In response to the Chronicleโs article about the protection of tenantโs rights, issue 421. I say, โWhat about landlords that follow the process of law finding the law falls short of addressing their own vulnerability?โ Iโm an un-willing landlord โ forced to rent part of my property to survive council process that nearly bankrupted me. My only goal is to provide a home for my child. In seven years of struggle Iโve had 11 tenants. Four have shown respect for my property and myself. However the rest have cost me thousands in damage, unpaid rent and bank fees. This tenant abused and threatened my family, and on โgood adviceโ took me to Tenancy Tribunal โ with false accusations an altered document. WeatherMap - New Zealandand weather forecasts 90 days notice was given without negotiation needed. Three denied access notices (one lost by the person of
standing, who originally asked the favor of providing a tenancy for someone in need), un-transferred bond, rent arrears and unpaid gas services, until the point where I got to a court order in my favor โ but you guessed it: possession - no access. Police advised eviction warrant โ $200. Left with third trailor-load of rubbish black bagged, recyclables throughout โ keys not returned. Damage unknown. Iโd placed my property on the market (noted on tenancy) because long-term tenants have caused me such grief. Casual peak guests didnโt provide enough for the mortgage I was left with. Though rentals are so desperately needed in Raglan, with such tenants, I cannot hold the roof over my childโs head, by providing a safe, warm and reasonably priced rental โ with only part-time work http://www.weathermap.co.nz/?p=raglan given. Irish musicians wow a packed town hall

hereโs something about Irish music that seems to really strike a chord in Raglan.
Back in 2008 it was the rehearsal then premiere of the Celtic-Kiwi collaboration โGreen Fire Islandsโ which packed them in โ and then last Friday night it was again a full house at the Raglan Town Hall as three of Irelandโs most celebrated Celtic musicians, with the help of an Irish-born Kiwi guitarist, played a gig of their North Island tour here. An eclectic mix of locals and some out-of-towners โ 50 tickets were bought online through Eventfinda โ delighted over the two and a half hour show to the alternately fragile and steely voice of Pauline Scanlon and the instrumental skills of her accompanying trio, Keeva. Billed as a concert โfrom Carnegie Hall to the Raglan Town Hallโ, in recognition of the West Kerry songstressโs appearance at the New York institution recognised as one of the most prestigious music venues in the world, the performance ran the gamut from traditional and contemporary Irish numbers through to English, Breton and American folk songs.
Flanking Scanlon on stage were Dubliner Alan Doherty โ former front man of the Irish band Grada and the flute soloist on the โLord of the Ringsโ soundtrack โ West Clare composer and session fiddler Tola Crusty and Irish-born Lower Hutt guitarist Gerry Paul, who has toured the world with various of his folk heroes. The performers sipped from their tour sponsorsโ beers between songs, with the irrepressible Doherty promising it would both make them play better and make people in the audience look better as the evening went along. Whatever the cause the audience got increasingly into the spirit, delighting local promoter Tom McCormick as โthe whole hall went nuts with everyone dancingโ towards midnight. He reckoned the Irish musicians were โblown away by their reception hereโ. There was also a poignant moment when the band lured up on stage for their final song the grandson of โGreen Fire Islandsโ creative director and producer Bronwen Christianos. Earlier in the show a surprised Bronwen had been presented a bouquet of flowers to mark her 70th birthday that day.
โGreen Fire Islandsโ, after its premiere in Raglan, was performed in Wellington, New Plymouth (Womad) and Auckland and then in 2012 was taken abroad for performances in Ireland and London. While the main purpose of the current Irish musicians visit was to collaborate with Trinity Roots on a project to โcombine the traditional music of Ireland and New Zealand within a modern musical contextโ, their Raglan gig on Friday night was billed as one of four intimate shows on their own in the North Island. However Scanlon did refer to the collaboration with Trinity Roots as having been โvery specialโ, and local kaumatua Sean Ellison pointed out to concertgoers that an Irish-Kiwi musical link was not a new thing for Raglan and that โit started here at Poihakena marae when the Irish arrived over for โGreen Fire Islandsโโ. Fridayโs show -- presented by craft brewer Tuatara -- also served as a fundraiser for the Raglan Volunteer Fire Brigade which with the help of television celebrity chef Jimmy Boswell, a recent arrival in town, served up what else but Irish stew in the supper room at $5 a plate. Young Raglan trio hooked on lavish superyacht life

hey grew up in Raglan together and now โ after stints aboard superyachts in the Mediterranean and beyond โ Yjosine Barry, Jade Klenner and Janet Andre are all about to head overseas again for another taste of the lavish lifestyle led by wealthy yacht owners the world over.

