Project type: zonning plan Location: #172-178 Bucuresti-Ploiesti Rd., Bucharest Designed: 2004 Total area: 29072.11sqm Details: There were a few planning restrictions imposed by the presence of a small forest, that requires its own protection area and the vicinity with a national road which imposes some traffic regulations. Thus, the office building is withdrawn from the street alignment by 75 m. Project type: zoning plan, master plan Location: Dragomiresti, Romania Designed: 2005 Total area: 67.5 ha Details: A zoning plan for an area of ~67.5ha, featuring an industrial park. The inner road is the back bone of the master plan. This road allows access to each warehouse. Also utilities were provided from independent sources: a power plant of 10MW, a water treatment station, a gas pressure reduction station, 4 wells of ~100m depth. raluca axante | portfolio

Project type: master plan, urban concept Location: Unirii Bvd, Bucharest Designed: 2006 Total area: 2.7ha Details: Unirii Bvd. was built during the communist era as an over imposed symmetric composition axe developed in front of the House of Parliament A totalitarian urban intervention like this one, developed on such a scale has resulted in big conflicts with the previous urban tissue. The historic frame was denied totally, ie behind the main buildings guarding the boulevard are numerous conflict areas, where low rise buildings are visually and physically aggressed by the new buildings. This can be divided into few segments defined by the main elements that generate the axis. (1 )first segment defined by the House of Parliament and Unirii Square . This axis is enhaced only by the high buildings with no other connexion to the urban frame (2 )Unirii square as a main jonction of the esplanade bvd. to the main Bucharest north -south axis (3) this segment was intended similar to the frist described segment, but never got to have its guarding buldings finished. Other massiv volumes part of the large scale totalitarian urban composition were never completed. This is also the case of this project location. (4) This ending segment seemes to be the most integrated functionally. Compositionally speaking it is an axis end, opposing the massiv volume of the House of Parliament on a distance of almost 3 km. Located very close to the centre of Bucharest the Esplanade site is an important real estate development oportunity. A new reglementation plan was necessary to translate the investor's development tendancies into the site. raluca axante | portfolio
esplanada master plan Project evolution: The project started as a trigger public-private investment in a central area and it was intended yo develop in a major city area reintegration. There were three phases of the project, one of them involving a concept by Helmut Jahn GmbH. The development of the project design was stopped by the begging of world economic crisis, thus the area is still waiting for an urban solution.

Project type: zoning plan Location: Bucharest, Romania Designed: 2007 Total area: 0.3 ha Details: A zoning plan for an area of ~3200sqm, featuring a class A office building. The site is located on the main entrance road to the capital city. The vicinity hosts other representative office buildings.

ford old warehouse rehabilitation Project type: zoning plan / rehabilitation plan Location: +159 Floreasca St., Bucharest Designed: 2007 Total area: 2.7ha Details: Some of the well preserved examples of industrial architecture in Romania - the F O R D industry warehouse is now included in a rehabilitation project. It is an opportunity for the developer to rehabilitate this building and reintegrate it into the city circuit. Three different land uses will be integrated into the new buildings: residential, retailing and offices. The completion of such a project, consisting of a historical building restoration would place this development among the few to be elaborated in Bucharest, in the well appreciated trend of old industrial areas conversion process. The 2.7 ha area is located in the interference of three strong land uses areas, which makes it well suited for a mixture of those uses.
The northern area of the city has always been subject to real estate pressure; the demand for new buildings still defies the economic crisis mildly. The historical building is emphasized by the creation of public spaces that make a gradual passing from built areas to green areas; The residential buildings are located near the park, so that the inhabitants will benefit from the view to the park; The tall office building will become land mark for the area, just as a campanile tower to the historical building.

Project type: master plan, urban concept developed by AS&P GmbH Location: 22-25 Ziduri intre Vii, Bucharest Designed: 2011 Total area: 88298 sqm Details: The basic planning principles for the urban design concept were as follows: - According to the overall town-planning strategy for the district, the location and quality of the site, as well as the prevailing market requirements, the property will be developed as a middle-class housing area. Depending on the future population of the site, it is quite likely that a smaller share of social services (kindergarden, small medical facilities) and a small number of shops and restaurants will support the residential area. - One of the mail design features is the open interior garden and a central plaza, shelltering off the traffic and creating an introvert neighbourhood. - The tall buildings are concentrated on the perimeter, grouped around the central garden to landmark the area. - The entire road system consists of a ring road at the property boundary, leaving the interior area traffic free. - The backbone of the urban development is the main road -Str. Project type: landscape study Location: town of Valenii de Munte, Romania Designed: 2011 Total area: 21.59 km2 Details: Valenii de Munte is a little town of about 13000 inhabitants in the south part of Romania. A landscape study for the town was done in order to establish the town landscape typology. Different criteria were applied based on natural factors, social, economic, cultural and perception factors. The town was divided into landscape territorial units. After establishing the category of the landscape, the final objective of the study was to enounce a few conclusions and directions for the new General Urbanistic Plan of the town.

baia mare Project type: landscape study Location: town of Baia Mare, Romania Designed: 2011 Total area: 233.3 km2 Details: Baia Mare is a big town in the north part of Romania, the capital of the Maramures county. The town is a traditional mining centre ever since Middle Ages. The beautiful landscape with high hills on north of the crossing Sasar river and a plain on the souther bank of the river was seriously affected by the industrialized era, when big factories with high chimneys were built all over the town. Going green is a difficult process and a challenge to preserve and restore a traditional landscape.

Bucharest north ring road
Project type: infrastructure planning Location: Bucharest, Romania Designed: 2011, on going Total area: 282 ha Details: The development of city infrastructure system of roads and railways is a key element to the relief of traffic congestion in central area. A future north ring road of Bucharest of about 10km long was designed. The project was partitioned in 7 study areas. The new ring road has 3 lanes per direction and a back bone of urban train rails. The existing train rails are to be converted into urban train rails with two stations along the way. Designing the new project was also a good opportunity to reorganize the road system in the surrounding area and implement bicycle circuits connected with the green zones.

Project type: design project Location: Malmo, Sweden Designed: 2013 Total area: ~18.5 ha Details: In this project WATER has been the main driven force of the design, from an esthetic point of view to technical aspects, preparing for possible floods as well as saving water. Different ways of experiencing water have been envisioned, water as an element that brings people together. There are different water features along the water edge and inland, visible or invisible: water amphitheater, inner harbor bath, restaurant on the water, fishing and promenade decks, water plaza, bridges and different other connections over the channel (sound pipes to transfer the sound across the other side of the canal in a playful way), an open workshop for ship building as a remembrance of the former Kockums shipyard, a bio diverse area with aquatic flora and fauna, an exhibition pavilion dedicated to water in connection to an underwater observatory. St. Gheorghe square park Project type: landscaping design Location: Bucharest, Romania Designed: 2004 Total area: 2ha Details: A landscape design for a square park located at the heart of the historical center of Bucharest. The approach was very neutral and non aggressive considering the fact that an old orthodox church of Saint. Gheorghe is located in this square as well as a monument that indicates KM 0 - the geometrical center of the city. The light system emphasizes the old monument as well as other anthropic and natural elements.

Five distinctive ideas for the future city character had to be developed after different layers of analysis. The concept presented in the competition was the result of an assiduous team work .
