All Signs Point to Yes Do you remember the magic eight ball that you could turn upside down for the answer to any question you asked? For me, the answer that often floated to the window was, “All Signs Point to Yes”. If buyers who are on the fence want to know whether now is a good time to buy, turn that eight ball upside down or keep reading. For months there have been several strong signs pointing to “yes”...low interest rates, a shrinking inventory of homes, and lower sale prices. Unfortunately the fear of job loss, talk of failing economies and tighter loan conditions have kept many on the sidelines. Some just want to make sure they buy at the absolute bottom of the market, but few are so lucky. While others wait, a number of smart investors have already begun buying up rentable houses, often with cash. Builders have also ventured forth, but with more caution and holding fewer homes in inventory. The one market indicator that still defies a turnaround is “increasing days on market”. One reason why that number remains high is because there are many sellers, especially in the higher price ranges, who resist pricing to the current market. Houses priced to today’s market are selling reasonably fast, while those priced as if it was 2007 are keeping the DOM numbers elevated. If there is one overriding reason why now is a good time to buy, it is the all time low interest rate hovering around 4%. 5 maybe 10 years from now, most of us will wonder why we did not buy when the rates were in the high 3% range. The fear of loss often wins out over the courage to seize the opportunity. Did the eight ball ever say, “Nothing ventured, nothing gained”?

Thank you for taking the time to look through our magazine. We hope it will provide you with a glimpse of the local real estate market and encourage you about the Triangle real estate market. The Triangle Multiple Listing Service (TMLS) reports that Triangle real estate sales continue to increase and are up 11% from September 2010 for properties located in the 16-county are of the TMLS. (Percentage changes are comparisons with the prior year’s month unless otherwise noted.) Closed sales continued a three-month trend in September to exceed sales for the same time frame in 2010. Sales in September were up 11 percent over September 2010 and July, August and September showed a 14 percent increase over the same time last year. Wake (20%), Orange (27%) and Chatham (41%) showed strong sales increases over September of 2010! Pending sales (homes under contract, but not yet closed) also exceeded 2010 by 16 percent. This marks the fifth continuous month pending sales have exceeded last year. The five prior months combined reflect an 18% increase over the same time frame in 2010. The September pending sales should reflect an increase in closed sales for October which exceeds the prior sales for the same month. These two positive indicators are a reflection of the ending of federal tax incentives that were in effect through the first six months of 2010.
Sales prices for September did show a slight decrease over 2010 with the Average Sales Price down 1.7% at 4224,114 and the Median Sales Price down 2.1% at $185,000. The Housing Affordability Index was at its highest level in the past 12 months at 195 (A higher number means greater affordability). This is an increase of 11% over September 2010. (The index measures housing affordability for the region and an index of 120 means the median household income was 120 percent of what is necessary to qualify for the median-priced home under prevailing interest rates.) We believe the above data provided by the Triangle Multiple Listing Service is a positive indicator of improving market trends and look forward to seeing real estate in the Greater Triangle Region have continued positive improvement in 2012.