Itโs a โvery differentโ life to that of the real world, they say, but for them itโs one way to travel in luxury while getting paid for the privilege. And theyโre hooked. Yjosine traded the security of her local job in real estate for a flight early this year to Egypt from where she boarded a 62-metre superyacht for the start of her big OE. โIโve always loved the ocean and wanted to see the world,โ she explains. โAnd I was brought up on boats when I was little.โ As a stewardess, the 23-year-old says she was run off her feet at dinners and cocktail parties for up to 40 guests while sailing in the Mediterranean for five-anda-half months to exotic destinations in the likes of Turkey and Greece. Despite long hours and sore feet, Yjosine loved the experience. She was one of 18 โmostly Kiwiโ crew members aboard and got to explore Greek islands like Ios โ her favourite โ where she spent a memorable week ashore sightseeing and partying. But when asked by the Chronicle for a photo of the good times she had to confess sheโd โlost quite a few phonesโ, though whether at parties or overboard wasnโt clear. Yjosine fleetingly caught up with friends Janet and Jade one recent weekend back home in Raglan before heading to the Viaduct Harbour on Aucklandโs waterfront where sheโs now working on a โhighly confidentialโ superyacht venture before heading off again, possibly around the Pacific. Says Jade of their brief reunion: โIt was cool exchanging stories.โ The three have been to some of the same places at different times, and while loving the familiarity of being home are now all looking forward to their next stint overseas. Jadeโs soon off to London, then across to Cannes on the French Riviera for a permanent position sheโs rigged up through an online agency as stewardess on a 52-metre motor yacht. โI love living over there (Europe),โ the 21-year-old enthuses. โItโs just where I need to be.โ She recently returned from Mauritius in the Indian Ocean, having worked this yearโs season for the owner of a 21-metre yacht for which she helped do a refit. There was a lot of pressure redecorating it, Jade admits, but she learnt more about โprovisioningโ of the yacht than general housekeeping which was a bonus. As one of just a few crew on board, Jade enjoyed doing day charters for up to

It was an โamazingโ experience, she told the Chronicle, the highlight being sailing around outlying islands for a week including to the French island Reunion. Sheโs become a bit of an old hand working in the wealthy world of yachting. Last year her stewardess job on board a 57-metre superyacht based in Barcelona, Spain, involved cooking for a โgreat crewโ of nine. And while sheโs cooked before, Jade admits that recipes on Google helped out a lot. But her previous superyacht experience was less pleasant: she worked 98 days straight โ up to 128 hours per week โ during a five-month round trip which took in Marseilles, Malta, Turkey, Greece and Italy. While she made the most of anything from two days to two weeks off at every port, Jade says the trip itself was 80 percent work. โThe life of travel, money and luxury look glamorous and fun,โ she adds, โbut the hard work requires extremely long hoursโฆ โItโs not for everybody,โ she adds, โand you need to know how to bite your tongue. โYesโ is the only answer in superyachting.โ Janet, whoโs just completed her first season superyachting on board a 23-metre boat with a few Kiwi crew members, agrees. โYouโre expected to do as youโre told, always.โ But she describes her adventure this year as โlife-changingโ. A trained chef, and with
less gruelling hours than Jade experienced last year, the 20-year-old was lucky to get lots of time off to explore new places. A highlight was a week spent on the beaches of Corsica, a Mediterranean island located between France and Italy. โIt was cool โฆ and so unexpected.โ Sheโs set her sights on going back to Antibes in France in a few months, with possible sous chef job opportunities coming up through online agencies. The trio all completed their Standards of Training Certification and Watchkeeping (STCW) qualifications โ and got their medical seafarer certificates โ before โnetworkingโ and applying for jobs either online or in Antibes, the main superyacht hub in France. After that, 90 percent of getting a job depends on how you present yourself, Jade reckons. โItโs all about how you look and how you speak,โ she insists. E Symes

