TSG DISTRESSED RESIDENTIAL ASSETS PROGRAM TSG is a vertically integrated company which has identified a unique opportunity within the US housing market crisis and has developed a unique program to take advantage of it, particularly in South Florida. Through this Distressed Residential Assets Program, TSG, after diligent inquiry and analysis, acquires "distressed" properties, defined as residential real estate which either have been acquired by foreclosing mortgage lenders, or are REO's and Short Sales. After acquisition, TSG rehabilitates the properties, rents and stabilizes them and then packages them for sale individually or in groups. With a multidisciplinary team with over 50 years of collective experience, TSG identifies submarkets where to participate, taking into account the median household income, the demand of the market and its potential appreciation. Having identified the opportunity, TSG proceeds to the acquisition and stabilization of the property. TSG administers and supervises the rehabilitation process, pursuant to established standards and upon completion delivers the properties to the Leasing Division which is responsible for renting them. Once the properties are sold by TSG Realty, TSG Property Management provides property administration services to its customers. Through the application of comprehensive proprietary financial models and of rigorous standards, TSG's financial department has analyzed over 154,207 properties during the last twelve months. During the last three years, the TSG Distressed Assets Program has acquired over 2,000 residential assets in the Miami-Dade, Broward, Palm Beach and St. Lucie counties. Once acquired, the properties undergo a complete renovation coordinated by TSG's in-house construction department. On average, the properties are delivered to TSG Realty for leasing and sales within 36 days of acquisition. Historically, most properties are under contract for sale within sixty days of purchase, providing buyers with a unique opportunity to own quality US income producing real estate assets.

TSG Commercial Realty is an affiliate of The Solution Group, the premiere wholesaler of distressed assets. Taking advantage of TSG's proven and successful property analysis of distressed assets, TSG Commercial focuses on the acquisition and placement of uniquely profitable commercial assets throughout the country. Emphasis is on hotels, retail, multifamily rental, industrial and commercial office buildings. TSG REALTY TSG Realty, an affiliate of The Solution Group, is a full service Florida licensed real estate brokerage operation with an office in Miami and future offices in Palm Beach and Tampa. TSG Realty operates four distinct, equally important divisions. Its Acquisitions Division, based on a proprietary thorough and comprehensive analytical model, evaluates on a daily basis new offerings for sale throughout the state, and after application of TSG Investment Parameters, selects targeted properties where contracts are submitted. TSG PROPERTY MANAGEMENT TSG Property Management focuses on handling on behalf of its clients the everyday tasks and responsibilities of owning investment property. TSG Property Management screens each potential tenant, handles all rent collection matters and addresses all maintenance issues in a timely and cost effective manner. TSG Property Management also takes all necessary steps to assure each property maintains a positive standing with the association in which it is located. Working hand in hand with the other affiliates of The Solution Group, TSG Property Management continuously monitors the market to assure each property remains competitive.
TSG Property Management has a well-established network of professional associates ready to address the unique needs of each client be it legal, construction, accounting, or insurance. Because TSG Property Management understands that these are important investments, it sends detailed monthly reports to the owners containing a summary of all relevant information as well as detailed financial and accounting information for the assets. Since February 2013 TSG Property Management is digital. Our management software was set up to allow property owners access to all information regarding their properties at the touch of a few buttons.
TSG Capital TSG Capital Group is an affiliate of The Solution Group. TSG Capital, through a USCIS approved Regional Center EB-5 Program, invests in the acquisitions, repair, leasing and stabilization of middle class residential assets in Miami-Dade, Broward, Palm Beach, and St. Lucie counties. TSG Capital's EB-5 Program is a debt-based program wherein investors of $500,000 obtain conditional US lawful permanent residency for a period of two years. At the end of those two years, the investor may petition for removal of the conditions. The requirements for removal are that the investment still be at-risk and that TSG Capital have met its job creation objectives as set out in its Business Plan.
