you by the Raglan Community Arts Council.

Multi-use reserve tipped to be ‘a great asset’ for whole town by Edith Symes

E

arthworks have begun on reserve land at Rangitahi where a public playground, astro-turf tennis court and basketball half-court are scheduled to be completed by the end of summer.

It’s something to get excited about, reckons Rangitahi project general manager Sam Laity, given the facilities will be used by the wider Raglan community. Sam met the Chronicle last week at the 3179 square-metre reserve site overlooking Opotoru estuary and pointed out where the courts – expected to be ready by the end of January – are currently under construction. An adjacent children’s playground with slides, swings and a climbing-frame is A C B D expected to be ready for use by late summer. The playground will also take advantage of the site’s natural slope by incorporating a long tubular downhill slide, he says. Two public toilets – one with wheelchair access – and a Rangitahi Subdivison drinking fountain are also included in the plans, he adds. The new recreation facilities are intended for use by the whole of Whāingaroa, and on completion will be gifted to Waikato District Council. This reserve is being developed as part of The Plateau stage of the Rangitahi subdivision, Sam explains, with plantings RANGITAHI SUBDIVISION|REV1 and 38 parking spaces already completed nearby. A C B D D Some commercial development and a public swimming Rangitahi project general manager, Sam Laity. B pool will later be added, Sam says, making the area “a great asset” to the Raglan community. The Plateau is the fifth of seven stages planned on the Rangitahi peninsula’s 117 hectares, and its development Rangitahi Subdivison signifies roughly the halfway mark of the entire project which was launched in 2017. Building began on the lifestyle development subdivision two years later, and the peninsula now boasts 118 finished houses with a further 48 under construction. A C

Workshop to facilitate difficult end of life topics by Janine Jackson

T

alking about death is never easy but a Timebank Raglan workshop might just help whānau navigate those difficult conversations.

The End of Life Matters: conversations that we are dying to have workshop on Saturday, November 11 from 2-4.30pm at the Stewart Street hall is a free community event for people of all ages and stages. Di Jennings and Karen Britton are helping organise the event, which will explore topics around natural burial, tangihanga/te ao Māori approaches to death, death planning, legal matters, life stories, celebrating life, supporting someone nearing the end, grieving and advanced care plans. The pair hope the workshop will provide opportunities for people to think about and talk about end of life with family, friends and the wider community. “People are wanting to talk about how we prepare ourselves for dying, how we prepare for our loved ones dying and how we do it better in terms of sustainable funerals or family-led funerals,” Di says. “We'd like people to realise there's no one right way and there are more choices than we think. We all know that we're going to die and our loved ones are going to die, and yet, it's still a taboo subject.” Karen, who is a death doula although she prefers to describe her role as ‘companioning the dying’, says every person and family have different needs, and she both guides and is guided by them. “Sometimes a family needs practical support, sometimes it’s spiritual, or the patient feels freer to discuss their concerns with me as an unbiased, caring and confidential bystander, sometimes it’s about giving family members respite.” Being a death doula is something Karen does as a gift of service and while she doesn’t necessarily advertise her role, the district

nurse and hospice get in touch if a family would like support. The pair hope the workshop will enable the community to explore local options for end of life. “This is a preliminary talk about the topic and it's designed to ascertain what the community wants, what the community needs, so that we can, as a community, be resilient and handle end of life in a really positive and honouring way,” Karen says. It may even spark wider conversations with Waikato District Council about burial options in Raglan, such as green burials which involve the use of biodegradable containers or shrouds, while avoiding embalming chemicals, traditional caskets and concrete burial chambers. “Although we've got a green burial ground in Hamilton, there's some interest in Raglan to have a green burial ground here that will eventually grow into native bush,” Karen says. Run over nine stations to enable easier conversations in small groups, Di says the workshop could be the start of creating a community resource for end of life options, such as a death doula, coffin crafting, grief support and more. “For me, personally, because I'm getting older, I'm starting to think a bit more about this. One of the stations that really interests me is preparing a dying box. Having a place to put that really practical stuff, like bank accounts, wills, all the legal stuff. But also, maybe your life story, any special message that you want to pass on, if you do have things that you want to happen in terms of the funeral. So when it happens, my son will say, ‘Oh, Mum's got it all mapped out’.” Register for the End of Life workshop, Saturday, November 11, 2-4.30pm at the Stewart Street Hall by emailing timebank@ Whāingaroa.org.nz.