Workplaces benefit from literacy and numeracy programme A programme is helping Raglan literacy

workers address the needs of their workplaces. Workplace funding from the Tertiary Education Commission was aimed at improving the literacy and numeracy capabilities of staff, with a focus on the particular needs of each workplace, said Nazli Effendi, education consultant for Training For U. She has just finished delivering such a programme with Xtreme Zero Waste, which had identified a need to look at health and safety. โHealth and safety is huge โ itโs in every aspact of what they [Xtreme staff] do and that became evident through the course,โ Nazli said. About eight of its staff spent time one afternoon a week over nearly three months looking at the legal requirements in the Health and Safety Act, and also looking at basic calculations around profit and loss. Three of them developed health and safety induction plans for their areas of work at Xtreme: the woodyard, Kahuโs Nest shop and the kerbside waste collection and processing room. โSo theyโve come out with something
thatโs tangible, relevant and sustainable and that they can use over and over again,โ she said. Xtreme woodyard manager Campbell Imlah developed the health and safety induction plan for his woodyard station, covering aspects such as hazard identification and conduct and attire for visitors, new employees and volunteers. Campbell said the course was โawesomeโ. He learnt that under Accident Compensation Corporation (ACC) rules both staff and employees could be liable if an accident occurred and the victim had not been informed of the possible danger and how to avoid it. โThatโs pretty much what I got out of the course โ about keeping yourself safe and keeping others safe,โ he said. Nazli was now working with staff from the Raglan Hospital and Rest Home, who were also doing the workplace literacy and numeracy programme with Tertiary Education Commission funding. Healthcare assistants and administrators at the hospital and home had identified their needs lay around developing an internal communication plan and building more effective teams, she said. The 2668 square metre (just over half an acre) property at 12 Wainui Road has sold to PLB Construction Group, a firm which has built โ among other developments โ both a retail complex and the multi-unit Marina Park apartments at Whitianga and an Auckland high-rise it described as New Zealandโs narrowest residential building. But any plans the family-owned company may have for the Wainui Road property, which is across the road from the fire station and museum and looks out over the Kopua estuary, must wait on Waikato District Council proposals to rezone 25 sections bordering the CBD from living to business. PLB Construction Group boss Philip Leather was reluctant late last week to talk to the Chronicle about what his company might do with the site. โWeโre playing a waiting game, itโs not zoned โฆ I canโt speculate on what weโre doing with the property,โ he said, adding it

espite only being in the job for just over a month, Ragan Chamber CEO Susan Trodden has taken her pledge to โmake things happenโ seriously. "Thanks to the commitment and groundwork done by the Board before I started, there was already a lot of buzz around the idea of late night shopping for Raglanโโ she says. There has been a 100% commitment by businesses in the โCDBโ to take part, and so the first night will kick off on December 5. It coincides with The St Peter's Anglican Church annual Kai and Carols evening which will be held at the Town Hall from 6pm. Performers include the award winning Mighty River Harmony Mens' Choir, Dave Maybee and his group of singers and Sean Ellison and his ladies performing. There are also plans afoot to have burgeoning star Ollie Coddington as MC. โโAlong with a barbeque (and a Christmas donkey) this will start our Friday nights of Raglan coming alive with a bang!โโ says Ms Trodden. โโWe have high hopes that business owners will take initiative and grow the momentum as we enjoy what is looking like being a record summer for Raglanโโ The Chamber has a number of new initiatives planned for 2015, including some new speakers and training programmes, the ability for Raglan businesses to take part in Business Excellence

Massive weekend lined for YOT Club A massive weekend coming up at The Yot Club as befitting the start of summer, with The Julian Temple Band returning on Friday, a mini rock festival on Saturday and the return of the summer Sunday Sessions. The Julian Temple Band are Raglan favourites, and return to NZ after playing over 200 shows in the States promoting their last album. This alt-blues band has been garnering huge attention overseas and this could be your last chance to catch them in such an intimate venue. Also representing, The Illicit Wah Wahz, is the evolution from legendary Raglan band, The Clap. Letters Dear Editor What a treat it was to watch the talented Indya Gibbs perform on Sunday evening with her performing arts whanau from Whitireia in Wellington. It was a last minute decision for them to perform in Raglan as the group had been in Auckland performing at a festival and then decided to give back to the community where Indya had come from on their return.
The message got out and a good number turned up at Raglan Area school to see a world class performance of maori, samoan and cook island contemporary dance and vocals. Indya grew up in Raglan and was a member of Whaingaroa Dance movement. Indya shows us that you can achieve your dreams and the creative community of Raglan is a wonderful place to grow up. J Kay

