Agent Spotlight Katie Joyce... My route to a career in real estate started in London, England, where I was born and raised, then via Europe, the Middle East and Asia to the Triangle area 25 years ago. I travelled extensively in Europe growing up, majored in French and Business in college and learned Spanish, German and Portuguese along the way. I served with Citibank internationally and then made Chapel Hill/Durham my home. After a second career in international higher education at UNC Chapel Hill and then Duke University I followed my passion and became a REALTORŽ. Third career’s a charm! While living abroad I became skilled at adapting to each city and country and learned to make everything from a small new house in a compound in Riyadh to a large historic house in Hong Kong into a home. I understand the challenges of moving and I really enjoy assisting all my clients to make the process as smooth and stressfree as possible. I recently earned the Certified International Property Specialist (CIPS) designation in order to provide an even higher level of service to international clients as well as to connect local clients wishing to purchase property abroad with CIPS designees around the world. International Buyers in the Triangle Forbes says that the Triangle metro area is currently the fastest growing region in the United States. A small part of that growth is due to recent immigrants as well as international investors who think it is smart to buy residential properties while prices are low and the exchange rate favors their currency over the US dollar. Each year the National Association of Realtors conducts a survey of foreign buyers to find out what is their motivation, where are they locating, which housing styles do they prefer, and how much are they spending? A major finding is that international sales result from two very different buyer profiles. The first profile consists of buyers who maintain a permanent home and citizenship in their native country, and invest in residential property often with cash to diversify their investment portfolio. The property can serve as a place to stay when not leased. These properties tend to be located in resort and urban areas with warmer climates and solid rental demand. The second involves recent immigrants who are employed here. They tend to follow the more traditional patterns of American buyers desiring
single family and townhome property types that are purchased with a mortgage loan. They tend to follow friends, relatives and co-workers to favored neighborhoods. While different in some respects both groups face the same challenge of understanding the process of purchasing a property in the US as opposed to how things are done where they came from. Realtors assisting International clients must be able to explain the US real estate market with patience and clarity especially if different languages are involved. It also requires specialized knowledge and skills relating to immigration, international financial transactions, exchange rates, buyer preferences, religious and legal restrictions.
