Directed Premium Residential projects as a Project Management Consultant, focusing on Time, Cost and Quality; Each project valued 10+ Crores INR in budget.

Transformed the stagnant phase of (Stilt+G+3) apartment project, from the civil Blockwork stage to the finishing stage in less than six months.

Planned and organized (G+3) RCC Roof slabs construction and complete plastering in less than ten months.

Organized weekly site meetings to coordinate activities among various agencies; Removed any road blocks and gave all the clearances required by the team.

Made the contractors submit relevant test reports to conform to the quality and validated them.

Completed a 3BHK 1,800 Sqft Apartment Interiors project from takeover to handover in 3 months with complete client satisfaction; Comprising pitching, negotiation, budgeting, design, site execution, and project closure.

Guided the ‘studio design’ team on design and detailing based on the budget constraints and site conditions.

Helped the clients understand the design; Communicated thoroughly and regularly with the site execution team. Thus enabling cooperation, avoiding reworks, and improving finishes on-site.

Prepared weekly targets, based on the project schedule for the Architectural and Engineering teams, and all the other agencies involved.

Generated weekly status on execution planned and achieved; By tracking the individual activities, thereby documenting the delays and their causes.

Any changes made to the design or construction plan were updated to the clients formally for their approval.

Crucial decisions were taken at monthly meetings based on the delay report.

Certified the vendors' Running Account Bills promptly with the consultant's support.

Audited the bills of major construction items such as RMC and Steel with the support of the Engineering team.

Based on comparative price analysis, the contractors were brought on board.

Updated the clients with cost variation statements upon scope addition or deletion.

Introduced profit margins on the non-tendered and special items while billing the client. 11

Designed a container house for a USA based startup idea; Where the concept was ‘workcation’ amid scenic locations;

Designed my own House (G+1, 1600 Sqft) in the town of Madurai, during the 2020 pandemic; Which instilled design confidence in me.