Gardening Column: Putting down roots Gardening is about doing your best in the type of season we get. This spring is no exception. Trying for some of us. Nobody can accurately predict the seasons ahead of us. Weather, ground warmth and moisture, sunlight hours, rather than foggy days has affected all plants and trees. New moon a week ago saw everything jump into gear and grow. Maintenance on weed germination is now essential. Tomato leaf node sprouts need to be removed and plants need stake support. Silver beet is running up to seed and needs to be removed. Some local garlic has orange rust type mildew caused by too much damp, and could be a write off. Further plantings of beans, peas, capsicumspeppers, carrots, sweet corn, silver beet, spinach and really it is what you prefer will grow outside. We are digging our first potatoes, still picking broad beans, carrots and beetroot. Picking bunches of roses, sweet peas and carnations. December is always the time that your garden provides you with that abundance of salad/vegetable and flowers. Lawns are now a weekly chore, the grass clipping are invaluable for compost, mulching around citrus, trees and shrubs. Lift the blade on your mower so the lawn grass develops and doesnโt dry out too much in January by being too short. Herbs are really useful now, sage in stuffing, dill for fish, basil for pesto, rosemary, mint, marjoram for new potatoes, parsley in egg sandwiches and they need that picking to prune them back and enhance their growth.
Many skinks are now present around concrete paths and rockeries; these are beneficial on eating snail eggs, slugs, and slaters. Slugs and snails are feasting very well at this moment. All feijoas will be in red flower now with birds pollinating them, cut off any surplus growth, not the flowers and the same with the citrus, keeping them shrub shape. Citrus lemons should have a second flowering now and need feeding with sheep pellets, blood and bone or garden compost around their bases. Grape vines need pruning on leaders too. Strawberries are coming to full flush and need checking every two days, otherwise they will quickly rot if it is wet. Moon for December. Full moon. 7th December with the new moon on the 22nd.
Kids Give-away. Primo this month. Kids only. 12 pots of a Kumara plant. These are well established. They will need moisture when planting out. Leave to grow, lifting the vines as they cover the ground allow them to grow a metre around the plant then trim. Remember to hand dig out, following their red root to the tubers. With summer imminent, this brings back all those fun memories of last summerโs boating antics! So itโs time to clear the leaves of the boat cover, pump up the trailer tyres and get back on the water. An extended period of time, where a boat has not been used, does present a few potential problems! Petrol does go stale after some time, the hydrocarbons evaporate, the varnish and other additives are left behind and the fuel becomes thick and gummy. Water can also build up over time, due to condensation in a partly filled tank. Many of the coast guard callouts are due to old or contaminated fuels, which cause the engine to not run well or stop completely. So the safest approach is to drain your fuel tank, use the old fuel for the land mover and fill your boat with nice fresh fuel. Secondly, charge the engine battery, your boat might start! but running with a discharged battery, puts a lot of load on the charging system of the engine and a common knock-on
effect of this is the burning out of windings in the ignition system- again, engine stops! So a few things to bear in mind before you hope in your pride and joy (when it runs..) and head out over the bar!! A very good idea is to have your boat serviced before the season starts, not at the end! In this way you can avoid all the issues mentioned above. Mojo Marine is now stocking a premium grade 2 stroke oil, using infearer quality oil has quite an effect on a high performance engine, poor lubricating qualities, carbon built, all lessen useful life of an engine. The oil I am stocking has a better burn quality, this results in much less smoke and cleaner burn, this does not burn your eyes! Itโs not very pleasant when you swim up to the back of a boat after skiing for example and having clouds of smoke around, the environment benefits too! Trust explained and recruits required You may not have heard of the West Coast Health Charitable Trust but you may well be very thankful of what it does one day. Set up in 2011 its main focus has been in providing the funding necessary to run PRIME, which stands for Primary response in a medical emergency, and is staffed by local medical practitioners and nurses. The aim of PRIME is to support the ambulance service with a rapid response to the seriously ill or injured, and to provide higher level medical skills that may not otherwise be available from the ambulance service in rural
communities. PRIME operates 24 hours a day, 7 days a week on a roster system. The WCHC Trust is hoping to embark on a new and exciting project and is looking to recruit up to three new trustees. The trust is looking for people with a variety of skills, but in particular the ability to fund raise.
