THE COMMERCE HUB AN URBAN REJUVENATION PROJECT Situated in the heart of Mangalore City, the Commerce Hub is the largest Urban redevelopment project undertaken in the city. The Commerce hub, located next to the Hampankatta market is a mixed use high density development designed around ground floor market and retail spaces with office spaces and a business hotel above, capitalising on the views towards the sea. With hotels, offices, shopping and meeting spaces all within the building, The Commerce Hub acts as a social destination for the rapidly evolving Hampankatta neighbourhood.

The client being the largest share holder and the developer of the project wanted ample parking space, high end office and retail spaces along with a 5 star business hotel to be developed in the program. 1|

The existing land parcel being fragmented into tiny parcels required the land owners to come together for a joint development as individual development was not possible due to the lack of parking space .

The project site located in close proximity to the Central market, guarantees pedestrian footfall. The retail spaces needed to be planned in such a way that the existing shop owners did not have to relocate elsewhere.Also, the down time had to be minimised, therefore a inside out building approach was adopted.

PROGRAM DISTRIBUTION

Ground floor retail goes along the slope of the road to maintain good visual link.

Exterior corridors acts as a buffer from the weather as well as traffic noise.

Landscaped terraces provide as much green cover as the site area.

Landscaped projections of the Hotel drastically reduce the western heat-gain.

Self shading balconies of office tower reduce direct heat gain by 60%.

Pedestrain connect to Market road will increase the footfall to the internal shops.

CIRCULATION


The vertical movement of cars adds a dynamic element to the atrium .

The amalgamation of the street to the ground floor was a critical aspect to the program . Seamless connect between the street and the retail spaces will help busineses that occupy. 9|



The pedestrian connect between the Market road to the Main road creates additional high end retail spaces on the left and a grand Hotel entrance on the right.

Large overhangs added on the west-sea facing side to protect from the harsh sun and the rain.

MOKSHA YOGA STUDIO AN OASIS IN THE CITY Moksha yoga studio , completed in 2016 is one of the most popular yoga studios in Kochi. The idea behind this project was for the guests to experience nature and have an unobstructed space for the western sea breeze to flow through. The use of natural materials like bamboo, coir and also fruit trees like guava attract butterflies and birds(parrots) , Thus creating a surreal experience for the members of the club. It was envisioned to be an oasis for the mind in midst of the hectic city life.

The growing importance to yoga has boosted the Eco-Tourism in Kochi. Travelers from around the world come to kerala to experience the nature and Yoga experience has become an essential part of the experience. A world class Yoga studio , although in the city, its created on a residential rooftop, making it easy to access . The concept of ‘minimum intervention’ was used to design this space. The use of natural materials and the openness invite small birds in, the crickets have made the hollow bamboo their home, making it a surreal experience, transporting the user away from the hustle and bustle of the city.

Absorbs certain air polutants and produces higher amounts of oxygen

The breeze fills the air with the aroma of jasmine bushes.

Blooms anually and bears fruit bi-anually.

Tall Bamboo bush

Bamboo bush protects the studio from western sun and rain.

40 cm gap in between the split roof helps in removing excess heat buildup.

Pebble laid walkway for blood circulation of the feet.

Horizontal lovers lets fresh air in while blocking out direct sunlight, reducing heat gain.

SURF SCHOOL BLURRING BOUNDARIES BETWEEN IN AND OUT Sasihithlu Surf School is envisioned to be a one of a kind premier surfing destination on the West coast of India. The building gracefully sits on the scenic beach merging with the coastal topography, architecture and landscape into one aesthetic expression. The 3000 square feet building consists of 2 wooden louvered academic blocks placed parallel to each other and a cafe block resting on the top, facing the Sea. The seaward side facing the beach promenade houses the public utilities like the cafe and the adminstration office while the landward side houses the student facilities like the hostels, classrooms and board storage.

Karnataka tourism Department wanted to address the growing need for a professional surfing facilty at Sasihithlu as the number of International surfers attending the island for the annual Surf Festival has been

increasing steadily. The requirement was to accomodate a surf traning and student housing in minimum footprint, using sustainable and temporary materials, Therfore a modular approach was chosen.



PROGRAM DISTRIBUTION

Anchored to stone platforms, the building overlooks the Sea. The Cafe unit shields the courtyard below from the Sun and becomes a practice zone for the students and maintains a visual link to the sea. The academic and student housing blocks are placed in the East-West facing direction to reduce heat gain and improve privacy, while the Cafe block is placed above, capitalising on the

panaromic views of the sea, at the same time shading the courtyard below it.



SECTION

The louvers are made of local casuarina wood from clearing the area for development. Epoxy treated steel structure was preferred for this project as the construction time could be brought down significantly.

The structure is almost transparent to the natural elements , encapsulating the surfer spirit in the design. Minimal finished surfaces and fixed furnitures in the spaces will let the building age gracefully and adapt to the changing needs of the Surf School in the time to come.

INDIANA HOTEL IN HARMONY WITH NATURE Located on the highway leading into the city, the form resonates with the jagged hilly terrain of the region, merging with the surrounding landscape. The ‘V’ shape of the hotel capitalises on the views of the sea to the west and the views of the paddy fields and netravati river on the south. Proposed to be the first 5 star hotel in mangalore, the building is seamlessly integrated into the terrain .

The site is situated adjacent to an existing Convention centre partly owned by the client. This presented a unique opportunity to develop a 5 star hotel that serviced the guests of the convention centre and vise versa. This mutual benefit made the project commercially

viable. The proposed site being situated on the highway makes it a prime location for high end retail and office spaces.400 additional car parks was a requirement as well. Therefore a mixed use high-density approch was chosen.



THE SITE

The proposed site is located next to a convention centre and the hotel would be the first 5 star hotel in the city. The hilly terrain in the region needed to be reformed to accomodate the large footprint of the hotel and additional parking requirement for the Convention centre.

Good visibility and access to the proximity to the convention centre made it an apt location for this project.

The client needed a 100 room 5 star hotel along with retail space and an additional 500 car parking to be accomodated on the site.

The retail and parking had to be accesed directly from the road and the hotel was pushed iin creating a private courtyard at the intersection.

Landscaped terrace on the fourth floor has a poolside restaurant with a panaromic views of the sea

Inner courtyard adjacent to the speciality restaurant on the ground floor.

Landscaped terraces and site blend the architecture and the nature around.

TERRACOTTA HOUSE AN URBAN GETAWAY Situated in the heart of Kochi , Terracotta House was a renovation project for a doctor who worked in Renai hospital. The existing structure, being poorly planned lacked air circulation or natural lighting in the living spaces. To make the project cost effective and with a limited budget, it was decided that the structure would not be altered. The Terracotta house was created within these limitations , delivered within 5 months of start date .

Built 10 years ago, the house had a haphazard and poor arrangement of spaces. The client was looking to renovate and alter her home to have more functional yet aesthetic qualities. She wanted to 37 |

optimise her interior spaces to suit the needs and interest of her family of 2. The client also wished to incorporate a covered terrace space with a garden. The time constraint was an important factor.



Double brick louvers add extra protection from the Western sun rays.

The double height space in the dining area help in venting out the warm air, bringing in fresh air from the balcony. Stack ventilation is a passive cooling strategy used here. Low heat retention of the terracotta roof tiles further reduce the heat gain through the concrete slab, creating addition semi-outdoor living space upstairs..