Welcoming spring with the Karioi Project Written by Holly Dove

Karioi Project news is proudly sponsored by:

Spring is here at last and on Karioi maunga, our rangers and volunteers have heard the first calls of pīpīwharauroa (the shining cuckoo) ringing through the forest. Each year, this bird's unique call signals the start of warmer months, as it migrates back from Australia to breed in Aotearoa. Birds are not the only ones who have been busy; Karioi Project educators Amber, Holly, Lenny and Val have just finished a jampacked environmental holiday programme that takes tamariki into nature to learn more about local flora and fauna and sharpen their bush skills. Education coordinator Amber Hawkins Jones says the holiday programmes are a fun way to connect young people with the natural world, sparking their curiosity and helping them understand why we need to look after nature. The team took tamariki to visit the burrows of some iconic, locally based seabirds – the grey-faced petrel (ōi) and the little Local kids take part in the recent Karioi Project Holiday penguin (kororā). Programme held over the term holidays. “The kids were excited to learn that inside the burrows, the ōi chicks have hatched. Afterwards they set rat traps along Karioi his story is the first in a monthly series exploring and traplines, helping to make the connection between protecting adventuring with the Karioi Project team. Drawing native birds and trapping predators. on inspiration from nature, we'll be sharing stories of “I love watching the kids connect with nature while having fun, hope and resilience as our team works towards restoring getting muddy and learning how to care for our precious local te taiao and connecting our local community with nature. flora and fauna.” These stories are made possible thanks to the support of Learn more about our in-school and after-school education programmes on our website. www.karioiproject.co.nz the Wahinemoe.

Raglan Business Chamber:

Planning ahead for your business

Ngapuhi Claim Iwi of Origin at the 2023 Aotearoa Māori Surfing Titles from Surfing NZ

T

here isn't a one-size-fits-all formula to write a business plan, but there are some key things we should consider to ensure we have a plan and can measure decisions by it. It will help you steer your business as you start and grow. Think of a business plan as a GPS to get your business going. A good business plan guides you through each stage of starting and managing your business. You'll use your business plan like a GPS for how to structure, run, and grow your new business. There are several aspects to business planning but a good first step is a SWOT analysis. A SWOT analysis is a great way to assess what your business does well, and where you’ll need to improve. It can also help you identify ways you can exploit opportunities, and to identify and prepare for potential threats to your business success. Strengths and weaknesses are typically inside your business — what are you good at, what are you not so good at — while opportunities and threats are external factors. It can be as simple as drawing a large square, and dividing it into four quadrants – one for each element of the SWOT analysis. Strengths: Think about what you, your team, and your business are good at – all the attributes that will help you achieve your goals, for example, what you (and your team) do well, any unique skills or expert knowledge, what you/your business do better than your competitors, good processes and systems, and where your business is most profitable. Weaknesses: Think about the things that could stop you from achieving your objectives. This might include what costs you time and/or money, the areas you or your company need to improve in, what resources you lack, which parts of the business aren’t profitable, poor brand awareness, disorganised processes, or a poor online presence. Think about what you can do to minimise your weaknesses. Opportunities: Think about the external conditions that will help you achieve your goals. How can you do more for your existing customers, or reach new markets? Are there related products and services that could provide opportunities for your business, and how could you use technology to enhance your business? Threats: Consider the external conditions that could damage your business's performance – things like what’s going on in your industry, and in the economy, the obstacles you face, the strengths of your biggest competitors, and things your competitors are doing that you're not. Think about how you could try to minimise or manage the threats. Repeat the exercise for your competition too – it’ll help you identify areas where you can beat them, to fine-tune your niche market, and make sure you’re prepared to address the challenge they pose. Next month we will look at how to use this information to create your own road map for success. For some great SWOT templates and information to get started go to www.business. govt.nz.

gapuhi claimed their first Iwi of Origin at the Aotearoa Māori Surfing Titles completed in Te Tai Tokerau on Sunday 22nd October, edging defending champions Te Atiawa and Te Rarawa by one placing in a tight tussle for the title.

