IMPROVEMENTS

The ranch comes equipped with two charming ranch houses. The larger ranch residence is a modest yet comfortable abode, spanning 2,600± square feet with four bedrooms, two bathrooms, and a two-car garage. The historic guest house, dating back to the early 1900s, boasts 2,000± square feet of living space and has undergone various additions over the years. It features three bedrooms and two full bathrooms and exudes rustic charm, while the interior has been tastefully updated with a modern style.

In addition to the two homes, a functional shop and calving barn with corrals are just a short distance out back. The ranch compound is tucked nicely on the lee side of a row of legacy homestead willows and hemmed in with a small pond and other shelterbelt hedges between the two homes.

One additional main residence may be constructed on a thoughtful pre-approved building site on the ranch’s largest bluff overlooking the Beartooth front to the south. That said, the possibility exists for the main residence and guest lodge sites to be moved to new locations by a new owner with the prior approval of the Montana Land Reliance.