The final day of the event was held on the East Coast at the idyllic Rarawa Beach in small but clean waves and strong offshore winds. Navryn Malone (Mahaki) went one better than his 2022 efforts in the Under 18 Boys to win the Rangatira Tane this year, beating his father in the process. The Whāingaroa surfer was a standout all weekend and his overall performances also won him the Tangaroatanga – Innovation Award - He tohu maumahara o Taniora – Danny Carse, awarded to the most innovative surfer. In the final, Navryn posted 14.83 points for the win over father, Chris, on 13.2 points with double finalist Ngati Awa surfer Tai Murphy finishing in third. In a talent-laden Rangatira Wahine final, it was Elin Tawharu (Ngati Raukawa) that stormed to victory with a 14.0 point heat total. Tawharu’s form was strong all weekend with some excellent surfing. Defending champion Natasha Gouldsbury (Te Atiawa) finished in second place with a 10.36 point heat total ahead of Brie Bennett (Ngati Hine) and Indi-Lee Ruddell (Te Rarawa) in third and fourth respectively. In the senior divisions it was Mike Kiwi (Ngai Te Rangi) that beat younger brother Darren in the Over 45 Tupu. The older of the brothers found his way into a few nice waves to post a 10.17 point heat total in the final. Darren finished in second with Dawson Tamati (Te Atiawa) in third and Mike Gundry (Te Rarawa) in fourth. Chris Malone claimed the over 35 Tupu ahead of

Dean Morrison (Te Rarawa) in second, Dawson Tamati (Te Atiawa) in third and Adam Bowmar (Taranaki) in fourth. Chris Malone claimed the Over 35 Tupu earlier in the day defeating Dean Morrison (Te Rarawa), Dawson Tamati (Te Atiawa) and Adam Bowmar (Taranaki). Tai Murphy (Ngati Awa) scorched a nine point ride in the Taitamatane Under 18 Boys Division to stomp his dominance on the final and take the win. Manu Roberts (Ngai Tahu) held the lead for over half of the final but had to settle for second place. Navryn Malone (Mahaki) finished in third place with Caelan Pitkeathly (Ngai Tahu) (Ngapuhi) finishing in fourth. Harrison Biddle (Te Aupouri) claimed his first major victory in the Taitamatane Under 16 Boys Division leading the final from start to finish. Biddle posted 16.17 out of 20 claiming the Volkswagen Highest Heat Score of the Day. 2022 Under 14 Boys Champ Zeke Pragert came back late in the final with an 8.07 to make a tense final five minutes but ultimately finished in second place ahead of Jackson Pardoe (Ngati Porou) in third and Luca Thompson (Tainui) in fourth. Luca Thompson stole a late victory in the Taitamatane Under 14 Boys Division with his last ride of 6.27 to push Remy Sale back into second place. Local surfer Taj Phillips (Ngati Kahu) finished in third ahead of Lennox Holdaway (Ngai Tahu) in fourth. Jamie Andrews (Te Atiawa) returned to the Aotearoa Māori Surfing Titles for the first time in several years to claim the Stand Up Paddleboard Division. A total of 21 Iwi were represented at the event this weekend, all working toward the Iwi of Origin Title. The top six Iwi were Nga Puhi, Te Atiawa, Te Rarawa, Mahaki, Ngai Te Rangi and Ngati Porou. Special mention to Kiri Binnerseley (Ngāti Porou) for her second place win in the Wahine Longboard division.

Change is blowing in the wind for Raglan from BlueFloat Energy

O

n November 9, the BlueFloat Energy & Elemental Group team will be coming to Raglan to host the first of many community information evenings about offshore wind in Waikato. Together we hope to develop up to 3 GW of clean, 100% renewable energy – enough to power around 1.5 million kiwi homes – helping us transition away from non-renewable energies and helping us meet our climate change targets. Our plans for Waikato are split across two phases. The first would be an 810 MW fixed bottom wind farm around 22 kilometres off the coast, north of Raglan. We expect that this would create around 550 jobs, mostly in construction, operations & maintenance. Phase 2 would use floating foundations and be located to the north of Phase 1. This is a newer technology in offshore wind that allows you locate wind farms in deeper water. We believe this could generate around 1,125 MW of new electricity. We are in the early stages of development, known as prefeasibility, where we are looking for the best locations in terms of wind resource, grid connection points and local demand for green energy. West Waikato has all of these attributes, as well as a skilled local workforce and training facilities to educate the next generation of offshore wind workers. The Government is currently working on a regulatory framework that would allow offshore wind to progress. This is expected in 2024 and we anticipate construction would commence around 2030 if we have gained all of the required approvals and consents. Before this happens, we are committed to early and meaningful consultation with local communities, iwi, hapū, The first phase includes an 810 MW fixed bottom wind farm around 22 kilometres off the coast, north of Raglan. business and industry. Summer season Eileen Beach Kelly pens new kicks off for Raglan book, Say It With Flowers Surf Life Saving Flowers, Fun and Friendship. from Raglan Surf Life Saving Club

from Raglan Museum

T

he new surf lifesaving season at Raglan Surf Lifesaving Club (RSLC) is almost upon us, which means the Junior Surf season is about to commence. Junior Surf will be kicking off again on Sunday 29 November at 10am at the Clubhouse and the Club is taking registrations right now for members aged 5-14. There are many benefits to participating in Junior Surf. Our members learn about surf safety, reading conditions and managing themselves in our West Coast environment. If they can handle a beach such as Raglan, they will be safe on any beach around New Zealand. They can then pursue their interests, whether it be general surf safety and fun activities, opportunities to compete in regional and national events for those who have a passion for competition and for those who are looking towards a potential career or way to give back to the community there is the Lifeguard pathway. Our full programme includes training, competition events on the beach and in the pool both in Raglan and at other beaches, the Raglan raft race, attending the Anzac parade, having a float in the New Year’s Eve parade, Overnight stay, movie and fun night at the clubhouse and many more. The club always welcomes new members and as part of Junior Surf, families become club members. If you have always wondered what the view looks like from the clubrooms, here’s your opportunity! The Junior Surf programme works through a framework to allow students to progress both within the season and over the years with the ultimate goal of being Surf Lifeguards themselves. Once you reach 13 years old, you can join the Rookies programme which fine tunes your Lifeguard skills, allows you to spend time on patrol and prepares you for your Surf lifesaving award. Junior Surf has an amazing team of coaches, all who are qualified lifeguards and we also have a supportive parent community helping out and taking on roles and learning new skills such as Competition Management, Surf Official, Coach or even becoming Patrol Support or Active lifeguard themselves. Families are actively encouraged to participate and to support the children both in the sea and on the beach. You can register now at www.raglansurflifesaving.org.nz/members or email Travis at juniorsurf@raglansurflifesaving.org.nz Raglan Surf Club provides free training for people aged 14 and over who are keen to train as lifeguards and to commit to patrolling on the beach over the summer season. This runs from Labour weekend until Easter and lifeguards generally patrol for 1 weekend per month. Lifeguarding is an excellent opportunity to gain new skills, meet new people, have fun, get fit and give something really important back to the community. There are even opportunities to get paid over the peak season if you reach minimum requirements at interviews. Pre-requisites for being able to register for the training are: Age 14 and over Ability to swim 400m in under 9 minutes Confidence in ocean swimming and waves Strong commitment to being a lifeguard For more information contact: Cory Harvey Email: chiefinstructor@raglansurflifesaving.org.nz

A

t the venerable age of 91, Eileen Beach Kelly has had a beautiful book published, aptly entitled: “Say it with Flowers - Flowers, Fun and Friendship”. This autobiography is the latest achievement in a lifetime of creativity and a great love and enthusiasm for all things floral. The book, written with Samantha Cutler, gives a fascinating insight into the development of floral art over the years, with Eileen being a forerunner in many areas of it. Eileen was an innovator in new ways of displaying flowers to their best advantage, preserving flowers, working with dried and artificial blooms and using new materials such as plastic ribbons and flowers as they became more available in NZ. Eileen was one of the early Interflora members after it started in New Zealand, and was later employed as their first Field Officer. Eileen is the daughter of May and Clem Beach who farmed in the Raglan area from 1939 to 1961 (Eileen also commissioned a book documenting their story –“The Beachs of Karioi” 2015). After a happy childhood in Raglan when Eileen and her brothers were never short of exciting activities out on the farm, she took positions with the Chronicle and then Petchells Store. Her interest in floristry started at a young age when she was able to enter creations at local school and horticultural shows. She did a short stint with the renowned florist Douglass Fairweather in Hamilton, and then her parents purchased a shop for her in Frankton, in 1954. This became Floriste Ilene, which became one of the three biggest in New Zealand, and which persisted for over 40 years, with various owners. Her eye for colour and design led her to take jobs in renowned interior design shops such as Hurdley’s Boutique Interior Décor, in Hamilton. A move to Melbourne increased her knowledge and skills in this area, as well as in floristry. On returning to Hamilton, Eileen owned shops selling artificial flowers, a gift shop and even a kitchen and bathroom shop! She taught floral art at Hamilton schools and Polytech and sat on the examining board for trainee florists. As if this wasn’t enough, Eileen was fully engaged in her community, being a very active member of Altrusa and an essential participant in putting together the annual Christmas Festival displays at Tamahere Church.

Her move back to Raglan in the late 1990s gave Eileen a huge new project, with the development of Hillfields Cottage and garden on a few acres of her parents’ land in Greenslade Road. Over her years there she developed a stunning English country garden, orchards and a stream, all running down to the water. The garden was showcased in numerous publications, including the NZ Home and Garden magazine. Eileen started offering garden tours and morning teas to busloads of enthusiastic gardeners. She was also able to supply flowers for some weddings. Eileen’s aim in publishing her story is to describe her floristry history. Also, she believes she is the only person in New Zealand who has grown up with both floral art and floristry since the late 1940s, and who is still involved today. Eileen said that for many years she has been asked, “Why don’t you write a book?”. And now she has. The final page in the book reflects on how friends and flowers are alike. For example: “Friends are like flowers - you can’t have too many!” This is so appropriate for a woman who sets so much store on both. Eileen has been a staunch and long-term supporter of the Raglan Museum and has donated copies of her book to be sold for museum funds. This attractively designed book with numerous colourful photographs and all its stories of a life well-lived is available for sale at the Raglan Museum and IHub for $35.

Multi-purpose rural paradise to be found in Te Uku T

he Raglan Chronicle chats to Sue Bellerby, owner of the multipurpose Te Uku property on SH23 that is currently on the market.

When did you purchase the land and move to the Te Uku property? What was your vision for the land back then? We fell in love with the beautiful block of land in Te Uku 20 years ago but couldn't afford to build at that stage so spent the next 12 months investigating ideas and ways to create income from the property. Eventually we decided on holiday accommodation chalets particularly for couples looking for a peaceful private romantic getaway with the forest edge spa pool as a draw-card. We bought some Wiltshire sheep and began breeding them for lifestyle block owners as they shed their wool and no shearing is needed. We also grew maize and corn for a while. When we were creating the driveway a surprise underwater spring popped up. We had a swimming pool overnight! The Mangakino stream runs along the boundary and has plenty of eels and our children had heaps of fun interactions with eels over the years. Also a great place for a picnic spot under a shady willow. Completely private from the world. We loved our new piece of paradise. The holiday chalet became very popular and busy so we expanded and built two more chalets over time. Hidden Valley Retreat was born and operated for approx 15 years. You achieved that vision and more. What special consent did you need to operate that kind of accommodation business. We obtained resource consent from the council and had permission to build one more dwelling but never got round to it so it's still an opportunity. What are the natural features of the land that first attracted you to it? The beauty of the valley with the shadows across the Te Uku hills in the afternoon light is spellbinding. The bird life is incredible.

We have a significant stand of kahikatia trees and 5 acres of bush which we have fenced off for restoration. The council have recently recognized and declared an area of national significance. It's so peaceful walking through the native forest now and the growth of the bush unrecognizable in the 15 years of letting nature do its thing. What changes have you experienced in the Te Uku area over the years. The view changed a bit when WEL energy proposed the Te Uku windfarm. We were nervous at first but we don't hear them at all and guests said they liked the look of them. What have you added to the property? Over the years we built the 4 bay shed up in the top 10 acre flat paddock where Frank operated his animal feed business Miro feeds from for 10 years. What have you enjoyed about the property and location over the years? The top 10 acres is very fertile soil and has been used by market gardeners over the years for growing potatoes . It's a great place to grow anything and we have an established orchard up there, harvesting plums, a variety of pears, apples, apricots, nuts, figs and even bananas. We have bees and home grown honey. The local Te Uku school is a bonus and a wonderful coffee stop at the gate. Cheapest petrol around at the Te Uku store! Only 10 mins to Raglan for a swim or a closer drive down Okete road for a dip in the water hole. 20mins to Dinsdale supermarkets and dentist. We have loved the 20 years of living the rural dream and many memories made here. The peace and beauty of nature all around is captivating, the birds especially. What life changes have made you decide to move on? We are now downsizing and have moved to town as we plan new adventures but expect the new owners will inject the energy and passion to continue the development and protection of the trees and native bush and just enjoy the natural beauty that this special place offers. The possibilities are endless here....

ne of Raglan's most popular summer events is due to start again on Tuesday November 7th. The game for all ages is made up of teams of 3 with no experience necessary and loan bowls provided for all contestants. The emphasis is on fun with live music, BBQ dinner, raffles and spot prizes. The licensed bar is open from 5.30pm with two games of 30 minutes starting at 6pm followed by prizegiving. You can either enter your own team or individuals will be teamed up with one of our club members. It is a great way to meet new friends with the competition running for 5 consecutive Tuesday nights. Everyone is welcome, with the cost being $25 for the 5 nights. The event is generously sponsored by Top Cut Butchery Raglan. Twilight Bowls starts again on November 7th. To enter phone Alan Price on 021 456751 or simply turn up to register at 5.30pm on the night.

Raglan 43A Wallis Street Open Home

55 paces to the high tide mark

This tidy, low maintenance 3-bedroom home on a near level section complete with easy care gardens makes for a great little family home or equally a coastal getaway for extended family and friends with the additional 55m2 garage/ sleepout. The garage is set up for accommodation with a separate bathroom but would be equally well suited as a games room, somewhere to house your toys or a combination of all three. The home (82m2) has a functional layout with a generous open plan kitchen/ dining and lounge area which opens out to a large new deck with an all-weather covered pergola to match, an inviting and private space to entertain, BBQ and enjoy. As far as location is concerned, 43A Wallis Street has much to offer being an easy walk with no hills to both the village centre (760m) and the wharf (540m). If you can put up with the smell of the ocean and all too often the sound of the ocean as well, then come and take a look, this home/ family getaway might just end up being your new happy place. This property is 1/2 share of 1306sqm Crosslease (freehold)

Raglan 110 Newton Road Open Home

Light and space Designed by well-known Waikato architectural firm, Architecture Bureau, this remarkable property reflects the original vision of its owners. The vision was twofold: firstly, to create a serene and inviting two-bedroom holiday retreat for themselves, with an additional two-bedroom guest area versatile enough to accommodate both extended family and short-term guests. Secondly, they aimed to craft a home that would seamlessly embrace the breathtaking views of Raglan Harbour, the Rangitahi peninsula, and the majestic Sleeping Lady, Whaingaroa, Raglans very own Mt. Karioi.
